Property Ratings at The Factory at Upper Spotsy
We’ve lived here for less than a month, and that’s already been enough time to realize this property has some serious issues — both in our unit and throughout the complex. To start, our apartment was not move-in ready. We walked into broken glass, leftover furniture, dirty floors, food-crusted cabinet handles, and dust everywhere. The leasing office offered cleaning — after we pointed it out — but by that time we had already done it ourselves. Even worse is the overpowering odor coming from our pantry, which causes headaches and nausea when checked. Management initially brushed it off, and it took persistent follow-up to even get a response or plan for testing. Still, nothing definitive has been done, and the smell has grown stronger. Outside our unit, the property shows clear signs of poor management: The smell of dog urine becomes overwhelming on hot or rainy days, and it’s clear pet waste isn’t being cleaned up regularly. As former pet owners, we find the lack of enforcement frustrating and unsanitary. Flooding in the parking lot is routine — even light rain turns it into a small pond. Coded entryways are frequently broken or propped open, compromising building security. A generator from a nearby business runs loudly overnight, making restful sleep a challenge. Maintenance did fix our bathroom fan and dishwasher quickly after we reported those issues, which we appreciate. But fast fixes don’t make up for unprofessional communication, lack of follow-up, or the overall decline in property standards. We moved here hoping for comfort and reliability, but we’ve been left chasing basic livability instead. We can’t recommend this complex until these issues are taken seriously and resolved.
The walls are super thin and late into the night past 10pm neighbors are yelling and partying. While the management has attempted to address this issue at this point in convinced some neighbors do not care. There is dog poop everywhere, sometimes even inside the halls. The trash is disgusting and parking is horrible. Whenever it rains the keypads for the doors likes to act up. Maintenance is fantastic and the leasing office is friendly but at the end of the day the trashy tenants ruin this place. Also leaks randomly spring up in the ceilings and whenever they are working on the roof debris falls down from the ceiling.
I was in unit 2006, about a month and a half into my lease I started having really bad leaks from the roof and mold started to grow. I talked with the leasing office and maintenance multiple times and every time the "fix" was to spray and paint over the mold while the leaks and moisture continued to happen. Mold would grow back in the same places many times and eventually I started to get sick. After pushing for my lease to be ended, it was after 3 months of living here. Maintenance workers were friendly and were doing there best as many units were experiencing mold and leaks at the same time as me. Unfortunately, I wasn't able to enjoy living on the property despite the gorgeous apartment with large windows and amazing amenities because of the mold. Hopefully the problems will be fixed before the next tenant, although my unit is already listed before I have moved all of my property out of the unit and vacated the premise. I would definitely be wary if you are moving into apartment 2006, inquire about the fixes that they have made to the mold problem. Currently, I have 3 dehumidifiers going and 1 Damp Raid bag and I am still finding new growth. The property has potential to be great, but needs a lot of fixes before it is.
