River Oaks

I just moved into the complex. By first impressions, it is a very neat and clean place! Very friendly staff and I'm looking forward to meeting the neighbors!

Great lease agents and maintenance crew that has the property looking good. The lobby and stairwells are always clean. The snow removal crew and salt sprayers are good.

Move in has been nice and easy. The apt is in a great area and easily accesiable to the things I need most on a day to day basis. I look forward to the spring time when the view out my pourch is filled with tress and green.

Maintenance crew is respectful. The complex overall is quiet and clean. It’s pet friendly, though it would be nice to have a dedicated Dog area. The neighbors are all very kind in my experience and offer what feels like a safe environment.

Moved in a few months ago at this point and have had a positive experience so far! Met the neighbors right away from my building and they were all warm and welcoming! We’ve also liked our interactions with office staff so far. The main negative so far and reason for taking a star away has been the lack of parking. We had to pay for a garage because we have two cars and each unit only gets 1 spot. Our spot is also a covered spot, so our truck doesn’t fit under it with our rooftop tent, nor will it fit in the garage when the tent is on. Guest parking is very limited as well.

Very friendly staff, maintenance is very attentive to any request and the community is very nice. Highly recommended, the app was also super fast and they helped me a lot

The space is just what I was looking for however the noise, from welding stairwells, road construction and traffic has been awful. The greater part of my discomfort, Royal Oaks has no control over. for more than a year the roadwork has been absurd and repetitive. Once I have only road noise to contend with I will settle down but the interruption to sleep at ALL hours has been he worst apartment experience ever. ask mr in the spring and I will be smiling again.

Not enough parking. Don’t even think about inviting friends over.

I would have to say that for the most part I've felt comfortable and at home.The other residents are quiet and polite and the service techs are a part of what I like about living here as well the head gentleman is experienced and is help full and available, They are per friendly for reasonable pet rent,they keep the grounds clean and maintained the weight room/ gym in the club house is awesome and it's use is available to the residents twenty four hrs a day seven days a week which is a great convenience if ya want to train while your laundry is being cleaned since most of the residents prefer to work out alone it's works great,I'd say principaly it's quiet,clean and the maintenance team are helpful.

It is a very quiet place to live, but I feel that there is not enough cleanliness in the units and community areas. The personal is very nice

Everything good with the amenities, just sometimes the pool is closed, also I like the gym and the Pilates room is very useful and I usually use

River oaks has been a fantastic community for my wife and I. We have felt very safe and welcome. And the actual buildings and amenities are very nice, I love how well taken care of everything is, and I feel like it's all very good quality.

It's been a hectic summer so far. Some unexpected noise from the community area located on the east gathering facility. Also, the pool closed due to a chemical unbalance. I see babies in diapers, tree leaves, bugs, and beer bottles/cans left around the pool. I don't think the signs posted by the pool area are observed. Also, some tenants still leave their garbage bags outside their doors leaving drips on the floor from the contents. Besides this, I enjoy the complex.

Management and maintenance staff are awesome! Everything in public areas are clean and well maintained, maintenance is always on top of things and quick to respond, community is child and pet friendly, great for families. The only issue we've had is with parking since it's so limited, but I know they're working on it.

Quiet and friendly place to live. Office staff is very friendly and maintenance gets things taken care of in a timely and professional manner.

The view here is nice, plus being close to the river trail and Trax stations has been really convenient for me. I just wish they’d stop letting people park in front of the mailboxes and update the playground here. The office staff is always really helpful if I ever need anything. Plus I have some pretty cool neighbors.

River Oaks is a great community. It’s quiet, the maintenance team is amazing, nice areas to take the dogs outside. Parking is not a problem, not even when getting home late on the weekends. Definitely 10/10

Solid in-unit appliances, nice trail along the Jordan river very close by.

We love all the ammenities swimming pool, Exercise Room, Sauna, and hot tub

We have been more than satisfied for over for over 7 years and have enjoyed it.When ever we have a problelm like heater, kitchen light going out, Darrin and Dave would come over.

Been living here for over a year. Apartments are well run, office staff is fair and courteous, maintenance guys are professional. It's not perfect or high luxury, but everyone on staff does their best and the grounds are clean and well-maintained. Other residents are average middle-class families and quiet working people. I have yet to see anyone throw a loud party. Above average for similar apartments in this area. The pool and hot tub are really nice to have. Hot tub is run year-round. Quick access to the freeway is a plus.

