Nice, quiet community, great staff

I just moved in, and I like the place so far. Excellent amenities, they still working on improvements. Great customer service from the office staff, special thanks to Chris and the office manager for being so helpful and making the moving experience go smoothly despite last minute issues (I ended up moving to a different unit).

I loved living here!

I absolutely loved living here! I felt like management and the office staff handled the entire freeze situation of 2020 well. Kept us well informed during the Austin shutdown during the coronavirus and just always made sure that no matter what disaster was happening outside of our community, we were up to date and well informed. The manager is always friendly and Kacey always had a smile on her face! I hated to leave but my job took me out of state. If you’re looking for a central location but just far enough from the downtown chaos, this is the place for you!

More bad than good

I love the location of this complex as it’s a quick drive to downtown. However, walking my dogs at night has recently made me uncomfortable the homeless population has been pushed towards this area. Also, the gates never work for more than 24hours. Work orders take forever to be completed (2months was the longest and 1week was the fastest). Upon move-in, the apartment smelt weird as if it had been vacant for an extended period of time and all the holes in the walls from the previous residents were barely fixed (some filler placed in the holes & painted over). Dog park is awful - on a hill so I have barely used this for my dogs but they’re adding a new one so maybe that’ll be better? The gym equipment is always broken - don’t waste your time in there. During the Feb 2021 winter storm, so many issues occurred for a relatively new complex (built in 2001) which is extremely concerning to me. A boiler system is used for heating and we had no water for 2 weeks. I think the best part truly was when I came home to still no water after being told repairs would be completed by a certain date & then still having no water but instead, I had to clean up Sheetrock that they left on my patio after fixing my broken water heater!!

Cheap and awful!

If I could give this place zero stars, I would. These people are cheap, cheap, cheap. Before the February 2021 winter storms, it was awful. They had us move into a unit that hadn’t had people in if for awhile, and there were bugs EVERYWHERE. We were begging them to get exterminators to come by—and that was when we were able to get them on the phone, which was RARELY, if ever. Then when they finally responded, they wouldn’t send an exterminator for WEEKS, and the they did they never provided advanced notice, so you had no idea when maintenance was coming. Which kind of blows when you work from home. But man, yall, it is now 3 months after the winter storm and this place is TRASH. My hot water rarely works, if ever. And I have it on full blast. Toilet isn’t flushing properly, but yet it’s always running? And the kitchen sink has barely any water pressure. I have been asking them to fix things for months. Every time they send someone from maintenance who does the bare minimum—probably because the complex is telling them to be cheap—and the problem persists. Try cooking in a kitchen without having enough water pressure to wash a dish. Or any hot water to take a shower. Or never knowing if now will be when your toilet stops flushing. Their solution to the severe damage done complex-wide during the Feb 2021 storms? Paint the exteriors of the complex a different color. Not a joke. It is bad, y’all!

Probably 2.5 Stars If I'm Honest

At first glance, this place is awesome - but there's a lot to know. The Good: - Located within easy distance to downtown, nearby HEB and quick food options, but also feels a little more residential so running/walking isn't too conguested - Updated apartments with nice countertops and appliances - Nest thermostat and Google Fiber are both nice to have - The bathtubs: the best part - perfect for soaking The Bad: - Package service isn't actually available anymore as the office won't recieve packages; if someone attempts to surprise you with a gift or if your box won't fit in a standard locker, you'll have to get it at the carrier's office. - Parking, while free, is tough depending on your unit. Some units have very little space not allocated to carports/garages so you may end up parking a bit away from your actual building, which can get uncomfortable to walking in (especially with groceries) during the summer, winter and rainy days. - 'Gated' is not what it sounds like. There is technically a gate around the property but the entrance is always open so there's the convenience of not having to deal with it but the downside of paying for 'security' in that regard. Plus, you can only use the front gates for entering/exiting, even if you live at the far back of the complex. Also, gate codes don't actually get assigned - and when they do, don't actually work. - Ignore their notes about a 'sauna' and 'social activites.' The Moderate: - The gym and pool are both nice but not always great. The pool spends large spans of time during all seasons unattended, and the gym is often short of supplies (including non-working machines) - Maintenance staff are actually really nice but a lot of issues like misfunctioning toilets and blown heat or AC pop up regularly and there doesn't seem to be a proper fix for them. - Communication is like pulling teeth sometimes. You'll get a response, and their response times are faster, but it might not actually have an answer. More non-answers really - a little gaslighting in all honesty. Any major issues it'll be a hands-off communication style until they get pushed hard enough to actually provide a response. Overall: not a bad place if you like the area and want updated units but remember that living here comes with (or without) a lot of smaller, often forgot about things in the home searching process.

