Property Ratings at The Delaware Apartments
From touring, to move in, to now living here, Nicole (the property manager) has been wonderful and is always readily available and responsive to any questions. The building, gym, rooftop deck, and common areas are always clean, trash is easy and never over-flowed (don’t have to pay for stupid valet trash fees and walk by piles of trash in the hallways like with other places in Indy), and service requests are super easy to submit and the service man is very nice. The apartments themselves are competitively priced, extremely well-done, way bigger than any other comparable apartments in indy, + there is underground secured & climate controlled parking, and the location is unbeatable with plenty of places to walk to and quick walking/biking access to the fall creek and monon trails (not to mention there is a great Mexican restaurant and brewery located under the building itself).
As a tenant, I have enjoyed my time at the Delaware. Management has been easy to get a hold of whenever I needed them. Nicole has been extra helpful and a joy to work with. I was drawn in by the amenities; gym, rooftop, private parking garage with elevator... On top of all that, the Delaware is right by downtown and in walking distance of local restaurants and shops. A couple of them are located at the bottom floor of the Delaware. I also love how they are fixing up the surrounding area. Overall, great apartment, I would highly recommend.
I was a tenant here for a year and a half and was so disappointed with my experience that I terminated my lease early. I would strongly urge potential tenants not to rent from this facility. The area is not safe, especially if living alone, and the complex does not take illegal activities or tenant safety seriously. I initially chose this apartment complex for the convenient location and what appeared to be a safe neighborhood. Within months of moving in, a vehicle drove down the street shooting gunfire into the surrounding buildings. Additionally, multiple homeless people frequent and live in the area around the building, often sleeping or standing within feet of the two entrances. Attempted harassment, contact, and/or begging occurs multiple times a week from these individuals to the tenants. These same individuals have been witnessed attempting to break into and vandalize cars in the above ground parking lot on multiple occasions. On one incident, I was flashed by an individual while crossing the lot. When discussed with the property manager, the solution was to increase police patrol in the area, without installation of outdoor security cameras or additional security measures. During my time there, I estimate calling the police more than a dozen times. They would respond, ask the perpetrator to leave, and drive away from the premises when they did so, which was only a temporizing measure. The building frequently smells like marijuana. This fact was brought up to the property manager multiple times. It was deemed to be only a ‘neighbor dispute’ and not their issue to resolve. Finally, this complex greatly increased the number of AirBnBs from two on my floor to six or seven by the time I terminated my lease. I complained multiple times for domestic disputes, parties, and marijuana use occurring in these units. I highly recommend avoiding this facility at all costs.
The Delaware is a great building if you're looking for something quiet. The 2BR corner unit got lots of natural sunlight and the space was very good for the price. The rooftop lounge is also a very nice space to relax after work with room to grill. There is not a ton of green space unfortunately, but you would have easy access to restaurants and retail on the first floor. Not all units have balconies, and those that do may be overlooking the shared parking lot with the retail spaces below. The owners are very obviously invested in the building and they want good tenants. Courtney, the property manager, is awesome! She's well organized, very responsive, and knows the building very well.
