The property is located in one of the the best area of Philadelphia Center City. Near Target, Wholefoods and few restaurants.

So happy you've had a great experience at One Franklin.
My apartment is functional and provides a comfortable living and is great size. The heating and air quality are poor. The halls and common areas are dark, and unattractive. However overall one Franklin Town provides a reasonable standard of living.

This is an excellent building and the staff are terrific. The only issue I have, which is why I put four stars rather than five, is that they have removed the front door consierge during the day during a massive violent crime wave in this city.

Decent place, had to deal with roaches, bad heating and cooling. Staff is unpleasant and they make you work to get your deposit back.
Great place to live. I am more than satisfied with the staff and amenities, and the price is fair. A lovely location as well.
Smiles and "good morning" from strangers. Sometimes it's not about granite marble. It's about feeling secure and happy among community of caring people - both residents and staff alike. Square footage is often trumped by unexpected and unsolicited kindness in my book. And 50 years from now you won't remember that you had GE stainless steel appliances, but rather you will recall the front desk person who called you on the phone to let you know that your package arrived - yes the one she knew you were waiting for because the contents of that package were bound to put a smile on your young son's face. She just knew. So yes, there's a pool, BBQs, balconies and a great party room but there's nothing quite like that Drexel Millennial who holds open the elevator door because he saw you bogged down with TraderJoe Bags. To me, that's what makes a great apartment and apartment building.
One Franklin Town Apartments are definitely a place worth checking out if you are looking for a place in Center City, Philadelphia. There are studios, One beds one bath, and 2 beds two baths. The apartments are very spacious with a lot of closets and laundry in the apartment. Huge windows in every room let in a lot of light and there are balconies available. Some of the apartments are updated with granite counters, tile floors and updated appliances- others are more dated (carpet, linoleum, and older appliances) if you are looking to save some money. There are 2 garages across the street if you have a car that are both very convenient and secure. The facilities have a pool and a hot tub that are pristine, a gym with plenty of equipment that you are never left waiting, an outdoor courtyard with grills and a library and lobby with free wifi. The staff is all excellent- doormen that know your name and smile at you every time you walk in, maintenance on site that fix problems ASAP. The tenets are mostly students or working professionals, some older adults and a few small families but all are super friendly! There is a 7-11 built into the same building which is very convenient, whole foods just 3 blocks away and several shops and restaurants just a couple blocks away. Rent is affordable and the utilities are very reasonable. I would definitely recommend this apartment building for anyone looking for a place in Philly.
