Philly can be dirty and unfriendly, but once I walk on to the East Market space and into my building The Girard, I'm most often met by Robert and Sean who light up my day. Kind, helpful, knowledgeable and smart, they make it feel like home and provide the safety and warmth I'd hope for in my own house. Combined with the awesome maintenance managed by Ed and executed by Tommy and Gallagher, it really is home.

Move in process was awful without a functional freight elevator. However things have been great since settling in. Amenities are well maintained.

I've been really impressed with the maintenance and upkeep of the dog park. Now that it has been fully repaired, I've noticed a significant improvement to cleanliness. I'm really happy to see that the building has made significant progress in this area!

We're still moving in slowly, but everyone who has assisted us in our process has been amazing! Tim gave THE BEST tour, Chris was on top of helping us navigate issues with documentation verification as were Dillon and Callum, and we've met Robert and Frank who are so nice and friendly when greeting us in the lobby. After six years living at The Girard and extolling its virtues (amazing skyline, location, quality finishes, professional staff, great closets, fine amenities) I find myself recuperating from a planned surgery and an accident that put me out of commission for months during the healing process. It took this horrid confluence of incidents to showcase to me the wonderful accessibility of my unit including door sizes, flooring, space that allows a wheelchair to navigate, island that lets me prepare, cook, pivot and serve with minimal movement: a winner in all respects!

It’s been fine besides the fire alarms which have been cut down. The grills need to be maintained better by management. 0/4 grills work for over a month last summer

Due to this, we have actually ordered two brand new grills that will be arriving and installed before the end of March. Living here is great! Amazing amenities and great front desk staff. I would say the only flaw is how the sun gets blocked by buildings so pool time for me ends around 1pm. There are only 6 pool lounge chairs as well as 2 couches so there’s very limited room.

Apologies that we can't do too much about the sun blockages with the buildings surrounding us, but I can confirm we have more outdoor seating available for you! By the pool alone, we have 8 lounge chairs, 2 couches, and a table with 4 chairs. Additionally, the fire pit area, just on the other side of the pool entry fence, has 4 additional couches available for use at any time. Feel free to use any of the available seating, but do remember not to leave any personal items unattended for longer than 30 minutes at a time. Thanks again for recommending The Girard Apartments! Nice building. Friendly staff. Apartment is spacious with a lot of light from the huge windows. The elevators have been better recently, but when they are broken it takes a while for the others to come to your floor. Fire alarms go off a lot and are loud. Amenities are very nice, but they have not really put much effort into updating some of the furniture over the years. There have been a few upgrades, but not enough to justify the sharp increase in rent I have been paying since moving in. A lot of the stores (Wawa) that were on the block of this building and The Ludlow have closed, and the vacant spots haven't opened anything new except a pizza place. So the surrounding area feels a little dead. Ultimately, it has been a good experience but the price is now too high for what you get in return.

Great building. Can’t say the same about those who manage it. Help is hard to find when you need it, and when you do manage to find it you have to fight for it. Always made to feel like building errors are the residents fault and an inconvenience for the leasing office. Feeling trapped in my lease. So yeah, don’t recommend long term stays here.

Love the building (great heat and AC, staff, location, views, maintenance staff, Roost staff), hate the frequent fire alarms, usually attributable to the retail tenants on ground level. As a whole, best place I've lived in Center City!

Really bummed about the green wall in the lobby switching to plastic, but I guess it underlines that the building is too challenging to maintain. Also wish the elevators were more reliable. But beautiful building and I love the new business center, huge add to the amenities.
Area is central to all of center city and is so accessible via all modes of transportation to get you anywhere! Would prefer if there is more space for pets to roam around on the amenities floor as the doggy relief area is quite small and not the cleanest.

We're sorry to hear that you are less than satisfied with our available space that pets are allowed to roam freely without a leash. While we are a pet friendly community, we most also keep the safety and comfort of non-pet-owning residents as well. You are always welcome to roam with your leashed pet on our Western Outdoor Terrace and in our indoor lounges; but they can only relieve themselves inside of the Community Dog Park. So you are aware, pets are not permitted on the Eastern Terrace, with the pool or fire pits, unless they are certified service animals registered with the community. We do apologize for any lack of cleanliness inside the Dog Park, but rest assured that our onsite cleaning team services the park 3 times a day, along with hosing down by our automated sprinkler system. Our office team is also working diligently to identify and fine any residents not picking up after their pets. If you notice pet waste left by other residents, please inform the nearest community staff member, so they my begin the cleaning and investigation process. Beautiful apartment with amazing amenities! The pool and community spaces sold us. The location is great and I love that the street has security. Parking is a little too expensive but there are affordable options nearby.
