Rivers Edge Apartments

Parking is awful. Guests get the same parking privileges as people who pay to park here, so there’s odds of actually getting to park near my door on any given evening is very low. My kids and I often have to walk pretty far, and when we have things to carry it’s worse. I had to buy a wagon just for shopping trips because I never know if I’ll get a reasonable spot. The bugs are terrible. I often have centipedes and spiders. Generally once a day or so I’ll have to deal with something crawling around. The buildings smells bad and the carpet in my apartment is impossible to deodorize. There are birds living in my A/C unit so I’m usually afraid to turn it on in the warmer months. Kids like to run across the parking lot so you have to be very careful driving. On the plus side, rent is lower than most places. The staff in the office are friendly and quick to respond to things. It’s nice having two pools when they are open. Overall, it’s been an okay place to live as a single mom, but I am very much looking forward to finding something nicer when my lease is up.

The location of this apartments is what initially sold me. Tenney park right around the corner, perfect for families and pets, walking, gorgeous runs, ice skating in the winter. Bus stop near by, the chocolate shoppe also right there, and biking distance from the capital. I would stay here forever but life is taking me else-where. I also felt it was in a very safe part of Madison if that is in your concerns. The staff are great, recognized me every time I went to pickup a package even though I'm not the most social. All maintenance requests were taken care of quickly! I highly recommend Rivers Edge Apartments!!!

Management and Maintenance staff are friendly, professional, and prompt. Rent is reasonable, they make renewing a lease super convenient/easy and location-wise, you're close by so many great places. With the exception of a few broken water mains (which have since been fixed), have never had a bad experience here and would highly recommend living here.

A gem in madison! I live in a perfect little 1b with a nice kitchen, in unit laundry, and a little patio. Right on the bus line and adjacent to Tenney park, too!

Highly recomend Rivers Edge Apartments. The maintenance team is incredibly responsive, always addressing any issues quickly and efficiently. The staff is equally impressive – they are always friendly, helpful, and ready to assist at any moment. I’ve felt very welcomed and supported throughout my time here. On top of that, the location is perfect, close to everything I need and in a convenient area. Highly recommend this place for anyone looking for a comfortable and well-managed community!

Rivers Edge has such a phenomenal staff! I always feel listened to and respected - no matter what. Maintenance is always so quick and our problems get resolved almost instantly. We are never waiting around wondering when maintenance will fix something- it always gets done in a timely manner. Glen especially, has always gone above and beyond and met all expectations. He has done such a wonderful job any time we needed assistance!

Perfectly located next to Tenney Park, Rivers Edge is in my opinion, the best value for the quality provided, in Madison. Clean and well kept. Pools, a gym, affordable underground parking are such great assets! The management staff is friendly and professional as well.

I have been a River's Edge resident for 22 years. Excellent location between downtown and suburbs. A safe , affordable place to live. Property is very well kept up! The office and maintenance staffs are very prompt and professional! They provide all the help you need! I highly recommend River's Edge!

I have lived here almost 5 years. Here they actually care!!! I feel safe and sound. Maintenance is 1 of a kind, it smells soo good when they leave the building. Maintenance is always responsive to any problem you may have! And the staff are always professional! having meet and greets for the Holidays and more!!! I LOVE IT here!!!

Just wanted to flag that the leasing office staff (Scott and Adam, the manager) were fantastic to work with. They helped me work through a few challenges, and they did so in ways that--while good business practices--are not common business practices in this industry, at least not in my experience. Though I did not end up living here, I have only great things to say about the staff & the way they worked through challenges with me!

Perfect from transitioning from college student to full blown adult. Pool gym and underground parking is nice, laundry room on every floor and an elevator as well

Awesome management, really great location by Tenney Park, reasonably priced, and kid-friendly! Love it here.

First, great personal in the office. Everybody that I talked with was very helpful and knowledgeable. Second, making a maintenance request is super easy on the app and they are prompt on resolving any issues. Finally, the property is kept clean and neat.

We have lived here for 4 years in 2 separate apartments. They are clean, functional and there are good neighbors here. The office is receptive when you put in a maintenance request and the office staff know you when you come by for packages. There are decent pools on site and a playground that is sub-par, but does exist. There are also work out facilities which is great. Parking can be hectic and there are neighbors who don't respect the non-smoking portion of the community as downsides. Upside is that there are lots of puppies to pet.

I've lived here for about a year, and I really love it. The management is excellent - kind, professional, and willing to serve your needs - and the maintenance staff is awesome!! They typically have a 24-hour turn around time. I love living here!!

