My daughter lives in these apartments right now. The apartment they were shone was nice, but it is not the apartment they were given. They have roaches and their water is shut off all the time for "maintenance" WTH. Her car has been broken in to, and she has to put a bar on the apartment door because she is afraid the apartment will get broken in to also. They have raised her rent after being in the apartment 6 months. I would not recommend to my worst enemy. Hopefully the next 6 months of her lease will go quickly so they can move.

You will go without water all the time. They are bad at guest relations! We have lived there for the past year and one time our rent was late because THEY didn't take the correct amount out and they blamed us, gave us 3 days before taking us to cart.

It's me again. Yes, I still live here. Covid trapped me. First off. Don't believe these pictures. There's a few apartments that they remodeled, but the bulk don't look anything like that. I can't believe this is my third year here. But be prepared for water to be emergency shut off literally almost every other day without warning. Staff is being rude AGAIN about packages when they sit about 30 seconds away from the mailroom that residents DO NOT HAVE ACCESS TO... they want me to come down three flights of stairs while I'm alone at home caring for two kids 2 and under. DO NOT LIVE HERE IF YOU HAVE KIDS. This place is not accessible whatsoever and actually somewhat dangerous with all the stairs and rocks everywhere. Had to open up an investigation into my missing package. The carrier is just going to call The Falls and ask them to look for the package. NOT sure why they couldn't just do that for me and prevent all the hassle. If you like staff being super rude and not understanding of any difficultly you have leaving your apartment, live here. I wish we didn't.

I just got done with a short phone call to the front desk as a resident that has lived here for almost 2 years. I was yelled at, berated, and interrupted by Ron, who signed for a registered letter for me twice but was incredibly obtuse and unhelpful with figuring out what happened to it. Extremely bad staff. They used to be great but since transferring Jeff away I have had nothing but horrible experiences. They don't have time to do their jobs and take care of their residents. Have occasionally found dog poop on our porch steps, there was mold in our apartment complex and still is unless we buy special moisture retention packets, maintenance staff has not listened to issues I've had but downplayed my concerns. Glass is constantly in the pool shutting down amenities that we paid for. My experience started out very positive but everything has continuously gotten worse and worse. Would not recommend. Carport collapsed on resident's cars, wood is always having to be replaced due to rotting and decrepit state. Outrageous fees. Horrible horrible horrible.

Great place to live. I've been here going on two years and still love it. Grounds are kept up. Spring is beautiful. Very pet friendly with many areas to walk your pet. In the summer there's an awesome fully loaded BBQ area. It has four covered TV's, and a beautiful swimming pool right next to it. I almost forgot the vollyball court next to all that. Indoors there is a training room with tanning bed, also a TV lounge with computers. This place has everything. On top of being in a great location

This is an honest 1-star review. Do not fall for the pretty pictures they have on their website.The living conditions of this place were terrible. There were roaches, ants, centipedes, mice and any other pest you could imagine (even though they charge you monthly for pest control). The hallways have zero ventilation so they smell horrific and have filthy stained carpet. While we were in the moving process one of the residents broke in and stole the remaining valuables we had. After telling them about it they were completely apathetic. I'm guessing that's because it happens regularly there. Go ahead and respond but it won't change anything. That place is a complete dump and a 1-star review is totally fair. I wouldn't recommend living there to my worst enemy.

I’m thankful for the falls. It’s good rent price and overall good experience. But expectations could be tighter. Currently there’s a huge issue with people on property that should not be and even allowed to dig through our trash for treasure bc maintenance said it was okay. Trust me, I’m all for charity and helping people. But an older man doesn’t need to be going through my ladies clothes and prescription bottles to “look for metal.” I sure hope they decide to fix this major issue. For what I’m paying, I’m fine at the falls. But the risk of my identity getting stolen bc maintenance can’t say no and trespass someone who absolutely shouldn’t be doing that.. Might make my time at the falls shorter than the plan bc ain’t nobody got time for that and the trespasser was even bragging about it.. I need to see action on this immediately and the man in the red truck no longer in my black trash bags where he should have never ever been allowed in the first place.