Don't be fooled - New management is not any better.

Worst apartment I have ever lived at. They have had a severe raccoon problem since I moved in almost a year ago. It's probably because they never pick up the trash when they say they will. The back gate is always broken, I've literally never seen it operational for more than 24 hours. I was told I would get wood floors and I was given carpet everywhere but the kitchen and bathroom. Service request take multiple calls to get someone to even show up. and when they do they may or may not finish. I was left with a broken sink for 2 months because they said they would come fix it and forgot. They switched management shortly after I moved in and new management doesn't care at all and hasn't done anything. save yourself the trouble and move literally anywhere else. Not to mention, during our recent winter storm they left us without water for almost a week after it was turned on in our area. This complex is completely mismanaged.

Stellar Stay 3 weeks in

Meeting my expectation-- accommodations have been more than adequate. I'm a thorough renter-- I looked at 15 places for a 6 month lease. The Aspect was above and beyond the best value I found within 15 minutes of downtown ATX. More importantly, they stuck to their end and made the process easy. I've waited ~3 weeks since moving in to post a review for fear of later revising (which I still will do if anything changes). Pre Move-In: Communications were adequate. I'm a demanding renter and expect a very fast turn-around which is sometimes unrealistic. At the end of the day, everything was in order (contracts, payments, next steps) and I was comfortable at every step of the way. However, there were a couple of 2-3 days of radio silence I would've preferred to do without. Move-In: My unit was very clean, I received my keys on time, payment was clear and not-sketchy. We had to get the heat turned on but that's not surprising and they helped facilitate immediately. Living Here: Wonderful. The community has been safe and quiet. Maintenance requests have been responded to within 24 hours (3 already, but none of significance: window not opening well, getting heat on, etc.) Mail and Delivery has been a breeze. Parking has been relatively easy. Haven't seen any transients/homeless on the grounds. I'm on the ground floor-- there is definitely walking noise above me but I can't hear voices/conversations or anything like that. All-in-all, 5 stars, and thrilled to be part of the community.

Run Away Far Away From This Place

Lots of crimes being committed at this property from peeping toms, robbery, aggravated home invasions and much more. Old and New management have not done anything to keep us residents safe. We have asked for security but they would not do it. Roach infestations Structure damged buildings And I could go on and on. The pictures you see were taken when the property was new looks nothing like that anymore. Dont waste your time

maintenance is awesome!

I just had a hot water heater replaced and Kelly the maintenance manager did it himself. He was professional, friendly, efficient, and protected me and my home from Covid, and left the apartment and patio area as clean as if he were never there, protected the rug, etc. Additionally, he completed the installation of the new unit in a timely manner and took the extra step of installing a weather insulation blanket to save money in cold weather even though we are in Texas, it does get cold sometimes! Very friendly and competent - thanks, Kelly! So glad this new management company took over in October... a much-needed improvement! I signed my new lease again for 2 more years this fall and Im glad I did

This apartment community is conveniently located near everything you could need, and it is safe and clean, with upgrades in the apartments at a reasonable price for what you get.. I have lived here going on 3 years and plan to stay a few longer... the staff are helpful and anything that may need repair gets attended to immediately. neighbors are overall professionals and quiet and it is pet-friendly with respectful pet owners who care for their animals well... the pool and gym are well maintained and the valet trash service is appreciated... I love it here!

Good location. Office and maintenance staff lack professionalism and are not thorough in completing tasks and maintenance issues professionally. Gym basic, pool is shallow, BBQ and BBQ area is good. Common room closes at 6pm and is closed on Sundays. Residents are hardly able to use it unfortunately, despite paying for it in their rent.

Upon moving in 2 months ago, I had received a packet that contained information (towing enforcement and patrolling) that was a year old. Because of this misleading information, one of my visitors cars ended up getting towed the other night because I had referred to this packet. I also don't like the fact that we are promised a patrol car to work from 8pm - 5am and I have yet to see one. I had called the number I was given in that packet (that was a year old) and I was informed that he hasn't worked at this apartment complex for a while. This is honestly very upsetting and not how I wanted to start my life at this apartment complex.

