Property Ratings at The Park at Tivoli
Teresa the assistant manager is Awesome really sweet personality
Do NOT move here. Mice infestation and no order as far as tenant upkeep. Trash in front of doors. Pool is brown. Can not wait for my lease to be up. AC has gone out a total of 6 times in a year. Save yourself the headache. UPDATE: Still having a mice problem. And in this summer heat, our AC has gone out about 3 times in a WEEK. With new management and all the promises, there still has been no improvements. These apartments have gone down significantly in the last 2 years. I can not wait for our lease to be up. Steer clear of these apartments, if you care about quality.
Hello i am an current tenant at the tivoli. I can truly say when you first turn into the community , its very beautiful. That's where you begin to mesmerize about living here but please don't be alarmed. This is only an FANTASY. This place is horrible, from the staff to the address you will soon claim. I had an mildew problem that currently got fixed after 6 mos living here. In fact, this issue is happening to every apartment here. I talk to and hear the same story from several tenants. The office manager is very unprofessional about how he handle problems that is being bought to his attention of things taking place on the property. They just got under new management so there may be a little improvement so far, with the amenities but when it come to your unit, all I'm saying is don't have any high expectations because you will be let down. Have an bless day.
I recommend living here cause office staff is very nice and the manager Jena will always talk to me if I have an issue. I hope i got her name right. Patrick & Oscar are always very friendly when I go in. So happy I will be renewing my lease again for the second time since they are making big improvements living here
This place does bad business. They gave me a rent credit and then told me I was short the amount that was credited to me off my rent and they charged me all types of late fees, on top of that I was threatened with legal action by them. When I spoke to the manager Gina about this she said she forgot that she gave me any type of credit! Good thing I had a paper trail. The staff are uneducated about their jobs and they gave me 3 diff apartment numbers because they lack the knowledge to do their jobs efficiently. The day I was given my keys, I went to move my belongings into my apartment and there were a bunch of people coming in and out trying to clean and I could not move in that day. This place is unorganized. The fridge was old and didn't work and all of my groceries were spoiled(I was not allowed to walk this unit before moving in to check if appliances worked because they were "still cleaning"). I was never compensated for my groceries. I have had A/C issues in my home with my 3small children since Ive been here. I was told by the general manager Patrick that they won't do anything, he instead instructed me to go find the breaker and flip the switch to reset it. So far this has happened about 9 times and now my ac is barely working. I have emailed their cooperate office but nothing gets done. The staff do not care about the residents. Its all a front. I wish I would have read the reviews before moving my children here. We are living in a heat box.
very happy with the apartment, management is amazing quick to answer any questions or fix any problems.Patrick is very helpful.
I have lived here for 3 years and have Manager's change almost monthly. I hope you keep the new manager Gena, because not only is she a very friendly woman, but I love the positive changes she's making here. She really cares about us tenants & she's cleaning up the apartments so much better than before.
Looking for a new place and so I decided to give this property a shot and I loved it! Oscar was very helpful, informative and very professional (hard to find people like that nowadays). He answered all my questions. The apt was really nice. Would definitely recommend.
This is a very nice property. I went with my husband to go look for a 2 bedroom and the assistant manager Patrick assisted us with information on the units in the property. They did have someone else walk in for information a little bit after us so the manager Jena immediately offered to help us so he could assist them and she was great! She showed us an apartment and answered all of our questions. They were both very nice and respectful and definitely made us feel at home already. We can’t wait to move in.
I have lived at Sugar Ridge Townhomes for 5 years. I have seen Managers come and go, but it seems that they are finally on track with customer work orders and other issues that may come up. Patrick, the Assistant Manager has been a Godsend because he's been here a year and really tries to take care of the tenants. We have a new Manager named Jena and you tell by the communications that they are really trying to make this property compliant. There are some things like the gates being left open; however, I don't think it the office staff negligence as it is more the tenants breaking it. We're off to a great year and hang in there! I do see some positive changes. Again Patrick and Jena along with Oscar are doing their best. Give it a chance.
