Management is absent. They don't enforce any rules and don't care if you bring things to their attention. Parking garage is a MESS -way too many cars and not enough spots on your apartment floor (expect to park on floors above your apartment or on roof). If you reserve a parking spot -don't do it, they won't enforce rules or towing so you are basically paying for others to keep using your spot when you get home late. FYI, the fitness rooms and gym layout makes no sense -awful configuration of equipment. I am only giving it 2 stars because the interior of apartments is designed nicely (by the previous management/builder).

We are in the process of rolling out a new parking program as our occupancy is now close to 97% which creates more cars in the garage. Everyone will have an app and have to register there vehicles in order to park in the garage. As of right now if you contact the towing company they will tow if someone is parked in your reserved space. I do wish I could change the layout of the gym but we cannot reconstruct that area. Pros : - "Upscale" Area - Easy access to roads and the highway Cons: - Management : Noise complaint? Maintenance issues? Lost package? Someone trying to rob you? Consider it thrown out the trash by your "lovely" team at the Lyla. - Security : Despite what the Lyla says, how could you let 4-5 cars be broken into? Your parking garage is always open and you never grow concern! - Maintenance : The team "tries hard" to get to every request. That's a lie. Random fire alarms are always going off, no backup generators, and repairs are mediocre. - Lost Packages : I'm not surprised. There is an IDENTICAL apartment next door with no visible sign. I guarantee you that a package will get mixed up with the neighbors at least once in your time here.

I am a current resident and have been living here at The Lyla for a little over a month. I have had the best experience from the moment I decided to lease all the way up to now. When I first came to look at the office the whole staff greeted me immediately. Offered me water or coffee. Had excellent customer service didn’t feel like they were only trying to sale me a apartment. I feel like they were trying to get to know me, see what I was looking for in my next apartment, what attracted me to this area and if there was a certain location I would like my apartment to face. The interior of the building was very up kept, clean, organized as well, they have so amazing amenities that are open 24/7!!! I fell in love with the community and the team. I decided to look at other properties in City line area but nothing beat there customer service and price. I decided to lease with The Lyla and glad I did. They found me the perfect apartment, I was able to move 3 days after applying. The process was very easy and they are very detailed and helpful if you don’t know something. Now that I’m a current resident, I have also meet the maintenance who are the best. I put in just a basic work order they got it done same day, and had amazing customer service. It’s great to be at a place where everybody communicate with you and gets things done. I want to thank Emily for being such a great leader and always so helpful anytime I have a question. Chris is the maintenance lead and he is the most organized maintenance guy I have ever met and always is on top of making sure the property is kept nice. Alison is the leasing consultant that helped me find my dream home. Efraín always helps me when I have billing questions and help me setup my online portal. They do 3 events every month. I have a furry friend and we got free treats, toys and discount to Hollywood feed, we had a pizza even and more. It’s great be at a amazing community with an amazing management. If your looking for a new apartment I strongly encourage this community they will have everything your looking for. So what are you waiting for come join The Lyla!!!!!

Let me first start by saying that the property itself is lovely. The units and the amenities are great, as well as the location. That’s why I gave 2 stars. As for the management..I am in total awe over how incredibly awful it has been since Hilltop took over about 2 months ago. I have had noise issues that were completely ignored. I kindly took care of it myself. I have had issues with how packages are delivered and handled by the office. I was dismissed and never talked to about a negative survey I filled out. I brought an interested friend to the office to tour floor plans and we were casually handed keys to go look at the units ourselves with no help from a leasing agent. You get the idea. I’ve had a lot of issues. The one that upsets me the most is when my apartment was entered by a carpet cleaner without my knowledge after I had stressed that I needed be notified before-hand. I received an email that the carpet cleaning would be on hold until October 5th. On the 1st, I got home from work to find that the carpets had been cleaned while I was gone. I was never notified. No call, no text, no email (other than the one telling me if wouldn’t happen until the 5th.) There was also no note left by the vendor after entering my unit, which is a breach of the lease. I am completely uncomfortable as a young female living in this apartment when I’m not even notified of people entering my unit. I feel targeted from the office since my negative survey experience. I have never been so frustrated, had this many issues or treated so poorly by any management company and they have only been here for a couple of months. This is truly unbelievable and unacceptable. I have been desperately trying to get out of my lease due to how poorly business has been conducted, how I have been treated as a resident, and the violation of my contract. I’ve gotten nothing but excuses and pushback from the property manager and the regional manager and was told that my experiences do not merit breaking the lease without a penalty. I am not trying to discourage anyone from living here or bash any one person or the property. I simply want to share my experience for anyone who might find it helpful while in their apartment search.

We do understand your concerns with noise and want you to know this is never overlooked. As you are aware, with the pandemic, many residents are working from home and are working all hours of the day/night. Across multifamily, we have seen an increase in noise complaints the last few months. We are trying to accommodate everyone during this time and understand noise levels may be higher than normal. We are giving courtesy calls and addressing excessive noise due to loud music/TV’s, revving of vehicle engines, shouting, and any other excessive noises, not a result of day to day living. We also have implemented quite hours after 10pm. We appreciate you bringing a friend to the community to tour. Our protocol is not to give keys and to tour personally. We have discussed with our leasing team and this should never occur. As discussed, we apologize for any miscommunication on our end with the carpet clean. We did have an open service request, that was entered by you online and keys were given. We will strive harder to make sure communication are provided, prior to entry of your apartment home. From time to time, we may have situations that warrant our residents to be let out of the lease, without penalty. However, as discussed, while we understand and value your concerns, we would love the opportunity to turn your experience around and provide a better service. We will continue to work to build a better community and hope that you will find Lyla a great place to call home. We have recently implemented our Apartment Life program and will have many events monthly, in order to build community bonding and get to know each other, as well as your neighbors.