The Aspect is a great community. The amenities are awesome, as the pool is a move every weekend for myself. The workout center is also up to date and has a variety of things. Valet trash is awesome! The units themselves are nice as well. Can get a better handle on old air units as mine seems to be giving out as during the day it doesn't stay cold.

The team were very welcoming, in particular the assistant manager Mellisa who went out of her way to help us with the move in process. She was always there to answer any of our questions prior to move in and helped us set up our various utility accounts on move in. As well as this all the other staff were really helpful and accommodating.

I like the community, its quiet for the most part. The amenities are okay. The price of each unit is getting increasingly more expensive. We will be forced to look further south for a more affordable apartment. We like the area but can no long afford !,475 for only 823 square feet of space. A separate closet for linen items would be great! the hall way closet in a 1bed-1den-1bath is just too small. More storage space would also be highly appreciate. The dog park has been a huge pain. The patches of grass that have recently been placed down on Monday June 18th 2018 is now a huge area of mud AND grass. Some benches, dog toys, chairs, obstacle course, more secure fencing in the entrance to the dog park, more attention to refilling poop bag at each station, net fencing along the entire dog park for smaller dogs whom can easily fit under the metal fencing and MOST importantly leveled land!! The dog park could use a lot of attention. In the summer time, it would be a great idea to do a activity with the residents and their dogs, a pool day at the dog park with a large plastic pool filled with water. As well as a contest to win some money off their next months rent with a "cutest dog" contest. A lot of the dogs I have met here as well as my own love water especially in the summer time.

A wasteland built on a landfill

Where do I start? I'll start with the crumbling foundation which is apt because it's built on a landfill. This foundation is shifting and sinking which requires constant foundation repairs to every structure on the property. This problem extends to the roadways which are constantly being worked on. The inconveinence of this is second nature because these apartments are always in a state of disrepair. Things that you take for granted (such as running water and electrical current) are always being shutoff with no notice for hours on end. There are always construction workers and loud, heavy equipment all over the property as a continous assault on peace and order. There was a building demolished many months ago and the construction never stops. Parking is a nightmare as there are no assigned spaces unless you pony up big bucks for a covered space or garage. There is mandatory trash collection because people here aren't even left to dispose of their own garbage without being charged for it. Due to this, there are ridiculous plastic containers by all of the doors and fungus and mold is found in these areas as well as odors from trash. There are always transients walking through the property and vehicle and home break-ins are common although this is a gated community. There is no real security because the entry doors can be unlocked by sticking your arm through and opening from the other side. There are so many dogs here which wouldn't be a problem if people picked up their animal's waste. There are stations but that's irrelevant if they aren't used. The pest control problem is probably the worst thing if I had to pick one problem. Ants, roaches, spiders, beatles, mice, bedbugs, and rats are pests that I or other tenants have had to deal with. Go somewhere else. This place is a dumpster fire of nonsense you want no part of.

They were necessary for the sustainability of our property and have been completed in their entirety. While water shut offs can occur from time to time, we will always do our best to give advanced notice when possible. The exception would be if a pipe bursts or there is a similar unexpected issue. In regards to parking, we are aware that it can be difficult to find parking right by your building at times. We are implementing a parking permit program to ensure that our residents and their guests can easily find parking. Additionally, we are offering covered parking and garages as an amenity. It is by no means mandatory in order to have parking, but if you wish to have a guaranteed space I?d be happy to speak with you about getting one. Overpriced complex w/ paper-thin walls, constant maintenance & construction traffic & noise, and ever-changing rules & policies that are unreasonable

The Aspect (rebranded from the previous Cityview) is a horrible complex that will saddle you with constant fees and a never-ending set of obstacles that you have to just deal with. They're going to repave the parking lot? Well, you can't access your garage or parking space or you'll be towed. The gates are being reprogrammed so you have to go to the office and get a new gate fob. Another "aspect" is the ongoing construction projects that create so much traffic and chaos during all hours that you can forget about having some peace and quiet after a hard day's work. Even the gym becomes a hassle as they have yoga groups come in and take it over at times when I'm trying to use the weights and cardio machines. The pool area? Really fun to see thirty-forty people show up that don't even live here. Enough of this monstrosity.
