Property Ratings at Student Living at Autumn Leaf Apartments
I've generally had great experiences with leases/landlords while living near usc, but I had the worst time with autumn leaf mostly because of management that was disrespectful and hard to reach / the unit was really old with a ton of issues and there were occasionally roaches - fine whatever it's a college apartment, but again, management sucked / unsurprisingly, fees were deducted from our security deposit for completely wrong reasons and I was way too tired to dispute them at that point. The only redeeming quality was that the person helping with maintenance and repairs was fast and very kind.
Of the 5 apartments I've had during undergrad and grad school, this is the worst one. The management is nice, the maintenance guy is awesome (but has too much to tend to), the apartment is large for it's price point and in a safer part around USC; HOWEVER, the apartment does not do a good job serving its main purpose of being a reliable living space. Major issues with our apartment: 1) the electric flickers out regularly (killing the interne in the middle of Zoom calls) 2) the electricity has gone out completely in half the apartment over the weekend 3) the hot water heater has stopped working over two consecutive weekends 4) the water pipes are not be well insulated so that the water reflects the temperature outside (burning hot or freezing cold) minor problems: 1) when we got here, the front door was crooked and wouldn't lock (fixed enough) 2) the dishwasher didn't work when we got here (fixed) 3) the 2 bed 2 bath apartment has one wall mounted AC unit, so in the summer we can't close the doors and stay cool. Also, the unit can't cool the place during especially hot days. 4) the AC unit was originally super old, didn't have a thermostat - just on or off, and it started leaking water and threatening to ruing the wall (now replaced) 5) there are holes in our cabinents when we moved in that they say can't be fixed. 6) one of the windows won't lock - which is a safety concern, and they haven't fixed it yet. (I'm sure the maintenance guy just has too much to do) Speaking of windows, it's hard to lock most of them because the windows aren't aligned right. 7) all of the metal things in the bathrooms are brown from rust 8) the patch jobs done to the wall and hole in the tub aren't the greatest.... 9) We can't park in our garage regularly due to re-painting/ maintenance things being done in an inefficient manner (why do we need to park on the street for three days for our 3 parking spot wide section of the garage to have the ceiling painted?) 10) It's recently been cleaned since they just repainted, but the premise is not kept clean - there's always trash everywhere in the garage and entrance area 11) Our apartment was not cleaned before we moved in. We had to replace the swiffer mop pad every 3 feet because it would be black with dirt. It took forever to clean. Basically, there is perpetually something wrong and I'm sick of it.