I have only stayed here for a year. I have saw 3 different managers come and go! The office is very unorganized they never know where you money is. The new manager here now is very unprofessional rude and not courteous AT ALL!! The only person who have ever tried helping is Patrick. I will not renew my lease here I have never stayed somewhere so horrible in life!!!!
I faced a little issue in my unit and despite the management being super busy they made the fixing leaving the unit brand new. As a tenant needed to be patient because it would be unfair to badger someone. Mr. Patrick the leasing office asst. manager was courteous and helpful in my issue. Highly recommended to stay here, I just renewed my lease for the 2nd time. :)
Great townhomes , very fast process . Would highly recommend.
These are awesome apartments, awesome staff, and these are a true hidden gem in Houston. l would recommend these apartments to anyone!
Property Manager at The Park at Tivoli, Responded To This Review
We appreciate you kind words and will continue work to keep you happy.
Office staff is great they have recently changed Amanda has been there since February she's the only one I deal with since she's been there. Any issues I've had she's made sure to had staff take care of it in a timely manner. I went in this month to pay rent there was new faces. Hopefully the management company will stop changing out staff so frequently. New staff always has to clean up mess from previous crappy staff and makes the new people look like the bad people which they aren't. It's a older community there will always be issues that's any where you rent. But I have recently seen new carpet and wood floors installed. Ive always seen Amanda out walking the the apartments. Now Amanda and the new Manager Maggie have been out walking the community together they seem like a good team and will continue the good changes I've seen.
I have lived in this complex for the last 2 years. They changed management multiple times and STILL cannot seem to get it right. My apartment is FILLED with roaches. I had to argue and threaten the front office for them to send someone to spray (which still did not work). The neighbors are always complaining and chasing rats out of their apartments. Garbage disposal was broken for weeks without repair. I came home on a Thursday afternoon to see a bill on my door for $4,450 USD. and so like any other person who pays rent every 1st, I went and inquired. AMANDA at the front office, instead of politely fixing her mistake, caught an attitude with me, and told me to "get out of her office" and that she can do whatever she wants. I lost it after that. STAY AWAY!
I BEEN LIVING HERE FOR OVER 1 YEARD THEY HAVE CHANGE A LOT THINGS ARE GETTING BETTER MAINTENANCE ARE TAKING CARE OF MY REQUEST. THE OFFICE STAFF ARE REALLY FRIENDLY. I DONT KNOW WHY PEOPLE ARE PUTTING A LOT OF BAD REVIEWS IS A NICE PROPERTY REALLY QUIET AND CLOSE TO MY JOB . IF YOU CALL THE OFFICE STAFF THEY TRIED TO HELP YOU AS MUCH AS POSSIBLE .
This is a nice property I have washer and dryer . The maintenance come right away to my apartment. Is always very quiet nice and clean . My apartments is nice and quiet.
Looking for an apartment for myself that is close to my job. This is the perfect location so I don't have to drive far. The office staff was super sweet and very good at explaining. They showed me the model of the apartment very spacious for the price. The model was also very clean and close by there is a lot of plenty of places to shop and it is extremely convenient. I hope to move in as soon as possible.
The biggest mistake I've ever made is to rent an apartment here first of all the staff in the office is the worst they are very disorganized and unprofessional if there is a problem in the apartment you have to report it over and over again the office will promise to fix and never get it done but when you go back they will tell you it has been fixed like if you stupid that is just for starters but it will take too long to mention all the messed up things that goes on in this place all I can say do not come here as our lease is up we running far from this place. I'm forced to give one star but they done deserve any star at all
Do not move here. The office people change often. Maintenance is terrible and lazy. They "lose" your rent payments. You can't pay your rent online. Office people are clueless. Fitness center has been closed for over one year. Pools are never open. Not worth it.
