    Two years in and I love it

    I’ve been here for two summers now and I really like it. If I don’t need a bigger place, I would stay. Vonni, the apartment manager, is awesome. Always responds right away, keeps the place looking clean and well maintained, any minor issues I’ve had, she’s dealt with quickly and professionally. The area isn’t bad, and the community is quiet. I’d definitely recommend it to anyone looking for a new place.

    Currently living here

    I currently live here and I don’t see why so many bad reviews. Never had any pest problems. Vonnie the manager is understanding. Only wish there was a dish washer but the floor plans are spacious and the grounds are kept well.

    The buildings are old

    The floor boards are warped. Windows are only single pane. Any insulation in the buildings, if there ever was any, has worn out. So it is super hot in the summer. I've heard rumors of termites infestations and possibly other bugs too. They raise the rent at least twice a year. And for the price you pay, it isn't really worth it. But the people I know don't really have a choice.

    bad for the price

    - the rooms are spacious - the walls have been painted over so many times, I tried to hang a key holder with command strips and it fell tearing off a chunk of the paint. I put a small pot on the window and the pot got attached to the paint. - the walls are very thin, you can hear your neighbors walking and talking - the building is so old it needs constant maintenance - the property managers office smells of cigarettes - the property manager is very rude always sending threatening emails left and right trying to kick people out.

    Absolutely horrible

    Mold in the apartments. The walls are cracking in multiple rooms. Rooms flood when it rains. Which im positive is molding underneath the carpets. Carpets lift as they are not cut and sized properly. Others have complained about roaches. The pools never open. And they raise the rent every year. Its absolutely disgusting. They slap some paint over it and rent them out again and again.

    Not bad. Great for a family of 4 or less.

    Been here for almost two years and was skeptical because of the previous review. I've only had my rent raised once since then but it's not even noticable. Still a lot cheaper than other places of you're looking for something affordable in the meantime. I like the month to month lease. If you're a good tenant, pay your rent on time, and cause no issue to your neighbors, you're in good hands. Cons: Building is super old and lots of water damage. If there is a water leak of any kind, maintenance is not coming to fix it if water stops leaking. Walls are paper thin so you could hear your upstairs neighbors every step and conversation if they talk too loud. Complex does not have any amenities and the pool is always closed. If you're willing to shrug off the cons (like me) then you're fine. I find my neighbors upstairs are annoying and would most likely move out due to them than the complex itself. I like the office manager. She's always been super helpful with me.

    BEWARE BEWARE BEWARE

    Renters BEWARE of month to month leasing. Expect a 10% rent increase 2x/year once they have you locked in. They are allowed by law to do it up to 6 times/year. It also allows them to evict you for any reason and/or come up with some sideways bs to kick you out if they have a problem with you.The tentants who have lived there for years are living in dumps compared to the pictures they are trying to portray. Electrical is not up to Sacramento County code and the pool is always out of service. My family and I were victims to their trickery, dont let it be yours too.
