The Orchard

Took a tour at the orchard with Megan, Kellie & Barbara. They were all new in the office but very friendly and helpful. The club house also looks like a great place to hang out and seems well kept.

Drucker and Falk have quickly responded to a couple of request. These request were not addressed by the previous management compay. I have been very pleased with the change.

I’ve really enjoyed living here. The apartments are very clean and well-maintained, and the complex itself is kept in great condition. It feels safe and welcoming, with everything taken care of quickly when needed. Overall, it’s a great place to live — quiet, comfortable, and well-managed.

I've really enjoyed living in this apartment community. The location is convenient, with easy access to shopping, dining, and public transit. The maintenance team is responsive and usually resolves issues quickly. The amenities like the gym and pool are well-kept and a big plus. The only downside is occasional noise from neighbors or the parking lot, but overall, it’s a comfortable and safe place to live. Management is generally helpful and communicates important updates clearly. I would definitely recommend it to others looking for a well-managed place to call home.

Neighborhood is good but maintenance was not at all satisfactory . During winter the wind comes from the window when we complained they said maintenance cannot replace anything we need to figure out from our end .. there was ice forming inside the window still they could not help in fixing it. The dryer is broken the clothes get dirty but still maintenance didnot replace the dryer . During summer ac didnot work for 2months had to wait for the ac

I have loved living here! Everyone is super nice and maintenance is always on top of things! The feeling of being in a gated community makes me feel safe and I couldn’t recommend this complex more!

I am new to Ohio, and so far being here 1 month the property is quiet and the grounds are well kept. Maintenance has been great! Few minor things when I first moved in and they were there quick to fix them.

I’ve lived at The Orchard for nearly a year and have had a very positive experience! Maintenance requests get completed quickly, neighbors are respectful and the amenities are good. I definitely recommend!

Many amenities to utilize. Movie theatre and clubhouse can be rented out for special occasions. Maintenance is quick to respond and resolve any issues.

Maintenance is very fast and gets the job done. Pool is really nice. Quiet neighborhood. Convenient location. Overall safe and nice place to live.

I love the scenery and serenity of my community ! The trees and ponds are beautiful ! I have been here 4 yrs and love my space ! Maintenance needs to work on building a more experienced team . Recently a new management took over so hoping for some good policy changes as far as the outdoor amenities and residents respecting our new and wonderful space and being respectful.

The Orchard community is a quiet and clean apartment complex. It is a nice place to live. All maintenance requests are responded to promptly.

Lived at the orchard for 1 year. Pros: The layout of the complex is nice and I thought my apartment had a great layout. Never had any issues with my neighbors. Maintenance staff were always polite. Cons: Pests. The attic space above my unit had an on-again/off-again pest problem with raccoons. They would keep me up all hours of the night and made it impractical to sleep in my apartment. They also tore up the insulation and ducting so my unit was never able to keep temperature hot or cold. They tried tearing up my ceiling to fix this. The last time the raccoons got in the attic, pest control couldn’t come out for 2 weeks. During this period I asked The Orchard staff to abate my rent since I could not sleep. They never acknowledged my request and have ignored me. I suspect it’s because they knew I’d be moving out.

The Orchard has gone down hill very quickly since the new management company took over. They are cutting corners in every way possible, making it not luxury living. The AC has been “out” in the gym for months, the hot tub is broken, the pool lighting has been turned off, the grass isn’t being mowed, rats have taken over one of the trash bins due to overflowing issues, the pond fountains are no longer running. It is one thing after another here. This was a beautiful community and it is very unfortunate what this new company has done. I hate to give a negative review but do yourself a favor and look elsewhere for luxury living.

This place is a safety hazard. Make sure you have PPE your rabies shot and your not allergic to stinging insects. Be prepared you have been warned.

New management company has run this community into the ground. Shutting the whole communities water off for hours. Pool being closed. Dead animals sitting for over a week. Dumpsters overflowing. Calls not answered from leasing office. They charge a premium price for a premium product which used to be under old management. This company is a joke

Bug problems, mold, apartments are run-down (AC/heat issues constantly), management is disorganized (never got my security deposit back)….

I really hate writing poor reviews, but it's been such a shame watching this complex go from an amazing find to the state it's in currently. The orchard was originally owned by the Edwards Community when we first moved in last September, during that time it was wonderful! Staff were always very kind and helpful, maintenance was incredibly fast and reliable (we had our rental washer break down the first day and they replaced it within the hour!) And the property grounds were kept and maintained. Since around early this year, Village Green has taken over the property and it unfortunately shows. I encourage you highly to look at the other properties bought out by this company to compare experiences. They had completely gutted the previous staff and replaced them with their own, who treat tenets like an annoying afterthought. We've been receiving company bills for them on our mail which we've hand delivered to them in the main office and they've made it clear how inconvenienced they are by us bringing them their bills. To top things off the complexes water has been shut off twice without any notification for hours on end. Garbage is starting to pile and overflow from the community dumpsters from not being emptied regularly. To try and save current tenets from leaving they have offered a generous "raffle" from which one lucky preexisting tenet may receive one month free rent after leaving a positive review online. That's right only one. Please do yourself a favor look elsewhere from here. This is no longer a place that is worth your time

This is our first stay in Columbus and we're glad that we chose Orchard! It's just 6 months here and I'm loving it. Such friendly n caring staffs and great neighborhood... maintenance team is too good...having excellent time here..I would definitely recommend it. Thanks Ritika