They have filed an eviction on me, claiming that I didn't pay rent for February or March. As usual I put my money orders through the rent slot. I had my money order stubs and took them in to the office. She copied them and still filed eviction. I traced my money order from February and they cashed it. March is still outstanding and has not been cashed. I will have my day in court with them. You can not pay your rent online as they don't have a website. There is something fishy going on here. Another review said that they lied about cashing their money order. These people are not right. Maintenance is terrible and the office personnel changes every two months. I moved here in June of 2013 under the old management. It has been downhill since they took over in January 2015. I have submitted my notice that I am not going to renew my lease. Can't wait to move. These people are sketchy at best. Don't move here!!!!
I agree with the reviews above. Since Sugar Ridge has been under new ownership the property has gone down, as far as, grounds keeping and management. I had a case where my money order for rent was stolen after I had placed it in the drop box. They claimed they never received it but I had the receipt and I traced the money order, which showed a copy of the cashed money order and that it was written out to Sugar Ridge and cashed. They still denied the claim and I wanted me to pay again with late fees!!!!! Not happening. There was another incident where there was a sewer back up and flooded approx.. ¼ of the carpet downstairs. Emergency maintenance came out but said that could not fix the problem until the next morning. The next day maintenance came to fix the problem as we were leaving and ask for the key because they needed to leave to get more supplies. When I got back later that evening the problem was still not fix, carpet flooded from sewer back up and my wedding rings were MISSING. I immediately contacted management, who was not empathetic to the situation at all! She said we needed to make a police report and refuse to let us use the office phone to do it. I do not recommend Sugar Ridge to anyone with current owner/management/maintenance!
I have lived here for three years, and will not be renewing my lease due to a dramatic increase in rent. There were external upgrades to the property, but nothing was upgraded on the inside, yet they keep raising the rent by about $100 per year!! Ridiculous for someone who wanted to stay a few years! This property has gone through numerous changes in management. The first manager was great and helped the community stay connected. All of a sudden towing signs went up, and they started chopping down the beautiful trees on the property. Maintenance really doesn't do much about issues in the appartment so it's up to you to get it done!
They never fix nothing. Major plumbing issues. Management refuses to speak with you. I can't wait to my lease ends.
I agree with the previous review. I also will not be renewing my lease. Maintenance is sketchy and the garbage situation is ridiculous. The landscaping is not maintained as well as it should be. Mow the grass! The rent is too high for what you get.
I have lived here for a year, and will not be renewing my lease due to increase in rent. This property was very comfortable, but things have become a bit unorganized over the last year due to change in owner of property. The parking situation has become a hassle. Calls for maintenance requests are no longer handle in a timely manner, and if any interest in pool time is desired, this is not the place to reside. There is not really much of a disturbance issue as far as I have noticed. If you have pets this is a great property, very animal friendly, and lots of cats on property. The property stays very clean for the most park except the dumpsters which due tend to get extremely full very quickly, but maintenance does clean it every day if it gets out of hand. There are many tress on property which offers some nice curb appeal. We have never had nor ever heard of anyone having a bug issue. My rent was 975 for the second to largest unit and has increased. The units are nice, the appliances are not really up to date, and because of that do not work as well. Every unit has 2 bedrooms and 1 1/2 baths. Master bedroom is a very nice size with personal sink area. Closets are very small however. Water pressure is really good and water is always hot. You have an option to paint walls or have them painted for a fee. After every renewal they offer a free painting of wall, or carpet cleaning. For referrals they give rent discounts.
My apartment gives me that comfort zone feeling that I Iove. It has an indoor washer and dryer as well as a dishwasher giving me a wealth of convenience. It is located in a more private part of the city, which feels safe, but has easy access to city entertainment and restaurants and businesses, which is important to people and society. The area is clean and well kept which is important, as well as safe for children giving them play areas as well generating a healthy environment to live in. The two pools also offer fun for all ages.
