The apartments smell like cigarettes inside and are roach INFESTED! I submitted multiple complaints about the roaches just days after moving in. Maintenance came and sprayed but that didn’t do much because after a few weeks they were back! I received a huge bill for heavy pet urine and I never had a pet! The worse apt in Pearland. Please do your research and don’t move here
You would think this apartment would be safe since it is in a good area in Pearland. There have been multiple break-ins into apartments and into cars with lack of security to follow up with the situation is all we got was an email. There have been multiple pool parties with people who don’t even reside at this apartment complex where they partake in drugs and drinking when I’m pretty sure the majority of the people out there were under age. The folks in the front office lack communication unless it is a notice to evict you out of your apartment a day after rent is due. I have sent multiple emails to them with no response.

The Columns at Shadow Creek were one of the nicest and most affordable apartments I've lived at so far. Great location, has access to walking/biking trails and parks, is mostly safe, and has excellent maintenance staff. Rent is much more affordable compared to neighboring communities too. Only downsides I had with this apartment were the renewal rates determined by ECI group and the sometimes loud ringing noise coming from the manufacturing/chemical plant across the bayou. Definitely recommend staying here. Move-in and out processes were smooth as long as you stick to your lease rules.

I recently moved out and I would rather live in my car than move back into these apartments. The actual apartments are pretty and that is about it. If you enjoy the wafting smell of illegal substances on a regular basis, this place may not offend you and this is in every area including the pool when children are around in the middle of the day at times. Office staff members are extremely unhelpful and enjoy ignoring you when you need something done. Don't let the "safe gated community" fool you, in the time I lived there, many break-ins happened. I also happened to meet a very nice sheriff's deputy one morning who was serving my neighbor some sort of warrant. The gas pit has been broken for quite some time. Wasps live EVERYWHERE. The floors are paper thin and I could hear everything my upstairs neighbors did at all times. For the amount of money they expect, this place does not deliver on that standard. Find somewhere else.

he apartment complex is nice however certain individuals in the office will bring these apartments down really quick. The assistant manager is very unprofessional and rude. She doesn't speak but can demand that you do something. You submit a request for days and still have yet to receive a response but let someone be a day late on rent they don't keep that same energy. I have lived in much better communities. I will be giving my 60 day notice really soon and glad that I only signed a 9 month lease because the past 5 months have been a nightmare and glad that it is almost over. I will never recommend these apartments or any apartments manged by ECI to anyone. The only good thing I have to say is that the fitness center is great as well as the porter and make ready team... other than that ECI should reevaluate their office personnel because nothing in there is professional and the property is nice but they will continue to drag it down to the ground just watch!
