The standards have really gone to wayside. All the nice little amenities that made this place so worth it are no longer. The clubhouse fridge that was originally for resident use stocked with waters and drinks is now used for employees, the clubhouse house feels more like their office rather than a community center. The pool has spots of mold, umbrellas have wasp nests, the deck has stains from spills, the kids playground that we were originally told would be getting covered soon (3 years ago) is still uncovered. They’ve yet to continue adding all of the other amenities that were originally promised to come with a second phase that has yet to start. Maintenance requests from hurricane damage are still not complete. They also allow residents to ride ATV’s at night all around the property, disrupting people who are trying to sleep or at least put their kids to bed. This complex was originally marketed as if it were luxury and it continues to go downhill.

The amenities are nice and the staff who work here are incredible. My only issue is the noise coming from after hours in the pool area. From time to time I've noticed a few groups who are down in the pool area even after 11pm and it becomes very loud at times.

Dog barks constantly upstairs. Have complained numerous times. Pool should be heated in winter. roaches so bad even after the exterminator came many times we finally bought our own product and have done a good job of eliminating them. Last but not least, never have a parking spot when I come home from work that is close to my unit

Really nice amenities! Complex is clean and well-maintained. Only 4 stars because sound-proofing in the apartments is not the best, so beware of this if you work from home.

It’s ok. There rarely any parking at night. I also wish there was a side walk behind our building. There’s also to much dog poop laying around the apartment complex. I also wish that most of the dog bags were by the side walk instead of in the grass (cause people don’t pick up there dog poop). But other than that the apartment is nice. The amenities are good and the staff is nice.
I love the office gals! They are sooo very helpful and nice! I’m a senior citizen and sometimes you feel like a second class person when dealing with younger folks, but I feel worthy when dealing with the young women at The Groves! ??

Never any parking spaces available when I get home from work. Pool should be heated in winter. Our shower does not drain properly. Very noisey from upstairs. Too expensive.

It’s a nice and quiet neighborhood and people are friendly here but some parts of the apartment was not done correctly like the kitchen Island the top is not connected to the bottom part so the marble top can be moved around and for the maintenance when we asked the maintenance people to come fix the washer because it makes noise like broken gears grinding when we put clothes to wash they said there’s nothing wrong with it even though we showed them a video of the washer making that noise

It is a very nice community. It is quiet and close to the highway, so it is easy for me to get to things in Orlando or Lakeland. It also has very responsive maintenance people, so it isn't long after I have an issue that they are there.

Enjoy living here! Clean, nice area with great amenities like a pool, gym, playground, and BBQ. I try to keep my toddlers' noise down, but you can hear other neighbors' footsteps too—it's apartment living! Overall, I’d still choose this place over others.

The area is nice and quiet. Really convenient to the highway and a grocery store. The actual apartment building is nice. However, there are not enough pet waste stations or at least they are in terrible spots. The noise level of my upstairs neighbor is insane, regardless of what I've mentioned or asked for help with. The community trash situation is disastrous. And, the grass is not mowed often enough. Other than that, it's a pleasure living here.

Everything has been great and above my expectations but the only policy that i don't agree with is the no smoking on all the premises.. i totally understand and agree with no smoking in the apartment because you want to keep up the integrity of the apartment homes but there should be designated smoking areas throughout the community.. Being told to walk all the to the sidewalk outside of your community away from your home is very inconvenient.. Other than this complaint, this community is great and i can see me and my family living here for a long time to come ??

We have only been here a few weeks but we love living here. It's a nice community. Love the valet trash service. Also love the accommodations for pets. The pool has a grill that we can utilize and a park for kids.

Just renewed our lease and couldn’t be happier! We love the neighborhood and proximity to both I-4 and the new Publix plaza. Kids love the pool and playground and our pup enjoys the Bark Park. There’s something for the whole family!

Super friendly, calm and safe environment. Kid and pet friendly. Trash is always picked up on time, and the dog part is always kept tidy and stocked up with trash bags.

The location is also ideal, close to shopping centers, restaurants, and public transportation, making it easy to get around. Overall, a fantastic place to live – highly recommend!
Move-in went amazingly smoothly, and the property is beautiful. Any issues are fixed ASAP, unless it requires an outside vendor repair, which isn't their fault! Love living here!

My experience as a Resident has been amazing, I’ve been here almost 2 months, the process since the beginning was amazing , every question asked and very good communication. I’ve submitted a request to change the batteries of the fire alarm and they came 20 min later after submitting it on the portal, I didn’t even have to call.
quiet and good apt complex, right off the 4 which is convenient! the only issue we’ve had is bugs here and there but pest control is apart of rent so they have been able take care of it!

overall the experience has been great! the only negative is that my apartment was full of bugs at move in. i’ve been here for a week and i still find the occasional live one.
I've lived in multiple apartments in the past and The Groves has to be one of my favorite communities so far. It's quiet in the late hours and active with friendly neighbors during the weekends. It's close enough to I-4 so traveling between cities is easy, but also off the beaten path enough to give just the right amount of seclusion.
Quiet place, the staff is really nice, common areas are pretty clean, air conditioning and appliances work very well, love living here so far.
Everything is clean, safe and quiet. Love living here. Everyone is nice and there are no problems. Love having public near by too and a quick freeway entrance to Lakeland
a very quiet beautiful community! Everyone is very helpful and efficient! I even had some of my neighbors offer help moving in!! Very clean and wonderful place to consider living! They even have cute little events! Absolutely love this place.
Great place to live! Quiet place and very respectful neighbors. One of the best thing is the valet trash. Car wash is always available. The new management is very respectful and knowledgeable of everything.
Apartments are very pretty and pool as well.Such a family friendly environment especially for the holidays.Living space is very spacious especially if you have little ones.
Before signing the lease, we were not aware of the loud humming noise coming from the ac condenser units on top of the roof. Please BEWARE if you are interested in the top-floor apartments that are directly underneath the AC condenser units. (Which are placed in the back of the apartments on the roof) Management as well made it difficult for an apartment transfer.
