Property Ratings at The Boat House
This place was great when I first moved in 5 years ago and even when we moved into a larger place 3 years ago. The last 1-2 years it has gone downhill FAST. The office staff are infuriating and non-responsive. It is impossible to get answers or anything resolved. We were overcharged multiple times due to accounting errors and recieved eviction notices because of it. There is dog poop everywhere. We have two dogs and picked up after them but many people don't. I would not recommend this complex to anyone.
We have loved at the Hudson/Boathouse for about 4 years. When we first moved in and for the first year and a half it was great. We enjoyed the amenities and the services. However, the place has gone downhill very quickly. The pools have started to not be cleaned well since the pandemic was lifted. The gym is never cleaned and the rust adds about 20 more pounds of resistance than you bargained for. When we moved into our new boathouse apartment from the Hudson, the Hudson tried to charge close to $1,000 in carpet and damages. Luckily we had pictures to prove that the damage was already there. Then our new apartment was DISGUSTING! They are way over on time to get new carpet and there was dog and human hair and dirt everywhere… it took 3 VISITS by the cleaning company and I just gave up. To be fair, the complex gave us some credit but that was a break even deal. Maintenance has taken up to a week to two weeks to replace light bulbs and don’t ask to replace blinds that were damaged by a previous tenant if you don’t like missed matched blinds because “we don’t carry those anymore”. Lastly, we live close to the restaurants off of Plano Parkway. There has been the occasional rat problem outside due to the dumpsters where carcasses were left for 3-4 days after notifying management. Lastly, to add to this and the last straw that has motivated me to write a review. The trash is set to be sat outside your apartment or designated spot at 6pm-8pm with trash pick up to start at 8, anything outside of that is threatened with a fine (which they have never levied). Well, after about a year of complaining, the trash pick up starts at 6 instead of 8 and they don’t come back around if you unknowingly missed it. Then add in the return of the rodent problem and you wake up to a mess on your hands that they don’t pick up for you. This was a great property and still can be but has been run into the ground. Also, BEWARE, prices change daily on their website which is pretty shady imo if you’re looking to rent here. But you can use it to your advantage if you figure out the algorithm. In the end, We do love the community and the location of the property. The residents are great and the events are solid but beware of the problems you may face!

DO NOT MOVE HERE. Lived here for 2 years and the front office will rip you off when you move out. Excessive cleaning charges and they claim they had to replace all carpet due to stains when we left the carpet spotless. Parking is a complete nightmare. Be prepared to park half a mile away and walk to your apartment unless you want to pay for an overpriced garage. Gave them one star because thats the lowest rating there is.
Amazing view and spot, but the office staff is beyond useless in regards to just about everything. Power in condo goes out regularly and so does Internet due to construction. Has so much potentially and was so excited when I first moved in beaches it was such a beautiful. But operations and staff are beyond useless, will move out once lease up. Rather pay more and be somewhere else than this spot, although from the outside I must say, I was fooled, it looks beautiful and couldn't of imagine how bad the whole operation is. Too bad really
This is a fantastic community with quiet neighbors, pet friendly, no traffic noise, safe area and tons of amenities! My only complaint is that there is not enough parking and people who own multiple cars will park all of their cars in front of the building (and they sit there unused) instead of the overflow parking areas and this isn't enforced. This place would be perfect if the management staff would consider either assigning parking spots (1 per apartment and extra vehicles can park in overflow) or to expand the drastically small parking lot to allow for more parking.

apartments looking over the lake make it very relaxing when coming home from work. Quite neighborhoods in surrounding areas also security vehicles around the area do a great job of supporting the apt complex. Easy access to 2 major highways. I had a maintenance issues the other day and it was fix the following morning and I heard their under staffed b/c they are a new apt complex, so I was impressed with that. The pool area is very nice, not a day goes by that I don't see someone cooling off in the pool. I was also told they are going to add more pools on the other side of the lake (we'll see). Just like every other apt complex your going to have to deal with dogs barking as your walking/jogging around the complex. All in all pretty nice apts.
New apartment complex in Austin Ranch. Pool and Gym are part of the amenities. Don't have any complaint after 3 months of living here. Quick maintenance and friendly leasing team. Plenty of layouts to choose from. Close to Carrolton, The Colony, Plano, Frisco,premium location really.
