Property Ratings at Spruce Square
I lived here for two years and it was so lovely that it still breaks my heart that we had to leave! The building was the perfect place to live. It's in the middle of a safe and family-friendly neighborhood, but also walking distance to many neighborhood restaurants and parks (Don Barriga and Clark Park, I miss you!). We were always able to find parking within a few blocks and I still felt comfortable walking back from my car at night as a female. We lived on a corner street facing unit (44th street, not Chestnut). Our apartment was well lit and had no issues with street noise. All the appliances worked great. We never saw a single bug or rodent. Also, the apartment comes with a FREE huge storage unit in the basement. It was great. The gym and social room were mostly empty and were nice amenities. We rarely ever had packages go missing. We never had any issues with management, we got our deposit back quickly and in full despite having a few cosmetic damages over the years. Truly could not say enough great things about this building! We had two complaints in our two years here: first, the hot water ran out quickly (> 15 minute shower), but even that was better during the warm months. Second, the keypad to the front building would freeze in winter months and a few times we had to notify the building to fix it.
There is no coordination between the leasing and management division. So, unless you want to throw away $65 for the application fee, make sure that you have an understanding of the number of other applicants vying for the same apartment. Also, have an understanding of the application review and approval process. In short, beware of a wasted application fee because the management and leasing teams do not have their acts together. Highly unprofessional.
This building is absolutely perfect!! It has everything you could need including a beautiful gym, lounge, bike room and rooftop and each unit has its own storage room in the basement! Brand new in-unit washer dryers are a plus, and kitchen/bathroom appliances are impeccable. The best part about living here is the large windows that let natural light in, and make the apartment feel even more spacious. Location is ideal as well. Building support is great and management responds very quickly to all emails and concerns!
New management doesn’t maintain the building or listen to tenants. They’ve started letting trash pile up for days on end & won’t do anything about it even when residents complain.
There are many problems even though it is a new building. Management is terrible and does not care about the residents. Very overpriced for quality of service.
