Property Ratings at The Berkshire Apartments
Do not live here. This apartment building will consistently lose your packages and in no way help to reimburse you. There are days when all the elevators are broken, leaving elderly residents stuck upstairs. This place is also infested with roaches. No matter how many times you request maintenance to spray and how perfectly clean you keep your apartment, there will constantly be roaches.
Elevators always out of order! Minimal effort from management to properly get them fixed. I mean all of them. Huge building and all elevators out of order.
I love the property, its amenities, and location. The engineering staff (Jon Geiser) and team have always been extremely responsive to my maintenance requests. The concierge team (Beth, Michael, and Brian) and the package room attendant (Michelle) have been wonderful too! The management team (Michael, Jared, and Jackie) were also very helpful when I had an issue with a missing package. Overall, I'm very happy to be living at The Berks!
I have thoroughly enjoyed my time here at the Berkshire. The staff are always so friendly and helpful and I feel like this is a very close knit community. Having amenities included is definitely a huge bonus and it is the same price as university housing with more space and freedom. I would definitely recommend living here for students who study at AU such as myself
Living at the Berkshire has been a good experience. The location is vary convenient for American University students, many of the residents are students. I love that there is on site laundry facilities and a gym. The staff is friendly and helpful. The building is well maintained and maintenance staff are quick and knowledgeable when issues arise. I love that water and electricity are included and that they offer a 6 month term.
I really enjoy living here as a resident. The staff is very kind and attentive to any issues that arise. I appreciate all the events they put on in the lobby and enjoy attending them after a long day at the office!
This building has a very bad pest control issue that has been ongoing. Despite multiple attempts, the problem has not been resolved and it unfortunately has led to damages and losses.
It’s very convenient to get to American University, and I do like the free outdoor parking. Unfortunately, sometimes those at the front desk can be kinda rude and there were a lot of roaches in the past few months.
The staff here has been very professional and gone above and beyond to make the move in process very easy for me. Maintenance was prompt after move -in as well. I had the pleasure of working with Terrence, Nyekula and Michael. I highly recommend this property.
Pretty nice location, decent prices, good amenities. I think my only complaint would be with the noise, but that's pretty minimal. Overall, a solid place to live.
The maintenance staff is great. The buildings is nice but some of the units have bug problems. Overall the building is quiet except for a couple of troublesome apartments. I wish I had more control over the temperature in the apartment
Safe neighborhood but flooring is disgusting and apartments have bugs and rodents. Wanted to get certain things fixed and was told I would have to pay out of pocket even though it was within my first month. Asked to change apartment rooms and was told that would be extra and my credit will be run again for approval
We had so many mice issues (had to dispose dead mice by ourselves since the maintenance team was not available at night even though that is a health hazard) and they did not treat it properly. Had to keep on following up to get a useless response. Very disturbing and shocking experience.
It has been a good experience living at the Berkshire, Washington, DC this past year. The repair requests get prompt responses and the staff are very nice.
Been a resodent here for 2yrs...one of the safest community experiences ever..staff is always helpful and pleasant...maintenance handles concern in a very timely fashion..from the time of being greeted upon entering building always greeted friendly by front desk employees..overall safe abd pleasant experience ??
I have really enjoyed my residence at The Berkshires. The staff is kind and welcoming, and everyone I have run into is friendly and willing to help. Maintenance attends to problems very quickly which is very helpful. I also really appreciate the clean Fitness Center in the building, as well as the market. Overall, I enjoy living here!
Overall, my experience has been good. The space is nice and perfect for a college student. Unfortunately, there are consistent maintenance issues and community rules, like quiet hours, do not seem to be enforced.
I have really loved living here so far! It is super convenient as a student. My only criticism is the organization of the management. Sometimes I receive notices that are mistakes. But other than that, I would recommend it to all my friends.
Overall I love living here, the building is in a beautiful location, near metro and buses and many places are walkable, easy to get to the local shops. Maintenance are very helpful when we need a quick repair or paint job.

Great maintenance , packaging room staff and front desk! Management needs to be more responsive to residents, implement cleaning after pets especially in the elevators and laundry room
The elevators don't work and management refuses to fix for over a year and a half now. Poor management, but really good staff, maintenance too.
Great amenities, wonderful service, great building. Close to AU campus, about a 10 minute walk to class every day. Convenience store is useful!
So far I’m really liking the staff and the community, but my only problem was the lease that I signed did not match what I thought it would based off the floor plan.
High rents are excessive and unaffordable; too many college students who show no respect to the building (e.g., carpeting is ruined from students dragging bicycles in the hallways, garbage thrown on the floors in trash rooms, etc.); walls have to be constantly repainted every year due to excessive cracking/pealing the the cheap paint used.
They answer pretty fast when something is wrong with the apartment. The apartment is very nice and has all the basics considering it’s an unfurnished apartment.
The staff is very helpful and kind. If you need anything, you’re likely to get support quickly from staff. My neighbors have been lovely so far, although residents mostly keep to themselves.
