Location is easily one of the best features, right in the heart of Center City, walkable to tons of restaurants, shops, and public transit. The amenities are also a nice touch: the fitness center is decent (though it can get crowded). The price feels a little steep for what you get. You’re definitely paying a premium for location, not necessarily luxury. Noise can be an issue, especially from the street (I live on the 11th floor).

Our apartment homes' commercial grade windows are insulated to prevent heat and cold leakage from your home; this helps your home stabilize at your selected temperature and keeps your HVAC energy costs low, but does not insulate for sound/noise in any way. Great place! Maintenance & front desk are the best!!! Clean and very convenient to local shops, bars & restaurants. Sometimes the noise from market st. on the weekend can be a nuisance but otherwise we enjoy living here!

Fast maintenance service, excellent noise insulation. I had a lot of noise problems in previous apartments in Center City, Philadelphia, but it is a pin-drop silence here. I would re-lease here again if I could.

Overall positive experience however would be nice to have amenities more functioning. Example: outdoor grills aren’t all working and fire pits also aren’t both working

The apartments itself is nice, and the individual units are well-maintained with good design and features. However, the management is frustratingly incompetent. They advertise a "24/7" gym, yet shut it down every single day from 10 to 11 AM for cleaning — a peak workout time, especially on weekends. Why can't the cleaning be done while the gym is open? Or better yet, scheduled during low-usage hours? It’s a baffling and avoidable inconvenience that shows a lack of basic consideration for the residents.

Thank you for taking the time to share your lovely comments about our community! We do apologize for the inconvenience regarding the gym closures for cleaning. Due to us working with a unionized porter staff, we must restrict our cleaning schedules to the union's contracted working hours and keep said schedule consistent regardless of the days of the week. Since we opened, our staff has reviewed the peak use times of the gym and found that 10am-11am is the most frequent hour of low usage during weekdays, as this is generally when the bulk of our residents have already begun their work day. While we understand this may be a peak usage hour on weekends, we must utilize a consistent cleaning schedule to meet our union contract requirements. Staff is lovely. Events are fun. The reasons for the alarms going off need to be told to the residents a it more often. Other than that, we are informed often of everything happening on site.

Thanks for taking the time to give us this feedback! We appreciate you! We understand your concern with the fire alarms. The most frequent cause is residents cooking and triggering at least 2 of their in-unit smoke detectors or 1 hallway smoke detector, indicating the spreading of the smoke sou rce. Though this can occur without a fully active fire if there is excess smoke in the home and residents have not taken steps to decrease the build-up through use of the Range Hood exhaust fans or opening of their windows. Opening of the apartment door, and allowing smoke to spread to the hallway will also trigger a community-wide alarm. Lived here for going on 6 years and have really enjoyed my experience thus far. Always appreciate how clean the building and amenities are kept and love the community events. There are some frustrating aspects such as the outdoors grills being broken for months, I think only 1 works. I have expressed this prior. Also I have suggested a water refill station in the gym for years so hoping for that and think it’d be much appreciated from residents.

Currently 2/3 grills are fully functional; the 3rd requires the installation of an additional gas line, as the original propane tank set up is no longer fit for use. The addition of a water refill station is a frequent topic of discussion in the office as well. To install, an additional water line is needed, and several amenities would need to be shut down during the install and wall repairs. Due to this, the project has been put on hold for now. Wonderful experience so far here. The apartment is nice, maintenance team is prompt and efficient in addressing any issues. The staffs are incredibly friendly and helpful. The location is perfect for us with easy access to public transportation.

Really nice to live in. Amazing central location close to stores, shops, restaurants, and bar, Dog and pet-friendly! The best part is the amenity space. I just wish they fixed the fireplace though!

We enjoy residing at the Ludlow. Location is great and the concierge is awesome. We’ve had and still have few issues with appliances that has yet to be resolved since moving in 2 weeks ago. Their communication could be greater with updates , etc. whether it’s by email or phone. As we are still waiting for any kind of date, solution , replacement, etc.

Outstanding place to live. The staff are so helpful, building is immaculately clean. They truly value their residents. I always feel safe with the 24 hour staff present. They have a lot of great activities. I have been renting for 24 years and this is the best place I’ve ever lived.

I love this place, the literal definition of a home away from home. Areas are always clean, pristine condition, which in Philadelphia is hard to find. The concierges are always present, and having someone at the desk 24/7 is reassuring. As someone who works in a hospital, hours are unpredictable, and night shifts are more reassuring knowing someone is there coming back at night.

The ludlow is a clean, well run apartment building. The amenities are both amazing and useful (especially the rooftop and gym). The front desk people are very kind as well

Lease signing & move in was seamless. Concierge is great , clean building and the gym is awesome. One of the positive points to moving in is that the property and surrounding area is advertised as completely smoke free. However since moving in the smell of marijuana has been prevalent on a weekly basis in our apartment through the bathroom vent and without any resolve to date after numerous communication via e-mails and a visit to the office. Understandably The Ludlow can’t control what other residents do in their apartment but everyone who signs their lease also signs the recently updated No Smoking Addendum policy. So they can be more diligent about implementing the policies and taking more action to resolve the issue. Would honestly give 5 stars but have to be fair and honest with this marijuana situation. Was going to give 3 stars but will now give 2 stars because I don't appreciate being woken up at 6:30 in the morning to the smell of marijuana in my apartment.

Front staff super friendly and helpful. Me and my husband have been here for one month and all is ok so far except for the occasional smell of marijuana coming into our apartment via the bathroom vent in a non smoking building. Quiet apartment so far which is most important for us.
