Lee’s Summit is a medium-sized suburban community just outside the southwest corner of Kansas City. The downtown area in the center of Lee’s Summit is an attractive retail district full of locally-owned specialty shops, restaurants, and nightlife venues housed in historic buildings. The city has developed a healthy tourism sector with many cultural and natural attractions all around, including the Longview Mansion, Missouri Town 1855, Powell Gardens, and the enormous Fleming Park.
The local schools perform exceptionally well, and the crime rate is well below the state and national averages. Lee’s Summit is a great place for commuters to find houses and apartments, with the drive into Kansas City only being around thirty minutes (Amtrak service between the cities is available as well, although the trip takes about an hour).

Management does a great job of keeping residents informed of changes and they try to get the residents involved in meeting other residents. Maintenance always have completed any requests I have had in a timely manner and everyone is so friendly .

The Maintenance team came in and worked on my Bathroom. The repaired the Toilet., did touch up paint to the bathtub and painted in areas that were was needed. They also painted in areas in the kitchen. They were very friendly, but yet continued to do their jobs in a timely manner. They also checked back with me to make sure that everything was in working order. Thank you all

Our move-in experience was great with one exception. We were not told or provided a map of the community or told where are mailbox was located. Another tenant described to us what the mailboxes look like and I searched the grounds until I found ours. The staff is very professional and willing to answer your questions. The maintenance department is top notch, friendly, personable and results driven.

From the front leasing office to the 24 hour maintenance, everyone is so friendly and amazingly welcoming. Even with a ton of questions and inquiries-the staff was accommodating and answered all of my questions with a smile. This coupled with a clean, well maintained apartment made it a seamless move in experience!

Love the area and the community. So far so good. The only complaint I have is I asked for a 2 car garage and only one vehicle fits. One reason why I wanted to live here.

maintence does excellent work in a good time period
Nice apt. Good maintenance staff. Would like workout facility to be open more than 6 hours. Pretty unreasonable. Will be moving out before next winter because of the OUTRAGEOUS Evergy bill. Two times sewage has flooded into my bathtub and shower. Maintenance was quick to respond and emergency plumbers were contacted. However, it forced me to find somewhere else to stay the night which was super inconvenient.
Perfect place when youre in between moves.... but not to live in long term. A beautiful community with a good office and maintenance staff but unfortunately full of very inconsiderate/ sometimes passive aggressive neighbors, no parking, alot of noise, and zero energy efficiency. I give it 3 out of 5 really like the staff and property though. All the potential to be perfect if they tried.
For the most part they thought of everything when these apartments were built and I am very happy living here. I feel safe and everyone is very friendly. The area is well kept and very appealing to the eye.

The Manor Homes of Arborwalk have continued to expand services for the residents. Improved clubhouse, pool area, new outdoor activities such as barbecue area with games and additional residents gatherings.

Manor Homes of arborwalk, beautiful homes, well kept property, comes with its issues but it is a love and hate relationship. Dont come with pets, dont come with multiple cars, dont come with young infants; the garages will wake them up all the time. Is it for you? Up to you!
Overall nice apartment. I moved in and the apartment was in good condition. I like having a balcony and a spacious garage. I cant really hear neighbors and that is a plus. I noticed people with grills, so we can grill I guess outside our apartments, nice. The roads in the complex are horrible. I’ve never seen an apartment complex with Several potholes, cracks, uneven pavement. They are more than likely aware of this, but I guess it is what it is. Moved in with an empty fire extinguisher instead of a charged one. Informed at move in and emailed, so I have it in writing if something happens and I have an empty fire extinguisher. It is what it is. Nice trail by the apartments and pretty quite on my side.
Overall experience has been good. I am sure this year has been difficult for all aspects of management and maintenance. Improvements in fundamentals are needed.

The Manor Homes of Arborwalk is a pretty good place to live. The apartments are nice and the connected garages are great. The leasing office and maintenance staff are friendly and professional. In my experience, it can take maintenance a couple of tries before they get an issue fixed. Ever since BH Management Services took over it has not been as good. They have made changes that add nothing and just cause the residents to pay more on a monthly basis.
It is convenient for me to go out my garage and across the street to the mail box. and the staff does a great job when you relay a problem you have in your appt. I feel very blessed to live here.

I have lived in 3 apartments since knowing about The Homes Of Manorwalk. We love the complex. The amenities of a garage, dog runs, genuine caring for the residents, and the great maintenance staff. There are cheaper homes available but we feel safe and its "home" to us. The complex is adding more amenities and we can't wait until they are finished. This quiet community is wonderful.
I have lived here since 2008. Many changes some excellent some a little surprising. I have always had Excellant service or help with anything I needed. I have been here longer than any of the present staff. Gained many friendships, past and present, and become close friends with many. I recommend The Manor Homes Of Arborwalk.

Great place to live
Very impressed with this apartment complex! Ive loved every minute of living here... if it wasnt for my job transfer, I would not be leaving! 10/10 recommend.
Comfortable, quiet, and clean.
buildings are clean, maintenance needs are taken care of, nice pool, landscaping is always done well. Management will never give you a break on the rent no matter how many years you lived here and always payed your rent on time. They not only raise your rent every year they also started adding fees for things that you don't use and you have no option not to use those items such as valet garbage pickup and adding alarm system in your unit. You have zero option and they make no exceptions. I will be leaving here after living here almost 7 years.
It is an excellent place to live
This is overall a very nice community to live. The response to maintenance is excellent. I was able to find a doctor, dentist and bank that I can walk to. I plan on making this my forever home. I am retired and this is better then a retired community.
Pros: amenities, location Cons: Maintenance was poor. It took them 1 month to order a new window and 2 more months to install one (I had a cracked window) in the middle of winter. My water heater also broke and water flooded throughout most of the apartment. Maintenance brought in fans but did not properly clean the carpets or walls. I had a lot of water damage and mold issues that were not properly addressed until I moved out.

Price jumped $200 a month with new management and then they added trash fees and other fees. Was a great place to rent now I would pick somewhere else. Website always had a hard time working to pay rent.
