Hugging the Congaree River and stretching east, Columbia is a sprawling city with a history dating back to colonial times. It currently serves as a house museum.

Property Ratings at Roost, The
My experience so far at The Roost has been great, safe, spacious, and feels homely. But some areas need improvement- majorly communication from the front desk at times seems exhausting, and maintenance tasks take longer to be completed. Overall, I am happy that I live here!
Overall, it’s a great housing community clean, and nice. The management team is helpful and respectful, just a bit slow at times. Still, they do get things done.
My time at the Roost has been pretty good, although I will say I think I got lucky based on what I've heard from other residents. First of all the area isn't the best, there was a shooting my first week here, my packages have gotten stolen, and people drive through blasting music at early as 4 am. The gate never works, but they provided security so that was nice. Matenience is slow and sometimes inconsistent. I've had a few issues with roaches but for the most part I've kept my unit clear. The mail system has not worked the entire time I've been here even though they keep saying they're going to fix it. The mailboxes are overflowing with previous residents mail. I will say the price is very competitive; however, I really appreciated that. Overall, an ok experience.
Living at The Roost Apartments has been a positive and comfortable experience. The community feels welcoming, and the environment is always clean and well-maintained. My apartment has been a great fit—spacious, modern, and designed with convenience in mind. I appreciate how quickly maintenance responds whenever I submit a request; they are always professional and efficient. The amenities, especially the study lounges and common areas, make it easy to balance relaxation and productivity. I also enjoy the sense of safety on the property, which gives me peace of mind coming home at any hour. The staff is friendly, helpful, and willing to answer questions or address concerns. Overall, living at The Roost has allowed me to feel at home while staying focused on my goals. I would recommend it to anyone looking for a comfortable and supportive place to live.
Dangerous neighborhood, maintenance dont be wanting to come. Office dont answer any calls, plus my celling is falling in. Probably wouldn’t renew but the place is cheap so, we deal with it.
I've been here for about 4 months now, and everything has been some sailing from communicating with maintenance to getting my questions answered at the front desk. I say by far of all the student living i've experienced, The Roost is the best one.
So far, my experience in this apartment hasn't been bad, but there's definitely room for improvement. On the positive side, the location is great, with easy access to public transportation and local shops. The building is generally quiet, which I appreciate. However, the maintenance response time could be quicker; I had a leaky faucet that took a week to get fixed. Also, while the appliances are functional, they're a bit outdated. With a few upgrades and some attention to more prompt maintenance, this place could easily go from 'not bad' to a great living space.
Very unprofessional, does not take maintenance responsibilities seriously. Still having issues from August. Apartment was a disaster when I moved in
the staff are nice, security is improving, there are always new activities on the newsletter for the month, I love the 24 hour gymas well as the accessibility to the study room
A few hiccups but staff has been great at getting issues resolved!! I’ve enjoyed living at the roost, the offered amenities are great I’m looking forward to next year !!

Fair but my work orders have not been carried out despite its been 3 months since I moved in. Also the shuttle service is top notch. Thanks to the male rider, I love his services.

it’s an okay place to live honestly. there was some trouble with moving in and seemed like residents were being ignored but other than that i’ve never had any problems

In the beginning, maintenance took a long time to come to the unit. However lately it’s been quick and easy to put a maintenance request. So overall it’s good.

It’s been ok. When we initially moved into our first apartment, it was disgusting. There were holes in the cabinets and walls, stains everywhere, and furniture destroyed. Then we got moved to a new apartment that people were already in the process of moving into. They had to move into a different apartment. There was a lot of confusion and it was an unnecessary mess. The apartment we moved into has a random kitchen table that doesn't match the other furniture, outdated carpets, and numerous items that need to be fixed. With all of the work orders that were put in in August, some of them have yet to be completed. There was a huge moldy spot on the Ceiling that was due to a leak that JUST got fixed. 3 months after the work order was initially put in. The other thing with the work orders was that someone was clearing them out even if the issue was not dealt with. Lastly, there is a lack of communication with those work orders and the process to completion.

Apartment complex isn’t nothing like what they showed me prior to move in. Also maintenance and the leasing office are both bad with communication and getting work orders done. But other than that it’s a OK place to live at.

Enjoying my experience so far with minor errors. There have been some shootings, but I never been home during them. And they mistakenly accused me of not paying and being behind on rent, so you definitely need to save all your receipts that you receive from them.

The rowan has been a quiet neighborhood since I’ve been here.It is also centered in a great location, close to plenty food and shopping centers.

Like what im seeing thus far, great space for the price quiet ducked off area. Getting in the apartment and getting leased was kind of a headache at first but everything is smooth sailing.

Beautiful home. Rarely heard neighbors, but expensive. Not enough parking, parking that exists is way too close and small spots so people hit each others cars getting in and out. Rent went up $160 for us, after dropping $400 for new tenants. Be ready to pay a lot to live here after your first year is up. Have dogs? Not really anywhere to walk them and the dog park rarely stays clean, so playing there isn’t really an option.

Its pretty quiet and peaceful. Haven't had anything wring happening here and staff is pretty cool and gets here on time. I just love it here.

Amanda's amazing. Period. So happy we got her. The new management proves to not only care about us, but to have events. Although I'm never home to participate, it's nice that they have it in case I get home early one day. Only problem about this area in general are the trains and speed racers every now and then. Even then, it all becomes white noise.

So far my residency is great. They accomadate a lot of family types and the new type buildings make it feel refreshing. The animal policy is good. Also the move in process was made so simple and easy

Quiet and clean. It is near every store as well. If you need to shop it will not ne a problem. Neighbors seem to be nicenas well. Close to highways as well.

There is a need for better parking and more lighting. With the price of rent and all of the extra fees it's not worth the total price. The dig park is a great addition but somehow a park to take your kids and family was not included.

So far so good i moved in a week ago and kentrell has been a great help. He has assisted me in getting into an apartment in a timely manner and has been there to answer questions every step of the way.

I love it here, hard to spot..but lucky I found such a steal. Pretty quiet neighborhood with the exception for the main roads and train track but the neighborhood is great and diverse!

The roaches are something serious I wouldn’t move her personally it was a last resort for me the leasing office is okay but kentrell goes above and beyond

Management has been a great help especially torian who has made my move easier to understand, the roost is a lot nicer now the facilities have been updated, and its constant updates to let all residents know what is going on in the community, maintenance is always willing help too which is very helpful when things are not going well in the apartment.

Love the amenities at The Rowan! The gym is clean and has all the equipment I need and the pool is always sparkling. Also love the shuttle directly to USC

I honestly love the amenities at the Rowan my biggest issue is the security gates but overall they’ve been amenable to almost all suggestions and requests.

been here three years. Lots of bug problems, slow responses, network outage issues (the latest one just before finals.), and shuttle issues. The first year it was total failure in management, the second with safety given all the shootings that happened, and now the third just being completely slow response. this is very much you get what you pay for situation. two stars because the new bus driver actually knows how to run the routes on time. it was so prevalently bad my sophomore and junior years that I had to start drafting excuses to my professors about how bad the bus drivers were at, ditching me in a certain spot, or else I might have failed courses. I probably would not have chosen to live here if I were to do it again, but the hassle of moving in and out multiple apartments Wasn’t worth it.

The experience overall is good. My only problems are the amount of it takes for maintenance requests to be completed the office hours seem to always change.
