Property Ratings at The Estates At Fernview
Property is managed by Cynthia. She is nothing short of fabulous for this community. The property's location is very nice and the price is not bad once you consider cheap utilities (energy bill was an avg of $25-30/month for me). Only downsides are the outdoor parking and walking outside to reach dumpster+laundry, but these are a fair trade for the townhouse set up with home-y feel.

The manager lady has people to write positive reviews for the complex, they seem to be all written with the same style and language. She "arranges" for people to come in half way during your first appointment, like if it was happenstance and pretend to talk the place up on how great it supposedly is and especially how "nice" the manager is, like how with every new potential resident they call upon "The Girl and her dog "to be conveniently out front and talk stories about monthly pastry parties and warm fuzzy times with management oversight, all these things happened to our group at our visit. The apartments themselves felt extremely small, old, were moldy and the unpopular paper thin walls. Then after she gets your hopes up she quickly mentions the big upcharges for water, rent and tons of extras, this is not a common practice for greater Cincinnati. This turned our group off immediately. Requiring you to buy personal property insurance is illegal in ohio, if I don't want to insure my furniture I don't have to, the complex by ohio law is required to have their own liability insurance and building insurance in case of fires, storms or accidental falls or injuries because of their fault on their property. That's how insurance works. Stories about whats available and when, but yet later on saying now they don't know. If you're not in the "click" here or wanting to have uninvited people in your apartment when you're not at home, simply don't rent here. Your experience may or may not differ from ours. I do have video as proof, talked to residents who all agree it's not all that good, it's not the Ritz Carlton but it's not the intercity. The really inexpensive price of rent here is usually a good indication. Vertigo. My honest personal opinionated review, thanks kindly, Retired Military Servicemen USAF! Who-Raw! :)

Thank you for the review. I'm sorry that you were not impressed with some things here at Fernview. We would never have residents walk in during meetings as a way to "talk up" the community. We have also never solicited positive reviews from residents. We want honest feedback, even if it's negative. This is how we improve the community. I am very proud of the work of our staff and believe that the good things said about the community come from that good work. The only additional expenses we have are that water/sewage is a fixed rate of one occupant $30, two $50, and three $65 and trash $5. This is common at apartment communities and we find that many times it saves the household money. This is something we are upfront with all prospects about. As for the insurance, I'm afraid you misunderstand the law. Ohioans aren't legally required to purchase renters insurance unless it's included as part of a lease agreement. Our lease, written by attorneys, require it. We require it because many people mistakenly believe damage to their possessions or accidents on the property are covered by the landlord. The community does have its own insurance, but it does not cover the contents of a resident's apartment or resident negligence. There can be instances where damage or injuries occur which in no way are the management company/building's fault. For example, if a resident's visitor trips over an extension cord in the resident's apartment and is injured, management company insurance wouldn't cover it, but the visitor can sue the resident for medical expenses. Or if a resident accidentally starts a fire and burns out a kitchen or the entire unit or building, the resident is liable. We require renter's insurance because it ultimately protects the resident. No worker would enter a resident's home when they are not home without permission and our availability can be seen online. I would ask anyone with any questions to give us a call or come visit us in the office.
This is my first apartment by myself. I love my neighbors and location in Cincinnati. I'm close to everything. The apartment managers are great and responsive to all needs. There are few affordable places in Cincinnati that offer central air but this place does. The location of the complex is around some nice houses and gives a suburban feel in the city. This is the lowest my energy bill has ever been. There are several closets There are things that could be improved like adding a garbage disposal, dishwasher, and a washer and dryer hookup. But ya know, you can't have it all. There has always been parking available but I don't like how I only have 1 parking pass so my guest have to park farther away after 6pm. Extra storage is hard to find. Recently the plumbing is louder due to high water pressure. Sometimes you can hear the factory and train but not too often. The property is well maintained which means lawn mowers are heard a lot throughout the summer. There are a large amount of cats in the area. It may seem like this are a lot of negatives, but I wanted to put all my complaints so you know what you're getting into. This place provides a beautiful safe place for a young single woman to live and I would recommend it to similar tenants. Happy apartment hunting!