The apartments are not very well-maintained. When we moved in, there were spots on the floor and clogged drains. They won't help you much with things - often they say it's not actually their responsibility. They will, however, go out of their ways to make sure you PAY if you ever make the tiniest mistake (e.g. a bounced rent check, even if it's an obvious mistake, would mean you pay $100). The management company oozes greed, and it feels gross to live here.

Rivers Edge is in a nice area, close by Tenney Park and a few minutes from downtown. These apartments may look nice from the outside but once you live here, it's a completely different story. The units have very poor insulation. You can turn on your AC to cool your unit down, but in under five minutes it's back to a humid 80°. The neighbors have no courtesy and will play music or be loud throughout the night. Even when you bang on the wall or ceiling, they will continue to stay loud or be louder. I've contacted management twice before and they've not done any proper course of action if at all. In addition to this, kids will run in the hallways, so you will always hear them every day. The laundry room shares its space with the garbage disposal chute so even if your clothes smell like fresh lavender, you'll always take a whiff of garbage seeping from the chute. Bugs do frequently come into the units. They will always manage a way in, and Rivers Edge doesn't do a proper job at pest control. Bugs will make residence right outside the apartment doors so beware of swarms of gnats, mayflies, mosquitos, and the occasional spider welcoming you in. Parking has been a big problem around here in our 11 months so far. Everyone is required to have a parking permit issued by Rivers Edge, and there are many signs outside stating no parking without a permit. More than half the cars around here do not have one at all, so good luck finding parking after 5pm. Most cars do park on handicap, the fire lane, or by the garage, but be warned, management may or may not give you a violation warning on a random day they feel like doing their job. Management tries to squeeze as much money from you as much as possible. Rent was raised $20 and if you're planning to end your lease early, be prepared to pay for the rest of the months ahead. Water pipes were damaged at one point due to a storm. Due to this there was no water running for a few days with no notice. Be prepared for staying in the dark for certain situations because management poorly communicates with their residents. Along with this, they take a long time if not at all to reply to any emails or requests sent to them. In conclusion, this place is not worth the price at all even for a 1 bedroom. With rude neighbors, poor management, and poor insulation, you're better off finding some place else. Yahara right next to Rivers Edge is a much better alternative if you're willing to pay a little more, otherwise just look elsewhere.

The apartment is decent, kind of pricey for how dated everything is. Water/sewage/waste is a 3rd party company so there is an added cost with them as well. Parking can be a nightmare, depending on when you get back to the apartment complex, and there are always cars without passes taking up stalls and nothing is ever done about it. Finally, the management company is only looking out for themselves and shows little care to their residents.

Very spacious-nice location (despite the rail-road tracks/train 100ft or so away :-( )-Good Location-lil pricey but worth it when weighing options & what's out there-few loud neighbors but can't complain, pros & cons to EVERY PLACE!!!!

Driving up I felt like it might be old and not well-taken-care-of, but once inside the appliances, fixtures, carpet, and walls were clean and new. It's more spacious than I expected- big closets and plenty of cabinet space- and I absolutely love my balcony. The other balconies are orderly and nice, and all of the neighbors have been friendly and helpful. I wanted a place that was easy to navigate, could feel like home, and made me feel safe- this place works for me, a single professional female. The maintenance staff has been especially helpful and responsive. The only thing missing is a sprayer for the sink. Truly a small price to pay for a great place!

Situated on The Isthmus next to one of Madison's most beautiful parks, Tenny Park on The Yahara River and a block away from Lake Mendota, the setting is stunning. Trees, two outdoor pools, a caring, detailed oriented staff provide full service, safe living environment in the heart of Madison, Wisconsin.

These are located across the street from a train station, that is in use at all hours of the night high pitched metal squeals that last for minutes at a time. Parking is always an issue and have to carry groceries a city block to the apt. The elevator is often out of service, The fire alarm falsely goes off 15-20 times a year. Bugs not roaches, but these 3 different kinds of beetles. Spiders and Centipede's. Centipede's are always a good indication of insect infested places. The staff is always rotating, Maintenance are really the stars of River Edge they are on site and do a great job. paint scheme is pretty ugly. Getting packages is also a hassle. Energy Bills tend to be outrageous , seals and doors are very leaky.

Enjoyed living in the complex. Always felt safe. Office staff knew my name and were always friendly and helpful.

This apartment complex is in a great neighborhood near a park, but the buildings are outdated and office staff were unresponsive to concerns. We constantly had problems with leaks and bad smells and the washers and dryers were always out of repair. We were promised renovations and replacements in our unit when we moved in and were later told that nothing could be updated due to a policy change. After one year, they stated that the rent would increase $40 per month although they had done nothing to improve the deteriorating building and facilities. We're moving out!
