Irvine Business Complex, or IBC, combines several residential, mixed use, and commercial zones for the ultimate live-work-play neighborhood. IBC begins on the west side of Downtown Irvine and extends to the Costa Mesa Freeway. The John Wayne Airport is located on the southwest side of the neighborhood. This newer neighborhood features modern architecture, palm trees, and wide sidewalks that lead past office buildings filled with high-tech companies, luxury hotels, and high-end restaurants.
Apartment buildings, mixed-use developments, and single-family enclaves create a variety of choices for those moving to IBC. Along Main Street, residents enjoy everything from restaurants and shops to bakeries, bars, and breweries. At the north end of the neighborhood off Barranca Parkway, the District provides a large, outdoor shopping area with an AMC movie theater, several restaurants, shops, a Whole Foods Market, and specialty stores.

Property Ratings at The Cartwright
I usually don't write reviews, but I feel it's important to share my experience at The Cartwright Apartments. I moved out of my one-bedroom apartment (Unit 439) on August 2, 2025. The apartment was absolutely clean and in perfect condition when I left - I have full photo documentation taken right after move-out. When the manager collected the keys, she even confirmed that everything looked great and the apartment was in excellent condition. She mentioned the only possible charge could be for some extra cleaning, which as we all know usually costs around $150-200 at most. Despite this, management kept my entire $750 security deposit and even wrote that I supposedly owed them an additional $4, which they "kindly forgave." In the end, I received nothing back. Never in my life have I experienced anything like this, having a total of $754 taken for an apartment that was spotless and had zero damage. Future tenants should be aware of how security deposits are handled here.

Hi Yulia. As we previously communicated with you, if you had paid your pro-rate and utilities due at move out, there would've been a refund issued to you. We explained to your friend during the move out inspection (you said you couldn't make it) there would be a cleaning fee ($190) and paint needed (pictures were sent to you documenting the need for this). Your friend understood as these items are not considered wear and tear (you were only in the apartment for a year). If you didn't receive the pictures showing why the paint and cleaning was needed, please call the office or stop by and we will provide. Thank you.
The Cartwright is a great community. Nice and welcoming, feels like home and vacation!
