**warning** I repeat DO NOT MOVE IN HERE!! We just moved in on 3-30-2024 and we are extremely disappointed with the apartment. The apartment is extremely outdated, the door to the outside bathroom is broken. Faucets to both the bathroom and kitchen are leaking. The kitchen cabinets are chipping off. When they give you a tour they show you the showroom updated version and not really show you the apartment you’ll be moving in. They CHARGE YOU FOR EVERY LITTLE THING example if you want a “private patio” which is just a small little area that’s $60 or so extra. If you want a modern washer and dryer” $50 extra! Then you can’t opt out the internet service they provide which is in the $155 package that’s not included into the rent. They said we could use our internet but still need to payyyyy the service. Water is not included in the rent that’s another separate bill. They did not honor the lease contract and we received crappy services. We took the complaint to the property management but according to them they can’t do anything. Do not be fooled by what they say or show you because there are other complex that do not give you these problems. Multiple apps and additional fees for these apps. Also let’s not forget you’ll have to sign up for the city of pines to waive a permit security fee incase you don’t want to get fined by the city for accidental non emergency call. They honestly are just up charging anything and everything they can think of. DO NOT MOVE IN here. There areeeeeeeeeeee so many more complex worth your dollars to look at!

I was kind of nervous after reading some more recent reviews but let me tell you, I am super happy now. I moved in February and so far so good. Every issue I had when I first moved in was take care of. My maintenance requests have always been taken care of in a timely manner. It's pretty quiet at night where I live. All the neighbors are nice. I gave it a 4 because I feel they could upgrade some things within the apartment. Also, this community is full of ducks, so there is duck poop everywhere. The parking rules are kind of strict when you have guests. But the amenities are amazing and the location has everything you need close by.

Our unit has mold throughout and it was supposed to be newly renovated. I just moved in a few months ago and there is mold everywhere. The HVAC system is blowing mold everywhere. The front office has been giving me the run around and not trying to properly remediate the issue. The mold is on the walls, covering plants, inside of cabinets, growing on kitchen appliances, and cutting boards. Everywhere!!! After weeks of opening a ticket i finally got them to schedule an appointment with a 3rd party vendor and every time i ask them what will they be doing they act like they have no clue. How can you schedule a service with a 3rd party vendor (that you have to pay) and not know exactly they're coming out to do? Makes absolutely no sense. I will be seeking legal counsel on this matter.
Don’t expect them to take care of anything from the property to your apartment. Absolute disgusting.
This property has poor maintenance if some thing is broken it takes several weeks for someone to actually come there’s alway trash on every corner on the outside when you enter it’s fine especially since they’ve just slapped a new coat of paint on the walls I would suggest driving around the community and speaking to current residents prior to living here. Your car may get booted even if you have a lease and there are large pot holes all around the community. No one ever answers the phone unless you’re a prospective tenant.
My views have changed. It has been home for twenty seven years but things have changed. Drugs is rampant in here. You have people coming in to purchase drugs and they sit in the parking lot and do there thing.
If you are looking for a nice place to live Avant at Pembroke Is the place very nice very quiet great place to raise your kids surrounded by the best places in the neighborhood you would love it as well as very clean residence and well groomed

The complex is secure and most of the time is always very silent. A nice place to live for people who work hard during the day and they don't have to worry of extreme noise or anything of the source.

Going on three years as a Resident living in Avant at Pembroke Pines and I could not be happier. The neighborhood is clean and feels very safe. Being born & raised from PPines, its the best! I wouldnt want to live anywhere else!
I do not recommend Avant to anyone, since new management took over the place has gone from good to bad when it comes to customer service. Yes they are doing improvements to the area of beautification but their customer service is poor. Work order maintenance personnel leaving dirty ac filters on top of your clean dishes and utensils.
Overall, very dissatisfied with just about everything. Definitely will not be renewing my lease

I love coming home to the Avant once I drive through the gate I know I am safe. The staff is very courteous and friendly.

Extremely large pot holes in back parking area, causing severe damage to tires, excessive garbage overflowing in parking lot as well as dumpster. Pool and ammenties closed since February but we still pay for it use. Continues police presence in back buildings. Not a welcoming or safe environment
Even though there's some issues like in any other communities, The Avant is still a quiet and nice community. Close from everywhere.

We have been living in this community for 2 1/2 years and we love it. The environment is very nice, we live close to stores, hospital and medical offices, church, schools, gas station, etc. The Avant personnel is very friendly and service oriented.
The Avant at Pembroke is a excellent place of residency. I have been here 4 years and I love the area and my neighbors are very respectful and its quiet.

I moved in roughly 2 years ago and for a two bedroom apartment and the price point of the rent it is definitely a great place to stay its in a great neighborhood the community is kept nice and I had a friendly neighbor so I did not have a bad experience I would definitely recommend it to others who may want to live in Pembroke Pines and Miramar area and may not be able to afford some of the higher and places it is convenient to the major highways shopping restaurants and it is a great place to raise a child
I love love love The Avant. AWESOME LOCATION AND PRICE. The New BH is wonderful. Lovely and cozy unit and nice people for neighbors. You changes are excited. Henry is excellent as well.

Great community, staff and residents are courteous, professional, timely, respectful, & friendly. They are always personable & understanding to all residents & strive for everyone to have the most affordable, comfortable, & safest living experience possible (especiallyduring COVID-19). Avant strives to be more than an apartment complex, but a home & community to all residents & their families.
Most of all Avant is a great place to live it's close to the stores . There's constant beautification and updating going on .

Eventhough there's still some issues with the cleanliness, I like this community a lot. Great neighbors and the manager is awesome. I would recommend it to everyone.
We've been at The Avant for a while and it's going through upgrades. Mgt is doing their best and the changes seem very positive, so we're optimistic. They're definitely better than previous Mgt. A complete 180 degrees.

Avant at Pembroke Pines is a beautiful place to live. Management just need to do a better screening of people moving in. I see a lot of activities taking place by some residences that have no place in our beautiful community
