My experience here has been extremely disappointing and I would strongly recommend people avoid this building. While the location and amenities are attractive, I have had numerous issues since moving in (including bugs in my unit and common areas, repeat Wi-Fi crashes, my dishwasher flooding repeatedly, my washing machine breaking down repeatedly, and a moldy ceiling from a leaking pipe that was missed before my move-in). Other residents have also shared with me that they are looking into terminating their leases early due to poor experiences. The biggest issue has been that my apartment has had an ongoing problem with sewer gas since October 2023. The sewer gas comes out of multiple rooms in my apartment at multiple times throughout the day and night. I have also smelled it in the common hallway, basement, and other units on the north/east side of the building (the 11/13/14 unit corner). Despite the situation being ongoing since October 2023 and inspectors confirming the sewer gas in May 2024, the situation has yet to be resolved. All in all, save yourself the trouble (and literal headache from sewer gas) and find somewhere else to live.

Love the building but over the past year the front desk team has been wedeled down to a group of people who were caring and welcoming to a group of people who are indifferent to providing service. Also, the self-service package room is a mess. There is no inventory done and there is no way to know if you have a delivery other than checking the room each and every day -- and that is even if the boxes are put on the right shelves. It really is a great building, but they need to get their act together with their staffing and package handling.
Lived here for ~3 years with my husband and our dog. Cannot recommend the building more. Great apartments and finishes, awesome location, incredible amenities and the BEST staff. The management team is extremely responsive and easy to work with and the concierge is friendly, attentive, and are like family. Jeremy, Ralph, and Jonathan are especially amazing - we’re going to miss them so much! If we were staying in Chicago we 100% would have continued to live at State & Chestnut!

I've lived in Chicago all of my life, and since I was young I dreamed of living somewhere downtown. Seeing how beautiful and affordable it is really embodies the vision I've had since I was young. With its prime location and amazing view, I can't wait to live here!
My boyfriend and I found this brand new apartment building on apartments.com. State and Chestnut is the most amazing building in the Gold Coast of Chicago. The concierge, amenities, and completely updated apartments are just the start of how amazing this place is. What an amazing place to move in together for the first time! And if we get sick of each other, plenty of spots within the building to spend some time apart!