I have only been a resident at the Berkshires for a week but I can say that thus far the staff has been nothing but helpful. As to be expected there were problems with my move in but everyone made it very easy for me.
Great location for an American University student. The building has a gym and a convenience store right inside. The apts are very spacious. You can receive packages right downstairs and there is a full time concierge.
It is a good and safe place to Live in Washington dc. It is close to my son’s school and to American University. I Love the gym and the convenience store.
ROACHES. I moved in and there were roaches in my kitchen and bathroom. When I moved in the lady at the front desk was very rude and the leasing office was very disorganized.
The staff is super friendly and I love my space. It very close to American University literally a 5 minute walk as well as being very close to embassy row(same street).
Move in went smoothly. Nice amenities, and walking distance to a lot of restaurants, shops, and schools. Bus stops out front and metro isn’t too far.
I just moved in last week, but so far experience is good! My one gripe is that they didn’t clean the apartment too well before I moved in, but otherwise everything is good now.
I just moved in and I am having a good experience overall. The building is conveniently located, close to my college campus as wells as stores, pharmacies, etc. the included amenities and utilities are great. However, the building is clearly old and has seen better days. The staff are nice but not at all knowledgeable, which can be frustrating as someone living in their first apartment. Overall, a great first apartment for students, but wouldn’t live here long term.
Been living here 2 years and I highly recommend Berkshire as a great safe place to reside...the leasing n management staff are very pleasant and handle concerns with a pleasant n an timely manner..from the time of entrance front desk clerks are very welcoming and pleasant...maintenance responds in a very timing fashion which makes it a plus
I am very happy with the layout of my One-Bedroom apartment. It is the perfect space for one person. I do like the laundry rooms being so large that it is easy to get laundry done fast. I do want to say that cockroaches are meant to be out of apartment units before move-in per the lease and they were not for my unit. I am still dealing with this problem and no one seems to be too hasty to fix this from management/maintenance.
Great apartment and friendly staff. The Berkshire is a wonderful place to stay. It is near to the American University and is a walking distance from WCL. Very convenient!
The Berkshire is wonderful: is right next door to Homeland Security, Channel 4 News, across from American University, walking distance to groceries and side-walk restaurants. The building is clean and the staff is excellent, responds well and respectful. There is free parking in the back! And garage parking for a fee! Lots of deliveries -food and packages. Mail room package guy is awesome. 24 hour concerige. The building is kept clean everyday by the most wonderful workers. I enjoy seeing them every morning with the cleaning carts. There is a grocery store downstairs and there are plenty of areas to sit with guests if you live in a tiny studio and don’t want them in your apt. Nice gym. The weights can be loud though. Lots of elevators and lots of other wonderful things about the Berkshire. It’s apparent that the owner(s) care and is invested in a place to be proud of. I like living here.
I have lived in Berkshire for 9 years. Its a great place. The location is awesome and close to everything. Amenities are well maintained. All utilities are included in the rent. And to top it off, parking is free!
Great location, easy to get to local stores and work, near metro, near buses, most places are walkable, great restaurants just up the road. Whenever I put in a request maintenance help right away!
Quiet hours are not enforced, so it’s consistently loud into odd hours of the night (till 3-4 am). Many things have broken; we were given an old, used dishwasher to replace a broken one, we had two new stoves/ovens because it was leaking gas, the AC/heating unit was leaking a rusty fluid, etc. When we brought our concerns to management, we were told, “well, it’s an old building.” Thankfully, maintenance was incredibly helpful, despite the uselessness of management. The smell of people smoking leeches into the apartment. I know others who have had bug and rodent problems here. We generally only see bugs sometimes, but we did have a mouse once. Both my and my roommates cars were hit in the parking lot, and there was no help in finding out who was involved in each of those instances. In our first month living here, someone relieved themselves outside our apartment door. Twice. While it was cleaned up, the person responsible was not help accountable in any way.
Overall the building is in good condition after it was renovated. However, the staff including management are not very good once you sign the rental agreement.
Great maintenance staff!! Great elder neighbors!! I have been living here for over 11 years . Community assistant manager is friendly! Wish we had nice upgraded hardwood floors and upgraded appliances!
I've lived here at The Berkshire for about 6 years, I've enjoyed my stay here. The maintenance and office team is the best. Any problems that I've had as been addressed in a timely manner Thank you Berkshire staff.
Today, 5/7, The AC is not working in the Berkshire and it's 80 degrees and humid. This is ridiculous. They say they can't work on it b/c it's the weekend. You can't reach the manager who is never around and is never responsible. Meanwhile, my rent was increased the most it's ever been increased this year. And, the front desk people are not trained to do the most basic things like take a maintenance request. And, dogs are pooping and peeing all over the place. When I moved in, no dogs were allowed and the front desk staff was competent. The management seems to be trying to do everything to ruin the Berkshire.
Staff are so pleasant and very responsive with addressing any concerns immediate...been a resident for 3years and highly recommend....friendly staff and safe environment
