Wichita, the largest city in Kansas, combines metropolitan living with Midwestern hospitality. Located along the Arkansas River, this community celebrates its aviation heritage while offering diverse rental options. Current rental trends show one-bedroom apartments averaging $799, while two-bedroom units average $1,005. The rental market includes downtown loft apartments in converted warehouses and residential communities in established neighborhoods like College Hill and Riverside. Old Town, housed in restored 19th-century buildings, features local shops and entertainment venues.
As the "Air Capital of the World," Wichita maintains strong ties to aerospace manufacturing through major employers like Textron Aviation and Spirit AeroSystems. The city's outdoor spaces include the expansive Riverside Park and the Sedgwick County Zoo. Wichita State University enhances the northeast area with educational and cultural opportunities.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Seventeenth Apartments
Great staff that is always ready to help you out. Also very organised and available anytime during office hours.
The Staff at Seventeenth is so helpful and great to work with! They communicate extremely well and don’t leave you wondering about problems. They get things done efficiently and are open throughout every conversation you have with them.
I have really enjoyed living at 17th Apartment. The location is very convenient, with easy access to WSu. The apartment is clean, quiet, and well-maintained. The management team is friendly and responsive, always willing to help whenever I have a question or need something fixed. The community feels safe and welcoming, and the facilities like gym are always kept in good condition. Overall, I’m very satisfied with my living experience here and would recommend it to anyone looking for a comfortable and convenient place to live.
Moved in today. Room was very nice. Security in the premises is very good as well. Management is also pleasant to talk to. Spacy living area. ( mine is a 4bed 4 bath appt). Bathroom was clean and neat as well. Very happy
It’s right by WSU, which is a great place to get your steps in the morning. They have an awesome gym, and pools that they properly take care of. When the leasing office provides snacks or a meal it’s so refreshing. The community parties are so much fun as well. My best friends live here too and it’s just such a nice and welcoming community. Easy to make friends and connect with others or if you just want to keep to yourself you can do that too! Anyways..I give it my highest recommendation.
Literally a super fire place to live at. The buildings are cozy and the people are chill. Literally just vibes :)
Honestly, Seventeenth is a great complex to live in because it’s very safe and people never bother you or cause too much noise. And the rooms have both washers AND dryers!!! 10/10!
I like the complex. It's very clean and peaceful. Chill place tbh.
I've had a really great experience living here overall! The maintenance team is responsive and efficient — any time I've submitted a request, it's been handled quickly and professionally. It's such a relief knowing things are taken care of without hassle. One of the standout features of this place is the community vibe. The apartment staff regularly host awesome activities and events that are open to everyone. Whether it's food trucks, game nights, or seasonal events, there's always something fun going on, which makes it easy to meet your neighbors and feel at home. The staff here are genuinely kind and helpful — always friendly, and they make an effort to create a welcoming atmosphere. If I had one minor complaint, it would be that not all pet owners clean up after their dogs. It’s not a huge issue, but it would be great if everyone could do their part to keep the community clean and enjoyable for everyone. All in all, it's a great place to live, and I'd definitely recommend it to others looking for a friendly, well-maintained community with lots of perks!
I have lived here for 2 years now and I absolutely love it. It was rocky when I first came here but they have gotten some new management recently and a lot more workers. It used to be we had to wait forever, but now anytime we need anything done, they are right on it. They do fun activities for the holidays and little things in between. You can tell that they care about their residents. 100% recommend especially for the college students. I love living here.
Incredible bargain for what you get. Rent is by the bedroom so don't have to worry about flaky roommates. Maintenance is fast and friendly. Management has been very flexible with lease terms. Absolutely don't have a bad thing to say
