Property Ratings at The Atwater
I toured this apartment in person and was underwhelmed. Not worth the cost imo. Looks good in photos but the build was shabby and cheap. I could pick out a lot of things but what did me in was the balcony floor, it felt so thin like walking on a piece of hollow plywood. It’s not the worst out there, but I suggest you tour this place personally before you even consider. Definitely don’t sign on just from a virtual tour.
This building has given my problems from the start of my tenue here. From the large presence of people that seem to have come straight from Brooklyn to the extremely thin walls and floors.. the list is extensive as to why you should look elsewhere, especially for the price you pay. The bug issue is also extensive here. Mosquitos, spiders, and the gnats... do not get me started! The current property manger is of no help and has such an attitude (they have gone through so many property managers since I moved in when the building opened). The gate is constantly broken in the front so anyone can enter and the package room is ALWAYS unlocked, which doesn't seem to make sense since packages are always dropped off on the floor. During the holidays, it is a thief's dream. Be prepared to wake up to your apartment filled with weed smells from your lovely neighbors who blast music late into the night. Oh and the security they hired? You have an issue? Prepare from security to not answer or show up. He is also not on site every day only Thursday- Sunday since apparently things do not happen Monday - Wednesday. I can go on and on but the bottom line is please take your hard earned money elsewhere. There are so many newer buildings with much more promise.
The property is spread out amongst three buildings with a fourth currently under construction. The main building is what holds all the amenities, therefore if you're in an of the other you'll have to walk across the parking lot to use. The parking gate is always broken, which means anyone and everyone will drive thru the parking lot. The view from your apartment is either a parking lot or the river. The price difference between the main building and an apartment with a river view is large enough to have to consider. There was a handful of questionable residents in the beginning but in time it seemed to settle down and isn't much of a problem. Walls are fairly thin but my neighbors haven't been too loud or obnoxious, however you can always hear people outside the building talking loud or inside the hallways. With the rent being similar to the rest of the area and now with Hackensack having so many options to choose from I would strongly consider looking around before making your final decision. I would not move here without a strong incentive.
