River Oaks

I was traveling for work and lost my apartment keys. When I got back, Hailey dropped what she was doing and immediately made me replacement keys so I could get home quickly. She was so sweet about helping me and seemed legitimately happy to do so. It’s nice knowing you can count on the office for help if needed.

Kaylee was absolutely amazing at helping us find our new home. She was very sweet and we genuinely enjoyed chatting with her. She went above and beyond to make sure we had all the information we needed and any problems that arose, she sought to it immediately. We love the apartment we are in, as well as the community around us!

I had a tour on 1/26. Wonderful experience with Kaylee. Truly appreciated the time taken with us. All questions were answered. Very personable. The area is well is very clean and taken care of. You can tell management cares about the tenants and environment.

I've had a great experience at River Oaks, only downside is it's pricey for the size of the apartments.

Check out river oaks they are the most amazing staff and set of people. Everyone is so nice and it’s safe and friendly community.

It’s a nice place to live, and feel very safe. Have a nature park near and close to schools.

I love it here at River Oaks. The staff members are super friendly and very responsive. They offer fun events for residents and pets. The pool is great, and I’m looking forward to enjoying the new outdoor kitchen and fire pit that they are building this summer. Paying rent is a breeze with their app, too. Highly recommend!

Apartment is very nice, huge fir the price. And management has always been very friendly and attentive to issues.

We moved in the middle of summer from out of state and it was hard to find a place that had openings but river oaks was very accommodating and helped us find the right apartment with all the amenities we were looking for! They are also pet friendly and our dogs love to go to the on site dog park and have meet lots of other residences dogs! They love it.

This is my 2nd time living here. The first time I lived here for 2 years, I left when my lease was up to house hunt in the insane housing market. I was so over the search so I emailed them and luckily they had a unit available. I am back and as happy as I was during my first two years. Love the amenities(pool, hot tub, gym & sauna), resident events (jaws in the water and summer pool parties w/DJ have been my fav!), spacious units, Todd & the maintenance team, Sarah the property manager & staff, etc! :)

In May of 2021, my family and I moved from New York to Michigan. At the time, we had a 1-month-old baby. Prior to moving, I spoke to River Oaks several times on the phone and they were extremely accommodating! Ever since moving here, the management has been extremely friendly and the maintenance staff has been quick and responsive. I have enjoyed my time at River Oaks and would recommend it to anyone looking for a quality apartment in a convenient location.

So far my partner and I have felt we chose the right option for us renting in Kentwood! The cost of rent split between us for a one bedroom is reasonable for the location and quality. They are typically great with maintenance and the office staff is kind and helpful. We feel we have enough space (the closet is great) and that the community in general is nice to be in. It's a good location to GR and major stores. We did look into other options but River Oaks seemed to be by far the best apartment for the most reasonable cost. They also have a Hub and always put other packages inside the building door which is nice too. Lots of friendly pets and overall pretty quiet. We only once in a while hear a neighbor outside or above us but not a bother. The only downsides I would say is maintenance checks are frequent and that parking is limited. The parking situation can mostly be avoided if you don't return too late to the complex but sometimes we have found we have to park far from our apartment. Outside of that we have found everything to be pretty great.

My boyfriend and I feel really grateful to have found our unit at River Oaks, it truly has been nothing but a positive experience living here for just about a month so far. We like that it's in a quiet area but also not too far away from restaurants and shopping. Friends who have lived here in the past years have said only good things as well. We have loved living here so far! Maintenance is the fastest I have ever experienced from any former apartments, which is a huge plus. The unit is spacious, the neighborhood is great, and we really like the gym and sauna.

I’ve lived at River Oaks for over a year and it’s exactly what you’d expect, a great place to live! The apartments and amenities look like what they advertise, they hold great resident events, and the maintenance team is incredible! They resolve your maintenance request quickly and the quality of their work is amazing. Big thank you to Ed, Todd, Andrew, and Marshall for their hard work. Heather, the housekeeper, does great work to make sure your new apartment is clean and sanitized. Sarah, the Property Manager, is very professional and answers timely to make sure your concerns are met!

I've lived here for nearly 5 years and I wouldn't have it any other way! The property is in a great location: far enough away from the hustle and bustle to be relaxed and quiet, but close enough to stores, restaurants, and the highways that it's not a big hassle to go where you want. Whenever I've needed maintenance to come check something out, they've always responded quickly and are very friendly. It's great having the onsite gym and Amazon Hub, as well!

