The staff is very kind, the place is clean, there is good coffee, and everything is well maintained. It’s amazing my move in was great too!
I’ve really enjoyed living at The Roots. The staff is great, amenities are nice, and it is a convenient location. Any maintenance issues I have had have been fixed very quickly.
Still really like it here. It’s relatively quiet, except for the upstairs neighbor lol. We recently got a new valet trash service provider, and it’s not great at all and they're never on time, but at least the trash still gets picked up. I’m still not very fond of the restricted breeds of dogs here, especially when loud and rowdy little dogs are allowed to sit outside on the balcony all day. It’s very annoying.
I could not be more pleased in moving to the Roots. They are very friendly and helpful in processing the application and for a smooth transition. They communicate things in the process and are willing to work with you so you understand the process and what are my responsibilities. They took you out for a tour of the property not just the apartment. I would highly recommend living here.

This complex is great! We have had almost no issues in 2 1/2 years of living here, and when we have had issues maintenance comes in so quickly and fixes them immediately! I highly recommend the Roots to anybody!

Loved living here for the years I have. Quiet and clean apartment community. Everyone in the office is helpful and stay on top of things. The same can be said of the maintenance crew. I definitely recommend living here to anyone looking for a nice place to live.

The management and maintenance are really nice and usually respond fairly quickly on any complaints or work orders. However the dog amenities do need some upkeep.

I love how quiet and relaxing it feels to live here. Staff are very nice and helpful. Maintenance is top tier! You submit a work order and there knocking at your door within minutes to fix the problem. I love the view and amenities that the complex have! I rate it 10/10 all 5 stars.

I've enjoyed my time being at the Roots complex. For the most part the grounds are kept clean and organized. I think the one of the gates always being broken is something I look to as a way of improvement. This is detrimental to security.

Love how the management team communicates and intentionally cares for us tenants. When we moved in the apartment was freshly cleaned! Over the course of living there we have only had a few maintenance issues and they always get on top of the issue. My only complaint is that I have to wait for the office to open before I can get my coffee from the machine.

I love living at the Roots! Love all the parking spots available, the amenities (gym & pool), and the mail service is awesome! It’s such a quiet place to live & it has easy highway access. Maintenance is extremely quick with responding to service requests and in my experience it took them less than 24 hours to fulfill my service request.

I’ve never had any issues since moving in. The complex is always clean and the staff is regularly present if I need to ask a question! Everyone keeps to themselves and the place is very quiet

I've had a pretty decent experience at the Roots overall. The walls are thin so that can be difficult depending on the neighbors you have and in the summer, the pool area is incredibly loud, however the complex itself is safe and well-kept.

We've been here almost a year and we love it. The office is so helpful and kind, maintenance is fast. The apartment is very spacious. Our family of 6 including our little dog are very happy here!

Great people. Great location. The staff is super helpful and friendly. They’re welcoming and it makes you feel at home. I love the amenities, including the beautiful pool. The grounds are kept super clean and I feel very safe all the time.

So far I love living here! The staff is very helpful, the amenities are nice, and the community is serene. In my first week of living here my ac broke at 9:00 pm. I called the emergency service request line and it was fixed by 11:00 pm! I was amazed. My only complaints are that there are no elevators and the gym is very small.

There’s a lot of dog poop throughout the property. It seems as if residents don’t pick up after their pets. A resident’s car was broken into over the weekend. That’s unacceptable considering there’s supposed to be 24 hour security and it’s a gated community and they say there’s security cameras.

I have called the Roots At Waco home for 7 years and I still love my apartment. I love the space, private fenced in yard and the location to grocery stores and chopping center!

Great community, great people/staff, with two under two the neighbors are great and very understanding! We are on the second floor and the walls seem thick! I don’t hear our neighbors next to us I very rarely will hear the neighbors upstairs walking!

Love all the amenities and highway access! It’s very convenient for commuting to work. The noise level is also extremely quiet, despite its location by the highway. One suggestion would be limiting parking to one parking spot per vehicle, as some residents use more than one spot for their vehicle.

Love it here! Everyone is so helpful, and I’ve never had a problem with noise or neighbors! All my neighbors are polite and keep to themselves. Recommend this place to everyone! Gates could have a better schedule in regards to how long they’re open for!

The Roots is a nice place to live. We enjoy the pool and dog park (for the most part). If we could just CLOSE the gates, that would be great please, they’re open 24/7. What’s the point of having gates if you’re not going to use them? Also, people allow their dogs to poop everywhere and don’t clean it up. Very unsanitary and disgusting.

The apartments are generally really clean and quiet. The dog wash station no longer works and the dog park fencing and gate needs to be fixed.
