For the rent I am paying, I am not getting the experience living here at South Lamar Village. The homes are outdated and appliances are old. I have been use my dishwasher since moving into the community in June.

South Lamar Apartments has been wonderful! I've never lived alone off-campus before and this transition has been a lot easier than I would have expected. From touring to leasing to moving to actually living here, the staff has been extremely welcoming and helpful. I'm the kind of person who asks a lot of questions and they haven't made me feel uneasy about doing so in the slightest. Any accommodations I've needed or requested have been an easy fix as well.

Moved in May of 2023. My wife and I love it here. Management is constantly making improvements to the property. They keep it clean & nice. Maintenance is on point. When we first moved in our AC was acting up and it was fixed the same day. We have had no other issues after that. The location is superb. Right in the heart of South Lamar. We feel very safe here. We will live here until we have a mortgage.

I love living here! I have been here for 3 years now and seeing how they have been making upgrades to the property and taking care of the residents has been great. It's a little older property so it comes with the need for extra care, but maintenance is great about taking care of things and making sure you have what you need.

I have lived in this community for almost 5 years and it was just OK until Waterton came in to manage the property. I work in hospitality and can't say enough nice things about the staff and the improvements they are making to the community. The maintenance team is awesome and I have never had issues with getting things addressed or fixed during my time here.

I have lived at Sounds Lamar for two years going into my third lease now. The first year and a half was OK and once they switched the property management to Waterton, it was a little bit of a rough start because they were taking on a lot. But Andrew has done a great job with knocking out the list and taking care of the property and the residence here. I am a single mom and they’ve always done everything that I needed to help with my apartment or in regards to safety on the property and that is greatly appreciated! Anytime I’ve needed anything they’ve been ready to help and it’s really been great seeing all the upgrades happening around the property And all the work that they’ve been putting in. I do wish we had a couple more maintenance guys but our maintenance guys that are on site are amazing and really kind! There are also just great people that live here in the community and I’ve been able to make friends as well as my toddler and my dog.

Maintenance requests before waterton took over was a nightmare. Since the acquisition, all of my requests have been responded to in less than 1-2 days. Management goes above and beyond to help with anything you need. For example, I was out of town for 3 weeks during the holiday season and didn't think to turn on my heat while I was away. I also had to get an offsite locksmith to change my locks a few months prior, so management didn't have a key to my apartment, but went to change my lock so they had a copy of my key, turned on my heat for me, then held onto the new set of keys until I returned. Literally a lifesaver!! Management is friendly and eager to help, couldn't have asked for anything better!

Since new management took over, maintenance requests have been addressed much faster. Recently, I put in a request for a new vent filter and they were here within two hours! Everyone on the team is super friendly and willing to help, even with the most minute requests. They're working hard to improve the village and it shows! Much better than the effort the previous company put in

1. You want your water shut off regularly for 6+ hours without notice 2. If you want your rent increased by 18% after 1 year 3. If you want to be given less than 24 hours notice for things like apartment inspections 4. If you want to live somewhere that is so poorly insulated from the outside, that you can feel temperature changes when you walk between rooms & you can hear your neighbor's toilet flush 5. If you want to be charged for carpet cleaning, even when by SLV's own admission, they weren't sure if the carpet even needed it but that they clean everyones carpet and so it's basically an automatic charge.

Management is uncommunicative, inept and apathetic. If you enjoy a nice hot, heck even warm, shower please move on and do not move here...they do not have hot water. Heck even sometimes they don't even have cold water! Every penny spent here is a waste of money!

I will not be recommending South Lamar Village to anyone. It is obvious these apartments are incredibly outdated. The water either has no hot water or we lose water for hours/days at a time with zero heads up. Their excuse is it was an emergency, we didnt expect to lose water ok then tell us when you call the plumber, dont wait until youve already turned off the water when the plumber gets there. I wish they would spend less time/money on community activities and more time/money on updating the pipes, air conditioning, getting a working printer for the clubhouse and hiring more maintenance workers.

The location is wonderful and the engineering team cannot be beat.

I really appreciate the community i have made here & the amenities available (Pandemic aside) as well as proximity to all the reasons we moved to Austin. Greenbelt, Zilker, downtown, easy access out of town.
Spend the extra money in rent and live in a nice complex, with helpful management. If you live on the second floor, your A/C will not work in Texas heat, and management will not help you get it fixed. The extra amount you will pay in electric will balance out with rent at a nice place somewhere else.
We are very happy here.

Apartments should not only be cleaned but also inspected before someone moves in. If problems occur during your time at South Lamar then they should be immediately addressed and fixed.
Great location but terrible complex. Pest problems, plumbing problems and more. Huge bugs and spent hundreds of dollars of my own money taking care of the problem on my own. Pest control should just go buy cheap perfume from Walmart and spray it around the apartments because that's about how well what they do works. I bought the expensive orthocare, bug traps, stick pads etc and finally took care of it myself but who should have to do that themselves?

