I have the pleasure of living at rivers edge, and I can confidently say it deserves a 5-star rating! The amenities are fantastic—everything from the pool and gym to the beautiful common areas. The management team is incredibly responsive and genuinely cares about the residents. My apartment was spacious, well-maintained, and had stunning views. The community is friendly, and the location is perfect, with easy access to shops and restaurants. I couldn’t have asked for a better place to call home! Highly recommend!

Helpful staff, laundry facilities, pool, pet friendly. Nice community with plenty of floor plan options which is what I appreciated! Conveniently located near restaurants and parks in the area!

Maintenance is awesome! Pool looks very refreshing!

The laundry is dirty, and it’s never cleaned at all. There's always trash and dog poop in the yard. The pool is never opened. They tell us we have to have a bracelet on in order to get in the pool but never enforce it. The gym is dirty and has white patches in it all over the wall. There is only one tredmill that barely works. The treat of the equipment doesn’t work . The manager is rude and non empathetic when she is wrong.

Me and my two boys have lived here for 2 years. With anything I need, maintenance always responds within less than 24 hours even if it’s something as simple as lightbulbs or batteries. We absolutely love it here. Highly recommend!

I toured a 2 story apartment today and loved it. I applied. They are even not charging application charge now. The apartment was so nice and pretty. I really hope I get approved. One of my friends used to live there and I always said I would one day.

I love living here at Rivers Edge. Since last year they have made soooo many improvements. They redid our lots, added signs, had a bus stop repaired and have gotten alot better about keeping the apartments cleaned up around them. The people that work there now are easy to talk to. Very happy I am here.

I was here for 3 years while in Ohio, I couldn’t have asked for a better place to live .

We have lived at River's edge since 2018. After the tornado and losing our townhome, the management staff went out of their way to get as many people placed in other units as they became available. We got in another place and love it here. The office staff Autumn and Nicole go out of their way to help with anything you need. Maint Staff are quick to fix any issues that happen in our apartment. We enjoy having our private patio area and being able to decorate and fix the way we want. Pet friendly. We couldn't ask for more.

The staff is all about leaving multiple passive aggressive notes on our doors telling us what awful residents we are, complete with vague threats of getting charged hundreds of dollars. But when you need them to actually enforce rules? NOPE. I called in a complaint about loud neighbor (wasn't doing anything illegal, just disruptive). They told me they don't get involved and told me to call the cops. First of all, really??? You can leave multiple passive aggressive notes but you don't have the guts to get off your office chair and come tell a resident to be quiet??? Second of all, this is not a reason to call the cops! He's being a jerk, not a criminal. Third, if you think calling the cops on a man of color for a non-criminal issue is appropriate, you really don't have any business being in Northwest Dayton. I was going to renew next fall when my lease is up, but NOPE. I'm out.

Live here if you want to constantly deal with neighbors who do the following: 1. Constantly blast music from their cars at all hours of the day and night. 2. Obnoxiously rev their engines for no reason whatsoever. 3. Have screaming matches in their apartments and in parking lots. 4. Set off firecrackers in the parking lots all night long. 5. Let their giant dogs run off-leash and take a dump all over the yard, and refuse to pick it up. 6. Invite a million people over to their apartment and take up all the parking spots. 7. Drive like idiots through the parking lots, smash into other cars, and then drive off. Don't bother. The apartments themselves are fine, but the community? Big fat F.

Great neighborhood - staff were great. Moved here as I wanted to downsize to a 1br and the dog park was a huge plus for us. My only complaint was that the walls were thin, but other than that it was great neighborhood with good services.

My husband and I moved to Dayton from Canada so I did all the initial apartment hunting online. When we arrived here I had narrowed my list down to about 5 properties. We happened to start with Rivers Edge and loved the place instantly. The office staff are extremely friendly and helpful. Francis showed us around and explained the various options available. She was very genuine and positive. They have completely renovated many of their buildings so the apartment we got is practically new (including the kitchen/bathroom set and appliances). Moreover, she actually showed us the available apartments and we picked the specific unit we liked so there weren’t any surprises on move-in date (other places show you a sample unit which isn’t the one you’re going to rent). After our viewing at Rivers Edge, we literally spent 3 minutes at each of the other properties on my shortlist (just to go through the motions) and promptly came back and put a deposit on the apartment we liked! Now after living here for almost 2 months, I’m happy to say we feel we made the right choice. The apartment is spacious and comfortable. The neighbours are quiet and friendly. There’s lots of nature surrounding us and the office staff are very helpful and respond promptly to maintenance requests. We highly recommend Rivers Edge!

The apartment itself is fine and the staff is nice, but... there's some issues that I'm unhappy about. Our neighbors are all young, LOUD, inconsiderate, and party a lot. This definitely is a problem because we are in our 30s and we have actual careers. We don't have time for a bunch of kids who just want to get drunk/high and party. Also, on several occasions, I have been approached by panhandlers (two of whom were so high they could barely walk) while walking my dog. Even though this neighborhood is pretty good, they still manage to creep in. I'm currently researching better options. We moved here to save money, and it was definitely not worth it.

DO NOT MOVE HERE. The renovations definitely made the place look better, but that's about it. Loud and sketchy neighbors who blast music at 12-5am, throwing these rip-roaring parties that go on all night. Oh, what's that, you say? Call the courtesy officers? HA! We did that and they did literally nothing. They passed the buck and told us to call the police, who didn't do anything, either. I only somewhat blame the office staff, because I know they are bombarded with problems right now and probably pretty frustrated too, but at the same time... someone needs to be the jerk and take out the trash. Heaven knows this neighborhood could use a lot better people in it.

If you want a quiet apartment do not live here as noisy neighbors are able to do whatever they please. I have a noisy downstairs neighbor who constantly plays his bass yet I was told to just "turn up my TV and wear headphones". This is not even close to a proper solution and I cannot wait to move out

I just recently moved into Rivers Edge almost 2 weeks ago and so far I have no complaints. It's very clean inside and outside, I feel safe and my neighbors are very quiet. Chavi from the leasing office is also wonderful and very helpful #RE42

#RE21 Rivers Edge Apartments is my very first apartment ever! And I must say it has been wonderful so far. I’ve been here for about 5 months now and I have no complaints what so ever. The office staff is very friendly, honest and professional, the grounds are always clean and well groomed, the area is quit and it feels safe with well lit areas at night. Whenever I put in a maintenance request (very minor issues) they are quick to respond and get the job done. The facilities are always clean and the pool is very relaxing. Like I said I’ve only been here for about 5 months and love my apartment. There’s all new black appliances in the kitchen with brand new black cabinets. I would highly recommend these apartments to anyone.

As a current resident, I would highly recommend this complex to any new prospects! The grounds are kept in pristine condition which is very noticeable upon cruising down Riverside Drive. Not only is my unit very spacious and clean, but the utilities are extremely budget friendly. I really enjoy my private patio as well as the sparkling clean pool and workout room. The quaint complex Clubhouse is such an added bonus for the residents and their guests. The ladies in the office have made my experience here truly pleasurable. #RE07

Rivers Edge Apartments and Townhomes is a great place to live. The staff is great. Everyone is always helpful. The on-site laundry facility and 24 hour fitness center are always clean and well lit. The grounds are nicely groomed. The tenants are culturally diverse. The location is centrally bard. We are literally 5 to 15 minutes from everything. Don't believe me; come see for yourselves.
