The Residences at Westgate has a lot of potential, and the location is definitely convenient. However, there are a few areas that could use some attention to improve the overall living experience. The hallway carpets are worn with visible stains and a noticeable odor, especially since there’s no ventilation or AC in those areas. The elevator also often has an unpleasant smell and could benefit from a deep cleaning. Lastly, the mailroom could use a refresh it would feel much more welcoming with a new coat of paint and some small updates. With a few improvements, the community could feel much more comfortable and well-maintained.

I'm very disappointed in the conditions at 175 Valley. The carpets are filthy with set-in stains, there are gashes and paint chips on the walls, and every other front door hasn't been painted in years. The stairwells are also dirty and gross. There are large planters in the courtyard with no plants in them. The callbox doesn't work so no way to let in guests. And the garage has huge water leaks daily. The lack of care is unacceptable considering how much we all pay in rent and it's absurd that this complex is advertised as "luxury" when it's worse than a hostel. It's clear there is no consideration for residents who value basic aesthetics. These are all small fixes that would greatly increase our quality of life but they simply don't care. Do not be like me and ignore the bad reviews before signing a lease.

Residences at Westgate is located in the hub of Old Town. Great restaurants & entertainment is right outside your door. And most importantly, the residences are comfortable, clean & spacious .

I love the layout of our unit & the location within Old Town. We have good neighbors, except for those who choose to ignore the rules and smoke weed. The summer months bring much noise from the pool (we are next door to it) and the maintenance requests can take too long to respond, however the maintenance team does a good job once they are here to fix the problem.

Great location. Beautiful apartment homes. Multiple changes in ownership and I’m not in perfect. Cleanliness of the community grounds as declines over the last year. Hallway carpets are very dirty.

I lived in the Residences at Westgate for two years and truly enjoyed my time there. It is conveniently located and the community itself is well maintained. After months of survey and considerations, I chose this community as a new home for my wife and newborn. The buildings are relatively new. This community is located next to the heart of Old Pasadena, but surprisingly I have not suffered from any noise issue so far. The management office and team are kind and responsive. I recommended this community to my colleagues looking for a new place.

NOTS SAFE PLACE TO LIVE. No security cameras. Packages get stolen all the time, Cars get stolen, wheels on cars get stolen all the time. My car got vandalized in the secured parking garage. Residents complained for years, still don’t have security cameras.

I've lived here for 5 years. The convenient location and superb architecture are the obvious strengths of the community, but sadly it's always been managed very poorly. Although Greystar is an improvement compared to the previous bunch of incompetent idiots who called themselves management, some issues have actually significantly worsened under the current management. The overall maintenance of the community has noticeably gone downhill. The garage hasn't been cleaned since Greystar took over. Sometimes the entire building smells like trash for days, which comes from poorly handled trash bins. An area in the garage with a large dumpster for bulky trash like furniture etc doesn't get cleaned or emptied for months. Package delivery is a complete chaos with packages getting dumped outside the building or in the lobby and they end up getting stolen. The issue had been brought up to the management countless times, but they repeatedly had no definitive plan and nothing was ever done about it. There is almost no parking for guests and whatever spots are assigned, they are always taken by random cars. Pet friendliness needs improvements. The bag stations are almost always empty and the pets' excrements can frequently be found all over the community. Kitchen appliances are far from the best quality and are barely able to perform their functions. The intercom has been broken for years and the management is still completely clueless on how to fix it.

Maintenance and upkeep of Residences at Westgate is very poor. The hallway carpets are dirty, worn, and stained. There are security breaches between the hallway and the parking lot.

Resident at Westgate have a new ownership now. Maintenance and apartment repair takes forever, service call back takes along time, amenities are looking dirty due to lack of attention. AC broke down, pluming smells in the bathroom, pools are dirty as well as the jacuzzi. I don’t know if they are lack of staff or budget but for what I’m paying for the apartment, this is ridiculous. The management need to step up or I will be looking else where to live.

Hi - I'm so sorry to hear your experience didn't meet your expectations (or our standards), and one of us will get in touch directly to see what we can do to make it right.
When you're looking for a place to live and are going to move into their complex, they will give you the best service. We had to provide a security deposit of $900 prior to move in. We were told we would only lose it if we did excessive damage to our unit. My husband and i are extremely respectful tenants - we never had any parties and didn't do any damage to our unit other than usual wear and tear (eg. little NORMAL marks on the floor, a few scuff marks on the walls). We spent 2 days cleaning our unit and removing the scuff marks prior to our move out. We're now being told that they need to do a full carpet clean (don't know why), a full cleaning and a new paint job. We only got $300 of our security deposit back. We were charged $600 to do this work. Not to mention, we were told we'd get an itemized statement of the work that needed to be done 7-10 days after our move out. It's now been 30 days and we have yet to receive it. All we got was a check in the mail for $300. Ridiculous. When you want to renew your lease, they'll also jack up the price by about $300/mth. We had a great time living there so it's really a shame that they have to treat you like garbage as you move out. If you don't mind getting swindled on your way out or have your rent increase by $300/mth every year, go with Westgate. They're great at doing that.
