Great apartment to live in, with a good location. The front desk is very responsive to phone calls and helpful. They host events and giveaways in the apartment that add excitement. Only complaint is the security; depending on the person, I have had very helpful and unhelpful experiences with them

I’ve enjoyed living here. I really appreciate the price considering the units come furnished and include utilities. I wish some residents were more aware of their surroundings and threw trash into the appropriate chute, rather than the floor.

Somehow some residents keep leaving their garbage in the trash room without pushing it down the chute. I hope the building administration can do something about it, informing all residents of the proper way to dispose of garbage their

The apartment when handed was in an okay condition but the move-in date was 16th (more than half of the month had passed) yet they took the full-month rent for 15 days. Reception area isn't as helpful since they are there to just monitor entry and exit. Was initially very difficult to locate parcels and I have lost 1-2 of them! The apartment was okay-ishly cleaned had to do a deep-clean on the first day. My stove didn't work for a month! and only GE could've fixed it and they took a month! The amenities are nice in the complex but the rent is quite high seeing the quality of maintenance (1 guy for such a huge complex!) Otherwise, the location is nice and safe, surrounded by students.

I moved into Accolade on Chestnut in August 2025, and it has been one of the worst housing experiences of my life. If you are a student or anyone who needs a peaceful place to live, please read this before signing a lease. From the very first night, I discovered that the building next door has 24-hour construction—bright lights on all night, constant noise, and heavy machinery that makes it literally impossible to sleep. On top of that, the Hilton hotel below starts blasting loud noise every evening around 8 p.m. Imagine trying to study or get any rest with this going on day after day. When I raised this issue with management, their response was dismissive. They kept saying there are no alternative rooms available and that “outside construction is not their responsibility.” Basically, they admit there’s a huge problem but refuse to take any accountability. Their only so-called “solution” was telling me to sublet my unit. I tried that—I posted in multiple Penn student WeChat groups and even on Xiaohongshu. Absolutely no one was interested, because word is already out that this place is unbearable. So here I am: trapped in a lease I cannot escape, paying thousands of dollars for an apartment where I cannot sleep, cannot study, and cannot live a normal life. Management shows no compassion and hides behind technicalities. This is not just about inconvenience—it is about basic livable conditions. A place that advertises itself to students but ignores 24-hour construction noise and refuses to work with tenants is unacceptable. My advice: Do not move into Accolade on Chestnut. Save yourself the stress, the money, and the sleepless nights.

People are great, friendly and responsive here and the apartment is nice. It would be better if there is window screen and smoother parcel delivery options.

Very good environment, service and utilities with reasonable price. The accolade gives me a wonderful experience during my first study in America. Highly recommend!

Very helpful service with move-in and fixing key fob issues. Unclear what the security service is around the building during night time. Common areas are very clean and nice.

On my move in day, my roommate had let her friend stay overnight in my room. I told the property staff about it and he just told the friend to leave.. No consequence, no warning. SO gross to move in when someone was just sleeping there the morning-of and the place wasn't even cleaned. Secondly, PLEASE fix the package system. I understand that the building is transitioning to the ParcelPending system, but there HAS to be a workable temporary solution in the meantime. Especially during move in week when so many packages are coming in. AT THE VERY LEAST, someone should sort the packages in the mailing/project room by floor. It is absolutely ridiculous to make the entire building's residents search through ALL the packages in both the parcel and project room. Package stealing is bound to happen as well. USPS lady said the same thing. PLEASE create a workable temporary system NOW and don't wait for Parcel Pending to be set up.

My move-in at The Accolade on Chestnut was seamless. Great location, excellent amenities, and clear system instructions. Special thanks to Akilah and Kerry for making everything run smoothly. Highly recommend!

I’ve noticed some really positive changes in the community recently, and it genuinely makes me happy. Things are gradually getting better—from cleaner shared spaces to quicker responses from management. One thing I’m especially glad about is the installation of package lockers to help prevent stolen deliveries. It’s reassuring to see that our concerns are being heard and addressed. Looking forward to seeing continued improvements!

The location and space is very fair compared to other apartments in the area. there are plenty of common areas and study rooms with white boards and TV screens for studying.

Great place to stay and students feel safe! Great events and better networking opportunities. Updates could be made to existing amenities and coffee machine.

I’m moving out soon, but my time at the accolade has been really nice. Great location and the staff has been very helpful with any issues that arise. Would definitely recommend to anyone looking for an apartment

I’ve been living here since August 2024, and unfortunately, I’ve experienced three major leaks in my unit. The most recent one, on May 5th, was by far the worst—water was actively leaking from the ceiling in the same spot as before, to the point where it felt like it was raining inside my bathroom. I had to place two buckets to catch the water, and the wall was soaked and crinkled again. The hallway outside my unit was leaking too. What was most upsetting wasn’t just the recurring damage, but the lack of urgency in addressing it. I called maintenance multiple times and couldn’t reach anyone. When I finally did, I was told help was coming, but no one showed up. I felt completely alone in dealing with what felt like an emergency situation, and I didn’t feel safe in my own home. Previous leaks were never fully repaired—walls left damaged, ceiling panels left open—and I’ve had to live with the aftermath. This has been an incredibly stressful and exhausting experience, and I sincerely hope future improvements are made to better protect residents and respond to urgent issues quickly.

Very nice for graduate student, very convenient for our research daily life. Close to the campus, just behind the Upenn bookstore. In the room, the feeling of it is comfortable.

