Property Ratings at The Brooklyn Riverside
I wouldn’t wish my experience at The Brooklyn Riverside on anyone. What I thought would be a great place to live has turned into a nightmare, and the management’s lack of care or accountability has only made things worse. On October 15, 2024, I came home to find my kitchen flooded because of a burst pipe caused by construction behind the complex. The water didn’t just stop there—it made its way into my apartment, disrupting my entire living situation. The complex set up fans and dehumidifiers, but these made my apartment unbearably hot. For over two weeks, I lived with one half of my apartment sweltering and the other freezing. It was uncomfortable, stressful, and absolutely not what I signed up for. It’s now been over a month, and my apartment is still not repaired. The baseboards, which they promised to replace weeks ago, are still sitting damaged and untouched. On top of that, they’ve outright refused to check for mold, even though the flooding created the perfect conditions for it. The stress of living in these conditions has even taken a toll on my health as I ended up in the emergency room. When I asked to be moved to another unit, I thought they’d work with me since none of this was my fault. Instead, they told me I’d have to pay all moving costs and a new security deposit. Even after everything I’ve been through, they’re unwilling to cover any of the costs for something I had no control over. The management here doesn’t care about its residents. They’ve been unresponsive, dismissive, and completely lacking in compassion. If you’re looking for a place where you’ll be treated with respect and your well-being will be prioritized, The Brooklyn Riverside isn’t it. After more than a month of waiting, I’m still stuck in a damaged apartment with no clear resolution in sight. Do yourself a favor and look elsewhere—this place has been nothing but a headache, and I wouldn’t recommend it to anyone.

The management team works together to give the best possible living experience. I love the location. You get PARKING downtown! You can even rent garages. There are newer complexes, but the people and unique setup makes this the best in the area. I’ll debate anyone on that.

This has been by far the best apartment I have had! From the amenities, pet policy and apartment layout has been the greatest. The apartment has been very energy efficient for me as well! Everyone from management, leasing and maintenance are awesome!
One thing I can always count on from the Brooklyn Riverside staff and maintenance crews is outstanding service. Out of the 2 years we’ve been here, they have never let us down. They always show up asap to fix any problems we may have and do so in a timely manner. I put in a request this morning for my AC. Not too long after that, Nicky and his partner showed up, identified the problem and solved it in less than 15 minutes! Professional, friendly, and hardworking are just a couple of words that described there visit today and every time we’ve called in the past. Nicky and the staff at Brooklyn Riverside have set the bar too high for other competitors to even come close to. They are just one of many reasons that make this community so great and I can’t thank them enough.

Brooklyn Riverside Apartments is by far the best apartments I have ever lived in. Management here has also just improved even more since they promoted Mark to Property Manager. He is very attentive, cooperative and caring towards all of his tenants. I see it with my own eyes. I lived here previously for 2.5?years, and at that time he was assistant manager where he actually took care of Brooklyn apartments practically single handed by addressing everyones needs immediately.

We resigned our lease for two years during covid and were excited to live here another two years. The amenities are very nice and its a convenient location. However, our property being burglarized paired with management not caring and taking minimal steps to prevent it from happening again has caused us to start house hunting and we feel extremely unsafe living here. I would not recommend living at the Brooklyn unless you enjoy your car being burglarized every single time you forget to lock it. Even if its just once. That is how bad the burglary problem is here. It affects the garages as well. The gates on the buildings and at the entrances work about 60% of the time. Its a very disappointing set up. I would not recommend moving here.

Unfortunately, I can no longer recommend the Brooklyn Riverside to anyone given the unresolved noise issue that I've been living with now for over two months. Should it really take over two months to resolve an ongoing noise issue?

The Brooklyn Riverside is so convenient to downtown Jacksonville, but it is so much more. It is gated and very safe and the community is kept and maintained superbly. The site management is very responsive, very customer friendly, and always there to assist in whatever I need. It is truly a pleasure to be a resident of this community.

Great place to live. Friendly staff. Safe environment. However rents are very high. Budgeting a must in order to pay rent at The Brooklyn Riverside.
The location of The Brooklyn is amazing, and this area is growing so it will soon be even better. With downtown and 5 Points a short walk or drive, the river is blocks away with a beautiful running path. I think having The Fresh Market and the restaurants at your doorstep are some of the best features. I enjoy living in the community which is safe and clean. Apartment is fully equipped and clean. Many shops and restaurants in close distance. Staff is very friendly and professional.
Brooklyn Riverside is an amazing community. Management and the maintanence crew are always there to assist and help out. The exterior and interior of the apartments are always up to par. I love everything about this complex. The only drawback is the rental rate. Since my rental rate is guaranteed to increase by at least 3 percent I have no choice but to find another another place to live once my lease is up.

The beautifully finished apartments, the friendly residents, the incredibly professional and prompt maintenance team, the helpful and welcoming management personnel, the security, the amenities, the location... I could go on and on! I am so happy that I made the decision to move here. It feels like home!
This apartment community is located in a great place, especially if you are working downtown. It has all that you need in a one-mile radius including restaurants, supermarkets, hospitals, gas stations, library, post office, etc. The apartments themselves are great apartments, spacious with all the features you could need (AC, stainless steel kitchen appliances, washer/dryer). Amenities are great too. The overall community maintenance can be improved greatly, but of course, that's not only the job for the maintenance crew, but as well the job of all its residents. There is a high quantity of dogs/pets in this community, especially big dogs. People do overall a good job cleaning after their pets, but this isn't always the case. Because of its location, security could be revised to enhance safety features and prevent discomfort in the future. Coffee machine available at the main lobby, however, cups and coffee are always running low, especially during hours where the office is not opened. Gym has a dispenser for wipes so you can clean the machines, yet they either don't work or are not refilled constantly. Security guard comes at night sometimes and drives around the community which is a nice feature to have. Parking after 8-9 PM near your apartment is usually not possible. A place where we could was our cars would be nice to have too, at least to hook up a hose and an AC plug. For pet lovers, there is a pet park, conditions unknown for me as I am not a pet owner. Other than that, bike storage places could be cleaner and more organized to allow more bikes in.
Living in the Brooklyn feels like living at a resort. The surroundings are beautiful. I love the flowers and the colors of the building. All of the amenities are great and make for a fun lifestyle. So conveniently located to great shops, restaurants, and the most awesome YMCA. And...I can have my dogs and feel comfortable. Love it here...I'm on year 3. I'd recommend it to anyone.

When I moved to Jacksonville from NYC, I knew I wanted to live at a place that would hold the same standards. It’s fitting that I found The Brooklyn, having been from Brooklyn. The apartments are amazing, so chic. I picked the loft because of the view and the high ceilings! It’s incredible! I love the amenities offered and the overall clean and fresh atmosphere the place gives. Also, the staff are gracious, friendly and very willing to help, which makes it all the better!
Living at the Brooklyn is so carefree-always looks nice, friendly residents and staff. Close to everything! No better apartments in Jax!
I've been living here for about a year and a half. The amenities are basic, the gate system is comically inconvenient for guests and/or deliveries, plus they are inoperable every other week or so. The staff is friendly, but maintenance issues are not handled promptly. Grounds keeping is mediocre at best. Crime has been an issue (robberies, home invasion, car theft/vandalize), but that seems to have subsided as of late. If you want to overpay to live in a dicey neighborhood with sub-par every thing else, look no further. But hey, at least you get quartz countertops, and you can walk to RAM, right?
