Moved here to start college; it’s been a year and a half and despite the prices constantly going up, the quality in the buildings, security, and services have consistently declined. This place is a last resort in the case you’re extremely low income or if you’re recovering from homelessness, but even then not worth the price.

I absolutely love my apartment here and I am sad to leave. I decided to make the move now, instead of waiting until 2027 when my phase 2 building is set for demolishment. My view over San Pedro Creek is amazing and the song of birds always around, quacking's of the ducks are so adorable. The management team always supported me and they are a very approachable team. This property has a special place in my heart, I wish everyone here only the best!

I had to move out the next day, the apartments are disgusting and filled with mold, windows had black mold, water shower head had mold, they don’t clean before you move in, AVOID these apartments are a health hazard
Moved to SATX for work and landed here due to availability. After a 9 hour drive, arrived and there was nothing ready for me. No paperwork, no keys. When I finally received my keys they didn't work. In the following months I had a series of maintenance issues that flooded my kitchen and shower head. The biggest headache is the parking! My car has been stolen and broken into twice! There is no security and when I asked to see the cameras, I was told only the police can view them. You have to register your car with the office or your car will get towed! My car was towed EVENTHOUGH I REGISTERED IT WITH THE OFFICE. If you plan to have guests over, you better make sure you use your "guest code" and even then, if they move their car even 5 minutes passed the deadline, their car will be towed. It has been an absolute nightmare, I can't wait to find another place.
New management that has taken over in May 2022 is even worse than old. Going on day 10 of no A/C in late May and it took until day 7 for them to even have someone assess it. I have been persistent but patient with them and understanding about this for over a week now but am done at this point. They have offered nothing in return; no rent discount, no offer to move to another unit (temporary or long term), no waiving of fees to break lease. You will pay full price to live in a 100 degree apartment. Your car will get broken into by the nearby homeless and addicts that often wander the parking lot. Or they will sneak into the laundry room and steal your clothes, that is, if the machines are even working. Make sure to put every work order in individually and not group things. I have had them only do one of two or three items on a work order and then leave their note with a status of all items completed. My ceiling collapse during a rainstorm. They fixed it after a couple days but didn't re-install the lighting fixture in my kitchen and left their tarp and some nails and other small things they didn't clean up laying about. That was nice to step on. And you will need to put in frequent work orders because the property is old and most of the appliances and fixtures are cheap and low quality. Soap Factory is absolutely not worth the lower price compared to other apartments in or near downtown. There is a reason they have to be the cheapest and it's because you will pay for it in other ways and be miserable.
These apartments have great good customer service. They help you very fast. Highly recommended ??

Don't even consider moving in. The management company is the worst by far. They pay people within the company to write fake reviews, corp office is corrupt and does not care about the employees or residents.

I have lived here for 3 month. Rent a studio apt that is 450.sqft. The apt is nice but nothing fancy, which I new when I moved in However since I have move in I have had the following problems. 1. The camode runs nonstop 2.My keyless deadbolt does not lock 3. There is no smoke alarm 4 My screen door is broken There is a dog in the apt across from me lthst is allowed to use the patio as a restroom. The patio is always covered with poop. They have a “club house” I have been it once and it was 85 degrees . There are computers, no TV, no pool table or gaming table of any sort. These items are in any club house that attempting to be competitive
they are located downtown which is nice but I'm ready to move out of the area.