Much more better! I did not lose my package these days! Nobody steals my packages!! Staffs are friendly and helpful, and they often help me look for my packages.

It's really nice to live here. The only issue is that there are too much trash stuck in the trash room. It would be better if the trash could be cleared in time.

I had a great experience working with the staff, especially Kerry from the leasing office. The process was responsive, friendly, and helped coordinate my roommate request efficiently. I would recommend this property for prospective students.

Resident experience has still be very satisfactory. I really like living at the accolade, it’s in a great location and easy to get to school, work, and public transportation.

I’ve been living here for a while, and I have to say, everything is good but the heating situation is really disappointing. During the winter, the apartment is extremely cold, and the heating system just doesn’t seem to work properly. Even with the thermostat turned up, it takes forever for the temperature to rise, and it often never gets warm enough. I’ve had to rely on extra blankets and portable heaters just to stay comfortable. It’s becoming quite frustrating, especially since it’s been really cold lately. For an apartment that’s supposed to be modern, the heating system definitely needs improvement. I hope management takes this issue seriously and does something about it before next winter!

Not the most responsive and would appreciate if there was clarity around lease end date Coffee machines often are messy and are not updated regularly and common room bathrooms often don't have toilet paper

The apartment is very well kept and in a really great area next to campus, food and for a fair price in Philly. Somethings in the apartment are not as up-kept as other and maintenance can take sometime to respond and may require you to call the front desk. The package room is chaos and your lucky to see your package where it’s supposed to but look around enough and you’ll eventually find it.

Apartment was dirty when I moved in, including food stains left in the fridge, hair everywhere, tape on the walls, and the carpet was not even vacuumed. The AC didn't work for over a month upon move-in. Then when I complained to get it fixed the staff tried to make me feel guilty for complaining. After the AC was finally fixed then my ceiling started leaking. Upon opening the ceiling panel I found water stains everywhere and mold. They never addressed the mold, and now there's also a massive hole in my ceiling from them trying to find the leak and I doubt it will be repaired any time in the next few weeks. The trash chutes are always clogged and the hallways smell because of it. The front door area also floods anytime it rains.

I love my stay during the last few months since it's location is pretty convenient and get easy access to the campus. Besides that I love the 24/7 gym and common amenities such as outside Patio and study rooms.

I originally thought that the building, along with its rooms and facilities, would be quite old, but I was pleasantly surprised to find that everything is very new! However, the parcel room can be a bit disorganized, and I often have to spend a lot of time searching for my packages. Additionally, when I reported maintenance issues, no one came to assist me in a timely manner. Other than that, everything has been great!

I recently stayed at Accolade Apartments and overall had a positive experience. The apartment is newly renovated and very clean, which I really appreciated. The staff at the front desk were friendly and welcoming, making the check-in process smooth. The location is also excellent—it's only a 5-minute walk to the University of Pennsylvania campus, which was incredibly convenient. However, the maintenance response time was disappointing. My roommate had submitted a repair request, and it took quite a long time to get any response. While this didn’t majorly affect our stay, it’s something that could be improved.

A good place to live. Its the central of penn university city. Walk is a good way to school. But compare to the other apartment, accolade is small one. And our window cant close, no blind, on light source in bedroom. Anyway, recommand it.

The facilities here are very clean and new, and there are gyms and public study areas. I like this place very much, and I have made many new friends.

It's better to move in than expected, because I've heard that Accolade is not very good, but in fact, it's not like the rumored to be broken or bugs, with furniture and very new. This is very good, and there is no need to buy furniture again. Moreover, the rent includes utilities, the front desk staff is also very patient, the people living here are also very friendly, and we have met new friends and classmates here. We will cook and go shopping together, so it's good to live here!

The room is generally clean and tidy, and most of the equipment functions properly. However, there are dents and holes on the walls and ceiling.

I really love how managers are working in the apartment and they always try to give a lot of help. Very satisfied and hope this service to be sustained

I think the accolade is a great apartment community, very convent to Penn, fully furnished, full of good amenities, making me feel I am so lucky to live in this community!

Never answer emails, only phone calls works. Faculties leave earlier than the time they supposed to. Package got lost or show up a couple days later when tracking app says it’s delivered.

The elevators are not working time to time. Promised to compensation but didn't give at all. For 2B, the wall is almost not there, you can always here your roommates noise.

A good choice for students at Penn. Its perfect location within a safe neighborhood have been proven to be helpful if you want to spend more time at school.

Overall ok place to live but way too expensive for the size and quality of these apartments. It seems like it was made cheaply/unfinished. Nice location if you’re going to school near here.

Pros: 1. The distance between the apartment and the school is short. It only takes me 5 minutes to travel from my apartment to the school. 2. Just finished renovated. Everything is new in the room. Great furniture. (No ethernet cable which is kind of weird) 3. Great and well-maintained downstairs public spaces. 4. The soundproofing between different units is great. (Cannot block load sound in the room) Cons: 1. The dryer machine doesn't work really well. The GE Condenser Frontload Electric Dryer has lots of potential issues that cannot function well to dry the clothes thoroughly. 2. The trash chutes in the trash rooms are so small, they get stuck very often. Boxes are stacked in the room for half a week without cleaning. 3. The parcel room still has not been set up for a month, I was told by the management group that it will be set up in no time in the past month. Overall, I think this is a great apartment to settle in.