I moved into the Falls about 4 months ago! I really love it here so far. My apartment has been great and they are priced really well for the area. I can't wait to use the pool area this summer and I love the gym. The people downstairs in the office are always able to help me with anything. This place definitely feels like home and I am really glad I chose to live here. I would definitely recommend The Falls to anyone! :)

I had an issue with a neighbor, however, management worked with me and we came to a satisfactory solution to the problem. Overall, staff is friendly and helpful. Maintenance was timely with my kitchen disposal repair.

Worse place ive lived in Kansas so far. Management just does not seem to care about their residents. neighbors are constantly telling me about their place flooding or fire alarms always going off. There's been several fires here since ive been here. It is cheap so i guess you get cheap service and apartments
Im not going to sit here and complain about all that i dont like here. But the worst thing is the parking. there is physically not enough parking for the residents, I(we) are constantly forced to park in fire lanes because again there is physically not parking spaces open. each week i see new cars getting tickets by cops because they are in fire lanes. This place needs a parking pass system or add more parking or at the minimum pay the bills that their residents are forced to get. And no there is no off street parking either, and no I have not gotten a ticket yet so i am not just ranting about it. It is a serious issue with so many of us here
DONE living here. I am so happy my lease ends soon. Management is horrible here. They make the office area look nice and make the front of the complex look nice but everything else is a mess. old and out dated. nothing is getting fixed, leaks, floods, no pool now. Management really bad here. But if you want to hear a positive point. It is pretty quiet at night here, no loud people or parties ever. but that is because Mission police park their vehicles here most nights ( must mean it is a bad area)

I've lived in these apartments for 2 years now. My first apartment was a studio which was alright for a first apartment but there were roaches everywhere no matter how clean I kept it. I was also on the third floor. We then moved into a one bedroom which was much nicer. Still a very small space but again you get what you pay for. The hallways smell like your neighbors dinner, BO, smoke and marijuana and you can hear everything going on in the hallway. The whole complex is one huge building which is alright but it makes it really hard to find parking close to your apartment. It's been an okay couple years but I'm ready to move.
I love it here it been wonderful very friendly staff caring too also love the free tannning booth plus the 24 hour gym along with the WIFI...
I don't have many good things to say about The Falls. The good I could say about them is that they are in a great location with very easy access to i-35. The pool is nice, when it's working. The grounds are kept up pretty well. My one bed/one bath is decent sized and relatively updated. I do have a cute balcony as well (even though we've had a wasp infestation all summer long). The bad I could say about these apartments is a little heftier of a list. The management is very unaccessible. For a span of 3 weeks my boyfriend and I tried calling and talking to our property manager and got a hold of her ONCE. She told us she would follow up with us about our concern and never did. This doesn't include the time that a sprinkler head broke and about 15 units flooded. The management never ONCE came to ask how we were. I had over 7 fans in my room, service people in and out for a week, and a giant hole in my ceiling. I was unable to use my living room or kitchen. Nothing was going to be done until I brought it to their attention finally. I feel that is poor practice and that I should have had management knocking on my door the day it happened to make sure everything was alright. They are also very passive-aggressive. Instead of calling my phone when they have an issue with me, we get notes on our doors about 20 minutes before the office closes. Next, the people who live here are less than desirable. Between screaming in the hallway and banging on their friends doors to puke in the stairwells every weekend, I feel like I am still in my college dorm room which is not something a working adult wants. Although the listings say they have nice amenities, don't be fooled. The grills have been broken most of the summer and the pool seems to be closed at least 2 times a month because something is wrong with it. They advertise a tanning bed but that seemed to be unavailable for the majority of my time here so far. Overall, I wouldn't recommend The Falls to anyone. The location is great and truly the layout and size is not bad for the price but management can do a lot to ruin someone's time. I would rather have a smaller apartment with great property managers opposed to a great apartment with bad apartment managers.
I love living at the Falls because they have a very friendly staff who is always willing to help you out when you have a problem. They also have benefits like a wi-fi cafe and lounge area, an awesome pool with a waterfall behind it, and a fitness center. I would the best thing I that the complex is within about 3 or 4 miles of most of your daily needs like a gas station, grocery store, and tons of shopping.
