Pros: the apartment aren’t that small and the maintenance guys will come out to fix things Cons: the apartment is very cheaply made, the walls are thin, everything easily gets broken, the maintenance guys will just come in your home. They will charge you $250 if your a day pass the 3rd for rent and a eviction notice. They charge you so much money once your lease is up. Don’t even think your getting your deposit back. The ppl in the office hardly answers the phone especially the guy. The gym machines doesn’t even work. The pool is dirty for days with bugs. Ppl smoke weed in the complex. They don’t care abt nothing but money. It’s not cracked up to what you think it is. Trust me. I wish I had paid attention to the reviews carefully. It’s nobody’s fault but mines thinking this place would be great. I see why ppl are always moving out every month. All i see is uhaul trucks leaving smh.

We have outstanding reputation with our team and maintenance technicians on quick repairs and their customer service so it is unfortunate that you do not feel the same. The lease agreement has the terms and conditions regarding rental payments and due dates along with late fee amount that is acknowledged at the time of signing. Our gym equipment is fully operational and has been for several months. Our pool is serviced several times a week as well. Any illegal matters we always enforce upon notification, we wish you would have informed us whom was conducting any of the violations you mentioned as the local police authority would have been involved if contacted. Feel free to contact us directly at 305-398-6536 regarding the move out process and any amounts charged resulting in collection of deposits as we have photos and inspection forms to share. The Oliva is a great place to live if you want a spacious secure place to live and a peice of mind. Your kids are safe not too much noise. Dog friendly and your neighbors are great the pool and gym is the place to be. Come and check The Oliva out you won't be sorry.

I applied last year the system had approved me with my voucher and give the amount I would have to pay for. I called the property and informed the information I had recieved and the young man who answered was extremely rude and unprofessinal. We kept going over the information I had gotten and he kept telling me I was wrong, finally he had the property manager speak to me and she said the voucher has to cover the full rent I informed her the site doesn't mentioned that and the voucher I have is to assist to pay a portion of the rent and I cover rest. the manager then said since I was misinformed they would refund me my money until today have not recieved it. If they are like this I would not to live here.

I’ve lived here for almost three years. I’ve never been late on rent. I’ve been a great tenant. Now, with that being said. I call the front desk to see if they have options for a one bedroom… I am currently in a two bedroom unit. The front desk advised “we don’t downgrade people, You cannot do that”. So they would prefer not to rent me a one bedroom unit because it’s downgrading than to have a tenant who has always paid on time and before the due date. He misunderstood me and was very quick to try and put me in a 3bedroom. I advised them so you’d prefer I move out and live somewhere else. Their response “sure go head you can do that.”
Don't move here unless you want people constantly coming into your apartment. Monthly inspections are very unnecesary and the constant "work" needing to be done is very tedious. They came in and moved the thermostat 4 inches lower. Why was that needed? They claim they won't tell you to take down decorations and what not, but will in actuality threaten to throw your decorations away if they feel you have "had them up for too long". This place is basically like a HOA. Look elsewhere if you like your privacy.
The property is beautiful but the costumer service is horrible !
