Great location right on Rail Trail. Covered parking. Nice gym and two pools. Renovated apartments are very nice. Industrial chic hallways. Ongoing maintenance and renovations.

The management team is not helpful. The maintenance team is understaffed and slow to help, even when urgent situations. The apartment complex is always cluttered and dirty due to constant renovations.
Location due to walkability is good. Units are nice. Sadly I don't feel safe after my car was broken into and damaged while parked in the locked garage on the 3rd floor. Leasing was no help as they said there was no camera footage at all in the whole building. They offered no support and I was very disappointed in how the situation was handled.
Area is walkable but between neighbors and everything Cortland is doing, it's a loud and inconvenient construction zone. They also change policies frequently so you might end up with a towed car because they changed the way you're supposed to register them or a late rent because they change the dates of the month that the rental portal is open. Any review before October 2023 is about the previous owners.

With the new parking updates, we had our residents in mind first and foremost. With our new policy, you are able to have more than one guest and you no longer have to worry about losing and having to pay to replace the previous tags. We updated residents on parking updates and changes 3 months in advance to be sure everyone was made aware in a timely manner. In regard to the portal updates, the day rent is posted is what has changed. You are able to make a pre-payment the same way you were able to do before. If you would like us to help you with this or if you have any other questions or concerns, we would love for you to stop by the leasing office for us to take a look at this with you. Wonderful place to live, and spectacular location!!! We just moved in last month and tbh couldn’t be happier with our decision to lease. Just like any building, there will always be one or two minor things that can be fixed. In our case, it’s the dishwasher (quite old and in its last months of life, but still works) and the windows (moderately rotted at the frames). Maintenance already has replacements for the windows in the works. That being said, Cortland just bought the building and is investing a bunch of money in capital improvements, which is likely to include the dishwashers. Now I have to say, it’s pretty impressive that Cortland is so aware of issues like these, even though they are pretty darn minor. You can def take comfort in the fact that this is a high-quality place to live.

Spectrum is a safe apartment with great amenities in the best location. I wish they would be more consistent with cleaning amenities upkeep. The place has a bad spider issue in the stairwells, windows, and balconies that need to be pressure washed and treated more often. My apartment itself has never had bugs inside which is a plus. For the price, some more overall care to keep up with the other apartment complexes is needed. I will say, for the price these are the largest floor plans you will find in south end.

After a great search, I finally found a gem in the south end! The apartment has a gym where in I spend an hour daily. The coffee is really amazing & it gets me going as I start my day. The leasing office consultants are great & are always there to help you out in case you need anything. Overall it has been a great experience so far ??

One of the best communities here in Charlotte, both the residents and management staff members are super friendly and they make you feel at home. It is located in Southend which is the best place if you want to live a city-kind of life. With the new updates to the building and amenities coming up, I am super excited and am looking forward to it when done.

Spectrum South End is in a really good location. The building is overall nice but when compared to other apartments in the neighborhood that are a few years newer it feels run down. This is not a quiet building. If you dont stay out late on Fridays and Saturdays the noise from the courtyards can be unpleasant.
Location is PERFECT! Walking distance from breweries, restaurants, bars, stores, anything! And the rail trail is right outside.
It's an extremely overpriced roof over your head.
Broken appliances left to right, awful handling of amenities, cost of rent is sky high. That sums it up!
Greatly enjoy the residential experience at Spectrum. Friendly, helpful, and caring staff. SpectrumSouthEnd is a wonderful active area that provides ease of transportation to the uptown Charlotte via rail, roads, walk, and bike. SpectrumSE's hardwood floors and appliances are modern as compared to my old complex. I am yet to explore the entire community and what all they have to offer but, post lockdown. I am really excited about it :)

I like the community because of the neighbors. The laundry could be updated, showers could be updated. Also everything is brown... just not very clean look! Neighbors and dog park make the whole community what it is. So fun getting to know neighbors there
I think my move in experience overall was very easy and everyone was very helpful. I moved in without seeing the place because I came from another state. They took the time to take a video of the layout I was interested in and even let me mail in canned goods so that I could have some fees waived. I communicated with everyone through email, and they were all very responsive.
The staff has always been helpful with anything I need. They are all competent and kind - best apartment office staff I have ever encountered!

Ive lived in Spectrum South End for about a year and a half, and I am very happy with my decision. The staff members are super friendly and helpful, and the location is amazing!
Everyone here is always so helpful and nice. Any service requests I've had have been resolved within 24 hours. They also have new community events every month which are always great.

I think its a good price to live in a great location, the apartments themselves are nice, and the staff has been responsive and helpful anytime Ive needed them. While there are plenty of great people living in the community, you do have your standard Southend guys trying to recreate the frat house, and I believe theres really lax enforcement of pet policies specifically with regards to noise and adhering to using leashes in the community. If youre a young socially active couple, youll be in great company here as that tends to be the majority of residents. If youre someone looking for a quiet night in on a weekend, this may not be the place for you. Ive mostly enjoyed my time here, but its admittedly not for everyone.
I absolutely love this apartment complex! Every apartment has its pros and cons but honestly, Spectrum doesnt have any cons for me! The biggest inconvenience is that the elevator is pretty slow but it doesnt really have that much impact on us because we usually take the stairs and theres so many stairwells. The new coffee machine is a major plus too because its actually really good and its saving me money getting coffee before work. Amazing price for the location (especially since its next to a great sushi place and the biggest hot spot (sycamore) in south end) and I love all the amenities.
Were very happy at Spectrum South End. The apartments are super modern and spacious, the staff is awesome and the amenities and location are even better.
We moved in in august and the power has gone out several times (not your fault), the gate/bar has been down which is a safety concern as far as security. Were new to a big city so security is important to us. The dog spa which was advertised is not open. The general appearance of the stair cases/halls is dirty.
Spectrum South Wnd is a great place to live. Wonderful community with caring staff.
Words cant describe just how grateful we are to have found Spectrum South End. Beyond the fact that we live in the most convenient location, we absolutely love our home as well as the incredible team that works here. The administrative team and the maintenance crew are incredibly professional, efficient and go above and beyond to make you feel like family. Thank you for all that you do not only for us but for the rest of the residents here at Spectrum South End!
The complex is in a terrific location, the apartments are very nice and quiet, and the dog park is amazing.