The one bedroom is incredibly spacious, and we’ve had quick responses to all questions and service requests. I would replace washer and dryer’s with stackable units to allow the laundry room to also function as a pantry or extra storage. I would also replace outdated appliances with newer ones before people move in.

I had a great experience at River Oaks! My roommate and I were looking for a new apartment and they were so responsive and helpful and were able to provide all the information for us and spent time answering our many questions. We were very impressed by all of their amenities and how seamless the process was to get our lease signed. We are excited to move in shortly!

I have lived here for 2 years now and my fiancé and I love it! It’s the perfect place for the two of us and our dog. Plenty of space, very clean, and safe. We love that there is a great dog park right in the complex and other amenities such as the clubhouse, pool, and car vacuum station. We are right by 28th street which is very convenient and just a short 20 minute drive from the city. We love it here and don’t plan on leaving any time soon ??

There are so many amenities for renters and they are always finding ways to improve! I love all the events that they have going on and the 24/7 gym is awesome!

River Oaks is the best apartment complex. Friendly Office Staff that caters to your every need. The property is beautiful and safe. Great social events and a website that keeps you updated of what is going on in the community. The maintenance staff is very attentive. We are so happy that we live at River Oaks!

Great place to live! Everything is always up to date, if any problems arise, the maintenance staff will always go above and beyond to fix the problem. The amenities have been wonderful since I've moved in two months ago. The pool area is cleaned and maintained. The convenience of the exercise center always comes in handy if you don't feel like running to the gym.

When I first moved in I had problems with my heat and A/C, maintenance made it a priority to fix it every time I ran into issues. Eventually, they ended up having to replace it and they had it replaced as soon as possible.

If you’re looking for a comfortable 1st home to call your own this place is perfect! It’s really rare to find as many in unit amenities, space, and great maintenance turn around times all in one place. There is usually a compromise and here You are really a valued resident. Also love the first come first serve parking for my visitors.

We loved this place! It is super close to a park with walking trails, has a playground on the property, and is surrounded by woods! We never had any issues with bugs, mold, etc. Maintenance was always quick to respond- even on Christmas Eve when our water heater went out. We lived here for 5 years and would definitely recommend it.

We have been living at River Oaks for a little over a year. The grounds are always kept up which is nice because we have 2 dogs and it makes it easy. There have been times where other people haven't picked up after their pets and I got the joy of walking in it. The office has a system called Poo Prints, but I'm not sure if they really execute it and fine people for leaving droppings. For having so many buildings, it is relatively quiet which is super nice because we both work on off shifts. When we first moved in, we had a downstairs neighbor that would constantly blare his music/have parties, but after multiple calls and complaints from many people, it has ceased all together. Making it a better building to live in. Whenever we've had maintenance issues, they have been over in a timely manner and have been super nice and helpful. Our only current issue is parking. We live at a back building and a lot of times we'll come home from work (12am-3am) and we'll have to park almost completely at the building next to us. Most times it is because the buildings in front of us are having people over and those people park directly in front of our building. I've seen numerous people stumbling back to their cars, being loud, a couple broken bottles or bottles left just sitting in the parking lot. Other times it's other residents of other buildings parking in front of ours because they lack parking spaces from said issue above. If you want to pay $30 a month for a covered space, they do have that available, but since I can barely pay my rent every month, there's no way I can afford that for each vehicle. They do have some amenities that sound great, I've only ever used the car vacuums and the dog park, due to the pandemic the whole last year, I've never stepped a foot into the gym or pool areas. Pros: Friendly and helpful staff/maintenance, moderately quiet, well kept grounds, and close to work for both of us. Cons: Cost and parking.

I like River Oaks because it is a great value for what you get - affordable cost but it comes with a gym, pool, hot tub, and sauna. The maintenance crew is really good as well and I appreciate that the office puts on events and does a lot for the community members.

On top of all the random little events for residents they are on top of and proactive on any problems you think you could have with the amount of people in the complex. The staff here is great. Walkways and lots plowed before work. Grass always cut and neat. Friendly and helpful staff. They care about the people here and the facilities. Pool. Sauna. Free vacuums for the car. Fenced in dog park. Play ground. Very inviting place not to far from anything you want to see or go do!

