I have enjoyed living here over the years. Great apartment community. The grounds are kept clean and it’s a quiet safe place to live. The staff is amazing and always helpful.

I've enjoyed my time being at the Roots complex. For the most part the grounds are kept clean and organized. I think the one of the gates always being broken is something I look to as a way of improvement. This is detrimental to security.

The pool here is amazing. The water is crystal clear and always clean and the office staff is so friendly and welcoming. Especially Lori, who greeted us instantly with a smile. Amazing!

The staff are great and the amenities are sweet! We’re very comfortable in our home and love to take the kids to swim. Even through minor inconveniences like construction and gate issues, this community is a place I love living in.

Overall have liked my experience at Roots at Waco. Have had a few issues with pests and geckos in my unit, but staff typically responds quickly.

I love this community! Some of the initial procedures were a bit unclear such as picking up packages, and I think maintenance keeps forgetting to give me my trash container, but my apartment was extremely clean when I moved in which I am very grateful for!

Move in was made very easy with the staff being available to answer all of the questions. The community is cleaned and organized with friendly residents.

Love how the management team communicates and intentionally cares for us tenants. When we moved in the apartment was freshly cleaned! Over the course of living there we have only had a few maintenance issues and they always get on top of the issue. My only complaint is that I have to wait for the office to open before I can get my coffee from the machine.

All staff friendly, helpful and welcoming. Property is well maintained. Application and move in process easy to navigate. Convenient location with easy access to shopping, restaurants and other places.

I love living at the Roots! Love all the parking spots available, the amenities (gym & pool), and the mail service is awesome! It’s such a quiet place to live & it has easy highway access. Maintenance is extremely quick with responding to service requests and in my experience it took them less than 24 hours to fulfill my service request.

I’ve never had any issues since moving in. The complex is always clean and the staff is regularly present if I need to ask a question! Everyone keeps to themselves and the place is very quiet

I've had a pretty decent experience at the Roots overall. The walls are thin so that can be difficult depending on the neighbors you have and in the summer, the pool area is incredibly loud, however the complex itself is safe and well-kept.

Front desk is super helpful and always answering my questions when asked. The complex is very clean. I’m super impressed and would love to continue living here.

We've been here almost a year and we love it. The office is so helpful and kind, maintenance is fast. The apartment is very spacious. Our family of 6 including our little dog are very happy here!

So far I love living here! The staff is very helpful, the amenities are nice, and the community is serene. In my first week of living here my ac broke at 9:00 pm. I called the emergency service request line and it was fixed by 11:00 pm! I was amazed. My only complaints are that there are no elevators and the gym is very small.

There’s a lot of dog poop throughout the property. It seems as if residents don’t pick up after their pets. A resident’s car was broken into over the weekend. That’s unacceptable considering there’s supposed to be 24 hour security and it’s a gated community and they say there’s security cameras.

I have called the Roots At Waco home for 7 years and I still love my apartment. I love the space, private fenced in yard and the location to grocery stores and chopping center!

I have been living here a while. Nice clean and quiet apartment community. It’s pet friendly and they are always having activities for tenants. Great place to live.

Great community, great people/staff, with two under two the neighbors are great and very understanding! We are on the second floor and the walls seem thick! I don’t hear our neighbors next to us I very rarely will hear the neighbors upstairs walking!

Love all the amenities and highway access! It’s very convenient for commuting to work. The noise level is also extremely quiet, despite its location by the highway. One suggestion would be limiting parking to one parking spot per vehicle, as some residents use more than one spot for their vehicle.

Love it here! Everyone is so helpful, and I’ve never had a problem with noise or neighbors! All my neighbors are polite and keep to themselves. Recommend this place to everyone! Gates could have a better schedule in regards to how long they’re open for!

The Roots is a nice place to live. We enjoy the pool and dog park (for the most part). If we could just CLOSE the gates, that would be great please, they’re open 24/7. What’s the point of having gates if you’re not going to use them? Also, people allow their dogs to poop everywhere and don’t clean it up. Very unsanitary and disgusting.

The apartments are generally really clean and quiet. The dog wash station no longer works and the dog park fencing and gate needs to be fixed.

It’s the best apartment complex I’ve lived at!! The moving in process was so smooth and they are quick with maintenance service requests. It’s also in a great location with easy highway access.

Dogs barking constantly. I understand it is a dog friendly place and I absolutely love dogs, but all of the bottom floor people leave their dogs out all the time and they bark at everything that moves. Can't even take my own dogs to the bark without making a HUGE scene

Great place to live. Very peaceful. Both my son and I are loving every part of living here. The rooms are a good size and bathrooms are spacious.

I love the yard feature, and amenities that the community has to offer. Parking is never a problem which is a huge plus since it’s free parking.

Everything has been great so far! A few complaints: a little neighbor noise, bad traffic on surrounding streets so hard to get to apartment sometimes and the fact we can’t have ring cameras. Also trash people will not always show up. I like the amenities and staff can be helpful.

The Roots has treated us very well! We have been here for a little over a year and we still love it. We have had almost no problems with utilities, and few times we have had to submit a service request, maintenance comes in right away the next day and deals with it! We’ve had no issues with bugs, mold, or any of that other terrible stuff that tends to plague apartment complexes. Not to mention the staff is so kind and helpful, the neighbors are friendly, and pool is great! The in-unit washer and dryer are quite convenient too :) 100% recommend!

I’ve lived at the Roots for 5 years now and I have not had any major issues, most everything can easily be solved by a call to the office, and staff are always willing to help.the only thing I would change is locked in rental rates. Unfortunately when we renew our rent has to go up by a certain percentage, and now the market rates have dropped back down and new move ins are getting cheaper rates than us long term renters.

I’ve had a great experience living here for the last 5 years. No major complaints. Good staff, upkeep of the property, and easy renewal processes each year.

Quick and easy leasing process. The staff at the leasing office was really approachable. He entertained us and gave us a property tour even without appointment.

Have lived here for almost 2 years and have seen them go through a lot of transition. For the most part it has been great, the biggest areas where it lacks is the sound proofing and gates always being open/broken.

The apartment is really nice but my first month it flooded and the communication between the management and I was very spotty. I still have no idea if they’re going to fix the floor damage and fix the messy repair job that only 1 poor guy had to do.
