Property Ratings at The Oaks of Dunlop Farms
My husband and I just moved away after a three-year stay. To put it simply, our experience was rough! There is a lot of room for improvement: the playground, a serious safety hazard, should have been torn down years ago; mold on the bedroom windows was a constant issue despite multiple attempts to remove it; the sliding glass door leaked every time it rained; and communication from the office staff was nonexistent unless they were calling about a financial matter that benefited them. Then, God forbid you move out and want any communication regarding your departure. We've spent the last few weeks fighting for information about our move-out inspection, our deposit, and the pro-rated rent we owe. We moved out on 5/6, and despite dozens of attempts to reach the property manager, Francesca, we have only received one phone call from her. During this call, she informed us she didn't have any of the information required to finalize our move-out and even told us they couldn't find our keys that we left in the drop box the night of 5/6 (we have evidence of this) but assured us she would get everything together, look for the keys, and call us back by the end of the day. That call took place on 5/16, and we haven't been able to get in touch again until today, 5/29. Though it should be noted that I called five times to no avail and on my fifth attempt left a voicemail stating that my husband would just come by in person tomorrow, seeing as answering the phone is impossible for them. Following that voicemail, I received a call back immediately, where I was told they're not only keeping our deposit but charging extra on top of it for things that I have photographic evidence are not applicable. And don't get me started on the shady business practices, such as them telling me they weren't going to add my income to our lease renewal because I was pregnant and "might" not go back to work after delivering (this is an income-restricted community), or having us come in for our lease signing five months late but backdating our signature on the lease to the date that it should have been completed. We bit our tongues, paid our rent, and stayed as long as we had to because what else are you going to do in today's rental/housing market? This entire situation regarding our move-out has been very disheartening, especially after being good and reliable tenants for three years and only wanting any amount of communication and not to be overcharged for things upon our move-out.
When we first viewed the apartment in December we were promised we would love it. This place is the WORST! We moved into our apartment in December and have constantly noticed the front office of the issues within the apartment. Upon arriving the heater was malfunctioning causing a loud noice. Maintenance came and inspected the unit and said they will order a part and it will be installed the next week. It was never installed. Now since it is hot out we now have no air conditioning. Notified the front office and nothing has been done. There is a busted window in the sliding door. We were advised a contractor will have to come and fix that. Like expected, still not fixed. My sons bedroom closet doors were not properly installed where you can’t even open them. We have been living here for 5 months and I can’t even hang my sons clothes. We have had problems with our unit since we moved in. I have never experienced an apartment place making no effort in satisfying their residents. I have notified the front office and higher management of our issues and they only make excuses. I would not recommend this place to anyone!

Location is good, close to a lot of frequented stores and restaurants. I do love that it is quiet and everyone seems nice and friendly when dealing with maintenance and management. Fran is super helpful and the maintenance guys work really hard to make sure everything is taken care of. Quaint and quiet, clean, absolutely beautiful landscaping. Charles and Daniel are always there when you need them and need anything worked on for the apartment. I could not think of anywhere else I would like to live when it comes to apartments. I am thoroughly please with Oaks of Dunlop Farms and hope to spend many years to come with them.

The location of my apartment is fantastic close to I-95 and shopping, but the apartments are dated and the landscaping is kept up better than the apartments.