Moved into South Lamar Village a few months ago and I love it. It’s a really comfortable and convenient place to live. My apartment is cozy, the kitchen renovations are modern and cute . The complex is quiet and well kept and neighbors are friendly. I am writing this review because the staff in the leasing office have been so accommodating to me. I needed some flooring changed due to my allergies and they handled it quickly and were so helpful. The best part of living here is the location. The apartment is literally walking distance to grocery stores, restaurants, bars, parks, great restaurants, and a large shopping complex. I would definitely recommend living here.
Where do I begin? TL;DR: DO NOT LIVE HERE. INCOMPETENT MANAGEMENT. LOW QUALITY, OLD BUILDINGS. My downstairs neighbor had rats for an entire month. My dishwasher was broken for THREE months before it was finally replaced. Maintenance poured bleach down the pipes to mask the smell of the broken disposal, which then ruined my utensils. They tried to blame me for "using the wrong soap." Management here are liars who ignore the residents who are paying their salary. Management was so bad that Jennifer was terminated and replaced by Kimberly in April 2018, who is NO BETTER. She does not reply to emails. (When she does, they're full of typos.) The people running South Lamar Village and the parent company US Residential in Dallas are all incompetent and unprofessional: non-responsive and penny pinching. They do not care about residents. They treat us like disposable ATM machines charging overpriced rent for terrible service. Maintenance is incompetent. They are sloppy and half the time make problems worse. Half don't speak good enough English to understand our requests. It is miserable here and I feel sorry for people taking tours being lied to about the amenities, half of which are broken and have been for years (e.g. the computers and printer in the resident center). The only good thing is the gym when you have it to yourself. That is literally the only good thing. You live next to an In N Out Burger and a busy boulevard that is dangerous to turn onto. I can't wait to get out. Won't miss the stucco walls (bumpy popcorn looking) and zero insulation making the utility bills over $100/month. \ DO NOT LIVE HERE!

Where do I even begin? The "renovations" are cheap and cosmetic. There is no insulation in the walls so expect $400/ ac bills in the summer. The heater is so loud it sounds like a jack hammer is in our bathroom!!! And, while that might suck, due to the construction next door, there are literally men with jackhammers outside our kitchen window sometimes starting at 7:00 am. *The pool is NOT salt water *The clubhouse is always locked and never open for the tenants use *The grills are always out of propane * No bathrooms at the gym because the clubhouse is always locked, so you have to leave in the middle of your workout to go home to use the bathroom. * The "business center" is usually locked, and the printers or fax machines are password protected and have never worked Management is the equivalent to used car salesman. Disingenuous and incompetent. The extent of the construction next to our apartment was hidden from us upon leasing. We have experienced leasing agents hiding our fedex packages when we pick them up from the office. They shut the water off on a nearly weekly basis, and then turn off their phones so they don't have to handle tenant complaints. My boyfriend has come home to find the maintenance guy in our bedroom closet without authorization to enter!!!! Honestly folks, the list goes on and on. The number of times we have had to notify corporate to have our needs addressed is beyond comprehension. In dealing with the staff we've lowered the bar so many times that legal action is not off the table. I'm not sure if they don't communicate with one another in the the office, or if they are always in "damage control" mode, trying to keep things going, but they don't seem to know what is going on. Save yourself the headaches, and don't consider South Lamar Village.
Where do I begin. Let's start with fleas. There were fleas in my apartment that I noticed the day after I moved in. Silly me, I didn't know what fleas looked like since I don't and haven't had a pet. I complained about bugs and management did nothing. On that note ... online maintenance requests / complaints will never be resolved. You must go to the office to get anything resolved. I can't tell you how many lunch breaks I have spent in the leasing office. Ok, back to the fleas. The property manager straight out said that I must have brought the fleas with me because the apartment was newly renovated. I did NOT have fleas before and I DON'T HAVE AN ANIMAL. There is an absolute infestation. exterminators came finally and I STILL have fleas biting me. Aside from the fleas, I have NEVER lived anywhere with so many bugs. I see a new type of bug once a week and I am often killing at least 7-9 bugs a day (and that's a workday; I can't exaggerate how many I kill when I am actually home for a full day). I refuse to walk in my apartment in shoes, because there is the probable risk of stepping on bugs with my bare feet and getting bitten by fleas. This place is absolutely gross. Do not be fooled by cosmetic updates. They basically painted right over rotting and moldy wood floor bases and there is definite water damage issues going on. This is without a doubt the worst apartment I have ever lived in. I would recommend CWS Apartments or Lincoln Properties when looking for good apartment communities. The property management here is sub-par. Issues are not resolved or simply not communicated. The times when the maintenance crew has come into my apartment they have left lights on 3 times! I have never been more stressed about a living situation and would love to just walk away, but I have 6 months left on my lease. To sum up...PROCEED WITH CAUTION.

The Woodmoor has been great for us so far. We have reasonable rent for out 2 bed/2 bath place and the location is great. Walking distance to pretty much everything we need (Wheatsville, Target, restaurants, doctors, etc). A new company just bought the complex and is doing a lot of work to make it nicer. I love the pool too-it's open year round which is awesome. The staff is nice and helpful.