My husband and I lived in these apartments for 5 years. When we first moved in, the management team was very helpful and the apartment was a comfortable place to live. However, the management team changed about halfway through our stay and the new management was terrible. Every summer we lived there, the air conditioning went out, the apartment flooded, or both. In each of these scenarios, working with the management team was unbearable. They were unresponsive to our complaints and failed to provide accurate ETA's. They would continuously assure us that we would not have these problems again... until the next summer when it invariably happened again. We finally decided to move out when we flooded this summer. When we called after-hours to get an update on when they were coming to clean our apartment, the maintenance guy hung up on us twice. When we talked to the office the next day, they were again unhelpful and couldn't tell us when they were coming to clean the water out of our apartment. Additionally, the dinged a wall when they were replacing the carpet. The next day we heard a loud bang, and we were unsure where it came from. When we went into our closet later that day there were two very large holes in the walls resembling bullet holes. We called the office to complain 3 times before anyone came and looked at it. 4 days later a main water line broke and we had no water pressure in our apartment for an entire day. In the course of one week our apartment flooded, a large bang caused holes in our walls, and a water main broke. Does this really sound like somewhere you would want to live? We didn't want to live there anymore either so we moved out. Take my advice - don't live here.

I have been wanting to live here for awhile now. I was fortunate to finally aquire a two bedroom! I love the location! The property is kept up very well and so are the inside of the apartments. Management is very kind and understanding, they make you feel like family. I definitely recommend this place!

Parking is a joke there is never any spots Because some apartments have 8 and more grown men sharing one 2bedroom all of which have there own trucks and if you complain they say yeah parking is terrible but don't seem to care or try to do anything you will be lied to about everything they say whatever to get you in and then are rude maitnence is a joke you can ask but 3 months later nothing will be done and over by the corparates everynight there is 4 guys on the balcony smoking weed I heard someone say it was being smoked in the lobby to terrible place to live I was so happy to leave

don't feel safe. Police were at E307 last Wednesday for hours. watched after dinner until like midnight. They have crime watch signs posted, I don't understand this for what my duty is knowing this happened and informing. police were in there a long time, 2 cars came. am doing my due diligence to inform anonymously as property managers may not even know about it. please keep me safe for informing, our community safe and please! family friendly.

When I singed lease there a section on background check. I read review below at work because fears and suspicous thing and now know why I constantly smelling weird smells and activity there. My neighbor wrote that and I are scary. Keep us anyonymoyus. What is point of anonymyous signs in complex to report it? I am doing what signs said. We don't feel safe on we still see going on. It's sad we forced to leave. Police came. no change. I am good tenant so is my friend. Backgound check are for reasons. We give it time since below police and still seeing suspiciousc thing and smell. anything changed. we gave it time.

While it is an OK place to live, the managers are horrible. The grounds are regularly filthy in the fall and winter months! Neighbors seem decent, but the management is horrible to deal with. They tried to increase my rent without proper notice, then threatened to evict me if I didn't comply. I ended up just leaving, and they tried to sue us for the exact amount they were trying to get extra. Coincidence? I think not. (They didn't win the suit of course, but that didn't stop them from trying to get that little bit extra. They would not return the security deposit though, even though we brought in a professional cleaning service prior to leaving).

Apartments are well-built so you don't hear your neighbors. You feel private. Free gym facility and pool. The grounds are well-kept and everything is constantly maintained and upgraded. The staff is extremely helpful and nice. There is easy access to the River Walk and you would never know you are in the city. Located less than a mile from I-15 makes it convenient to get to anywhere in the valley. Within a 2 mile radius you will find restaurants, movie theaters, all of your shopping needs and a phenomenal public library system. The mountains and canyons are just minutes away where you can enjoy nature, hike, or ski.

I have lived have the here for two years and it has been pretty nice. The apartments are nothing fancy, but pretty good size for relatively cheap considering the area. Pros: free covered parking, quick maintenance, large walk in closet, good appliances, extended shower curtain, pool and hot tub, balcony, washer and dryer included. Cons: very dark apartments, small living room, thin walls, if you don't face the golf course you have a terrible view of other apartments or the parking lot.

Lived here for over as year. Very quiet. Great amenities. Easy access to shopping and restaurants.
