Situated on I-35 between Austin and Waco, Belton is a growing town convenient to natural wonders, shopping, and entertainment. Founded in 1850, Belton contains a rich history celebrated by the award-winning Bell County Museum in Downtown Belton. An array of specialty shops, cafes, restaurants, and theaters line Downtown Belton as well, lending historic charm to Belton’s small-town atmosphere.
Belton is also home to the University of Mary Hardin Baylor, which provides the community with a variety of educational, cultural, and recreational opportunities. Belton residents enjoy access to numerous parks in the area as well as Belton Lake and Stillhouse Hollow Lake for all kinds of outdoor activities. Fort Hood and Temple are just minutes from Belton. Interstates 14 and 35 connect Belton to multiple major cities in Texas, allowing for simple commutes and travels.

Property Ratings at RIVER SPRINGS AT BARGE RANCH
River Springs is an amazing place to live--the apartments are super nice and the complex itself is beautiful! It is fairly new so everything is very modern and pretty! The facilities (the pool, game room, movie room, etc.) are so nice and also modern! The gym is not very big at all so if you're looking for a good gym you might want to pay for a membership at a local gym instead! Dog park is cute and residents are good about picking up poop so I've never stepped on any! There are also doggie bags & trashcans all around the complex which are convenient. Maintenance is great and respond super quickly. Rosie and the other office staff are super friendly and are very accommodating as well! Gated and lit up well at night so I always feel very safe. The only complaint I have is that there are so many families here so the pool is always full of families which makes it hard to enjoy and we have very loud neighbors because we live under a family with small kids who stomp all the time. But other than that I have loved my stay here and would 10/10 recommend living here if you can afford it! I disagree with the other reviewer about many of their points--water pressure is average or above average for most apartment complexes and I have never seen a cricket in our breezeway. I also have left trash in the breezeway on accident for a few days and never got fined for it--just got a reminder text and simply took it to the dumpster! Also, the night before trash pickup, every building puts their trash out including us and we have never gotten fined or told to stop doing it.

Rivers Springs is nice looking. This is not a terrible place to live but it has some faults. 1. My first complaint when I moved in was, I was charged a monthly $5 pest control fee, but I constantly came home to dead crickets spread all throughout the staircases and breezeways. These dead creatures were never cleaned up and often remained for weeks without being moved by nothing more than the wind. But if you leave a trash bag in the breezeway for trash pickup the following morning, expect a fine. 2. Each resident is also charged $25 monthly for waste disposal. There is always trash. After 3 days from trash pickup on Tuesday, expect to have to pile your trash on top. 3. If the concept of a gated community appeals to you, don’t expect it from this complex. There are gates at the entrances of the complex, but the gates are open more often than they are closed. 4. I am a military member. I thought that this residence would understand those circumstances due to its proximity to Fort Hood. My move out process was significantly more difficult and stressful than it ever should be. 5. This may be semantics, but my lady loves hot showers with strong water pressure. For my tenure at River Springs she got lukewarm rainwater showers and she made she I knew about it. I’m not nearly as particular but even I was disappointed with the water pressure. I submitted a maintenance request which resulted in being told it was normal. I then attempted to have normal water pressure be increased to no avail. Ultimately all of these complaints plus other small issues caused me to realize that Texas is a home owning state. If you don’t want or can’t buy a home, most of the best rental properties don’t have a strong online presence. I wasn’t afforded the luxury of seeing the property before hand, but if you have the time find a better property than this.