I have lived at River Oaks for 3 months and absolutely LOVE it. The staff (including the maintenance team) are all super attentive and caring. The apartments themselves are super cute, spacious and the landscaping VERY well maintained. The amenities are excellent, too. I love our gym and sauna! I moved in during the fall so I’m excited to use the pool and tennis courts in the spring and summer! Would definitely recommend living here!

They said that it is a gated community when I moved in and that was three years ago. The gate has never worked. They can careless on cars parking on side walks blocking handicap access. Can care less about your living environment when you have neighbors yelling and making noise at all hours. All they care about is getting there rent money. If I have somewhere else to go I would be long gone.

I just moved here with my family and we are very happy. The apartments are very large and I love that they have a pool and a hot tub! The property is well maintained and beautiful. I love living here!

I have lived at River Oaks Apartments since 2001, and I have had no problems with anything over these years. The current management is very quick to respond to any maintenance issues that come up, and resolve issues that might occur. The amenities are great - the pool, exercise room and now even a new dog park that has been added. I would recommend these apartments to anyone that was looking for a quiet, well taken care of place to live.

We lived here more than a year and they don't treat you well when you leave the apartment. Do not pay the deposit they will rip off and will not return.

River Oaks is 10 minutes from shopping and bustling 28th Street in Grand Rapids, but nestled just off of East Paris and 52nd in the peace and quiet. There's a tranquil nature reserve with a bike path and small lake just a mile away. The apartments were built in 2000 with efficiency in mind, so heating and cooling is inexpensive. The windows are very large in all rooms and provide a lot of natural lighting. I love the kitchen! I fancy myself a gourmet cook, and there is plenty of storage and counter space for me. I love how quiet it is here. I've never been disturbed by rude neighbors, as they simply don't exist here. The staff is very helpful, too. The gym features a cedar sauna and state-of-the-art equipment. The pool & hot tube are incredible! It's the perfect place to meet your neighbors, get some sun and relax. Both the pool area and locker rooms are kept in pristine condition. The pool and the entrance to the community are gated; requiring an access code or secure-a-key card to enter. I have lived here for a bit over a year. I love it here even though I said I'd never live in an apartment community again. It really feels like home and more importantly, I feel safe. That's important for a single woman in a densely populated city.

I've been in this community for 2 1/2 years and can't say enough positive things about the experience! The apartment itself is in optimal condition, it is so quiet...I can never hear my neighbors. The area is safe, office staff always positive, and maintenance follows through quickly. They do an awesome job of snow removal in the winter months too. I've been very happy with my time here...and would recommend to anyone!

This area of GR is very nice and very safe. It's close to 28th street and thus, the Woodland mall. The folks who own and run the office are very nice and help you with most anything. The apartments themselves are well taken care of and beautiful! There are just a couple issues I have with this place: it's rather expensive and there is NO SMOKING POLICY, meaning that anyone can smoke in any apartments; there is no designated smoking buildings. They did not state this in their website, and it stinks for me because I am allergic to cigarette smoke :(. But overall it's a very nice place and well taken care of.

The apartment complex is a nice place to live. I live in a two bedroom two bathroom apartment. There is quite a bit of room. The complex also has a swimming pool, hot tub, small gym, and a sauna. The facilities are very well kept, and for the most part the grounds are well kept. They try to keep up with ice on the sidewalks, but in Michigan that can be an almost impossible task. All in all they do a good job and I enjoy living here.

The walls are great sound barriers, but not the floors! Love the apartment, maya nance crew, office staff, & beautiful grounds, but not the parents upstairs who let their two little children who jump off the furniture and run around, until our pets hide & the dining room hanging lamp sways & the wall paintings rattle! The well kept & safe playground is just outside our door., but our neighbors use their apartment for a playground. Yes, I have asked the neighbors to please quiet down and ask the new management to talk to them several times, but nothing has changed so we are looking for a new place.

This is the best apartment in kentwood/grand rapids, MI. The price is just right. It is very clean at all times and quiet. It is a quick access to the highway. It has a large space inside and outside. There is a business center where resiresidents can browse the internet and print out documents for free. There is also a relaxation center, gym, tennis court, swimming pool, hot tub, sauna. I couldn't ask for more. There are many schools for kids around. This is just the best here.

River Oaks is a perfect combination of professionals and families surrounded by a rural feel. Close to all the amenities, it is a great location for anyone looking for a break from the city. The staff is friendly, helpful and the facilities are well maintained.
