They change management AGAIN been living here for 3 yrs and I love our apartment(only reason we keep renewing) but this will be our last year due to office never answers their calls OR emails went up there to talk to them In person 40 mins before they close due that I couldn’t contact them and the office manager had already locked the doors and didn’t even let me inside the office and told me to check online their resident portal (which wasn’t working and I needed help) …told her I had a maintenance problem also and she kept telling me to just check resident portal like hellooo isn’t that her job to help me instead of trying to dismiss me to close early she made me feel belittle and unwelcome in our own apartment complex please don’t move here if you want to feel at home

My spouse and I lived in the complex for 2 years, we enjoyed the apartment and the looks of it but that did not offset the headaches you have to deal with in the office staff. The maintenance crew were always amazing, if we had to ever deal with the front office staff it would take hours. Do not ever expect them to return calls or emails. The office staff would over charge us, bill us for something that did not belong or increase our bills and the response was always "it was a system mistake." In the two years we lived there we spent several hours in the office due to the "system mistake" and within those 2 years we dealt with 4 different office managers and countless numbers of different "new" employees. Almost every time we had to deal with a new employee, they did not know their systems or anything of the lease agreements, which lead to many issues with the office staff telling us information that was not true. The lack of organization is frustrating and time consuming for the tenant. I personally would not recommend moving to this location, there are several other apartment complexes in the area that are much more willing to work with their tenants.

I have been living here for a year. Units are new with a beautiful open kitchen concept, granite countertops, sizable closets, and patios. The maintenance team is friendly and courteous. However, you’re lucky if the office staff (Tye) answers the phones. When they do, they promise to call back to address one’s concerns but never do. Very disappointed with the service this new management provides its residents.
Great community to live in. Any problems I have had were quickly taken care of by the staff. The building is very clean and I barley hear my neighbors as I have been working from home. Just a pleasant experience all around so far. And I have been living here for almost 6 months.
It use to be the Royalton at Kingwood. Management at least attempted to address my terrible neighbors above me stomping, yelling, jumping, all the time. We got new management I called about my neighbors above and they said they don’t address issues like what I’m having with my neighbors. Jesse said she would have to talk to her manager and he would have to read the policy and procedures for their company to see how to address it? How do you not know? You can’t just address it with someone’s neighbors. I have lived her 6 months and the worse apartments I have ever lived at in my life! DON’T LIVE HERE! New management won’t address and won’t know how to address any issue you might have.
Pros: Look nice on the surface level Cons: The buildings are not insulated correctly. My apartment is always humid. The leasing office never answers their phone.

Pros: HEB is in walking distance. Augustine, the maintenance man, is kind. The patios are spacious. Cons: Generally speaking, the office staff is the worst I've ever dealt with. The attitude is rude and apathetic, if they assist you at all. I complained to Deja, one of the so-called leasing agents about trash being left out, and her response was literally, "We can't babysit the residents!" I found that obviously unprofessional, but also laughable considering I feel like the residents have to "babysit" the office staff. I lived in my last apartment community for 2 1/2 years, and only relocated from Katy to be close to my family. After 5 months of living here, I've already decided that I will ABSOLUTELY NOT resign a lease. There are NO community standards, as much as the office likes to tout them. Trash is left out, outside of regular hours, constantly. There is dog poop everywhere. There is no designated area for children to play in the grass without leaving with dog poop all over themselves. The units are poorly insulated and poorly constructed. Trying to hang my curtains was like driving a nail through wet, dingy toilet paper. Residents sit in their cars, all hours of the day and night, playing music. The cost doesn't match the value whatsoever. BY FAR, this is a "last resort" type of community.

I have been eyeballing The Royalton since it's been under construction but couldn't make a decision until I had a buyer for my home. I have recently acquired a buyer and decided to go visit the place I was thinking about calling home. Firstly, I was greeted warmly and promptly by a young lady who sits in the back office. She had some one in her office and looked as if she was the only person there. That did not stop her from greeting me with so much sincerity and gladness. She told me to have a seat in the waiting area and that she would be right with me. I didn't wait long before I was greeted again with a smile. she told me her name and that she was the community manager. Secondly, let me just tell you. The service I received and the tour I was provided was exceptional. She took her time and asked me what my needs were and assured me she had the perfect apartment home for me. The apartment that she took me to see was drop dead gorgeous. The finishes in the apartment are really nice. The flooring, cabinets, and built in computer desk were a few of my favorites. She was right. She found me a floorplan that serviced all my needs I expressed to her. Needless to say I will be putting in an application to live at this beautiful community. The property does have quite a bit of monthly fees in addition to the rent but from my search most properties in the area do as well. I can not wait to move in!

I have been here for 6 weeks, and I wish I would've picked another complex. The apartments are nice, except the walls are paper thin, and you can hear every foot step on the floor above you. People do not pick up their dogs waste around the complex. Communication with the property management staff is non-existent. They communicate really well to move you in, and then after that, crickets!! If you need anything, do not expect them to respond, because they will not. Calls-Messages-Text-NOTHING! Several people have moved out, and I've spoken to several more who are also looking to leave. So many things broken, and take forever to fix. It's a nightmare.

Residing at The Royalton at Kingwood has been an awesome experience. First of all, the location is great! Everything (stores, outdoors, food, etc.) is practically at your fingertips. It's located a couple of lights from highway 69, which gives you the Kingwood experience without the hassle of Kingwood and Northpark traffic. Most importantly, the floorplans are superbly designed to maximize space and style. I would highly recommend visiting the leasing office if you're considering renting an apartment.
