Property Ratings at South Orange Towers
While SOME of the apartments are newly "renovated" the building is OLD and has quite a bit of needed maintenance from years of patchwork. The pool is not working and has not been for several years. Elevator is often down for repair and extermination; A MUST if you live here no matter how clean you are is not consistent. Pray that your packages do not get stolen and you have good neighbors. The super is responsive for the most part with responding to tickets. The building is walking distance from NYC train if you commute and on a bus route. Parking lot is owned by third party and costs $100 outside of your rental fees. If you want a larger apartment then what's currently offered on the market and can deal with the above plus more then go for it, move right on in. Honestly, overall the rent (which WILL increase yearly) does not equal the quality of building.
I went to see this apartment and , entrance lock was broken. The elevator has been down for days (Tenant confronted super in front of me) saw creepy crawler in the hallway. I was told that both apartments were remodeled and that was a lie. The first apartment had sharply marker all over the floor and they just throw polish over it and was told it’s considered remodeled because they replace the refrigerator and stove! The second apartment was remodeled really nice but the Balcony walls were written all over And the balcony floor was falling apart . Try to sell me on the pool and come to find out the pool hasn’t worked since 2020 !
They do cheap fixes, patch up work! The elevator has been out for 5 weeks now. You have tenants in the building who are disabled and unable to leave their apartment due to elevator. The steps are steep, even the most healthiest person is breathing heavy after walking up several flights. The roaches are ridiculous. I'm Constantly trying to find new remedies to eliminate the pest. Extermination does not seem to help. I know we are in a building so you cant control how others live. The hallway rugs are dirty. The washer and dryers work when they want to, SMH! Need updated machines.. The so called pool that they entice you with is green and have been for the past few years. Packages are reported stolen when dropped off in the lobby.. We have no cameras. They hire Supers who do not know how to fix anything, but they do know how to party in the back of the building! This building could be great, location is good , right on the border of SO, but management keeps changing(makes me wonder why) so nothing is ever fully achieved..
Lived here for over five years and I can tell you this is one of the most disgusting buildings and very overpriced these fake renovations is not worth it this place is infested with roaches I have family members that live in this building and they all have roaches doesn’t matter how clean you are. On top of that the elevator is consistently out of service Very difficult to get in touch with leasing office for service
The new management is horrible they care more about making the building look pretty than fixing the real and IMPORTANT issues in the building. I AM DISGUSTED.
Rushmore management is the worst property manager. The building is dirty, the elevator never works. The stairs are dirty, there always trash, marijuana fillings, and always smells like urine. The apartments are infested with mice, you can hear them all hours of the day running behind the walls. I heard there were bedbugs in some other apartments. I'm glad I moved out.
The new management is beautifying the building but don't seem truly invested in fixing what is an old building with rusted pipes, broken elevators, leaking roof, or offering their tenants suitable service. The apartments that they are advertising may look new but are only a facade for hiding what's left unfixed and decaying.
Elevator is hardly ever working. Owners are cheap and don’t properly pay to fix electrical issues. Rent money is mainly collected to address the empty apartments and outside views, but not take care of the people actually living there. Power goes haywire in most of the apartments, lasting for months. If you are on a tight money leash, be aware of that place.
Hello, My place is not great. The elevator is always broken. The neighbors are nice. Nice swimming pool. The building is not the cleanest. Utility is free. If you're on a tight budget like myself then this is the place for you. The only thing about it is nice shopping area in South Orange.
