They force “amenities” that they say are in the tenants favor. Package lockers $7. Valet trash $25 plus trash removal and dumpster fees. $68 WiFi. Not optional. $15 maintenance fee. Towing company to remove parking violations rather than security to also handle noise complaints about tenants and their AIRBNB RENTERS! They don’t like visitors but rent to strangers. DO NOT MOVE HERE.

My eldest daughter had to move her due to old lease ending and no time to find another-- she has an infant and my youngest daugther went over there to babysit so her sister could go to the beauty shop-- My daughter whom was visiting and her vehicle was only there 45 minutes and she has parked there MANY times in last 6 months with NO visitor code was towed today and the vehicle was taken 30 minutes away into the City of Houston as the fee is higher for storage.. Vehicle was towed at 12:34 and we picked up at 2:22 and it cost 344.00!!! All for her trying to help watch little babies-- office said others are complying but see there are reviews going back that this happens a LOT. Was told if I was there 5 minutes needed a visitor code-- this is awful and when I asked if it was in the lease the office could not answer me-- I do not live here and I would recommend NO ONE live here that has company come over because if you forget to give them a CODE they will be towed and I have been in WAY nicer complexes and I have NEVER seen this type of parking rules!!!!!!! And when tried to call the office all they could say was that is the rule but could not answer if it is in the lease or not!!!! Everyone needs to RUN-- this "babysitting" and helping her sister cost an 18 year old 344 that she did not have!!!!-- Also the photos online is NOT what the apartments look like inside.

Want a place that is full of peace and quiet....from the office....move here. Water is being turned off is a constant email, after the fact. "We'll keep you updated" as long as you pester them and continually go into the office to get answers for yourself. The mail situation was an absolute joke, 5 or 6 MONTHS with no mailboxes.....towing that tows from places with ZERO signage saying that permits are required. The professionalism from the office is non-existent and embarrassing. They will not treat you like a human, they do not care, and they will be defensive, dismissive, and rude. Parking lots flood, water is constantly being turned off, towing is outrageous, pool is dirty, made up rules about what you can or can't have on your patio, the list goes on and on. They did start with a new valet trash service that seems to pick-up as expected. I can't stress enough that the savings in moving here is absolutely not worth your peace of mind. There is a reason it's as cheap as it is, and it's still overpriced for what you have to deal with here.

Absolutely terrible, DO NOT MOVE HERE. SO many problems and the management refuses to fix or address any of them. Washers and dryers do not work. Roaches and rats all over the place. We do not have mailboxes and we as tenants are forced to drive to the post office to receive our mail. Double charged utilities constantly. Rent is outrageously high for a crappy place to live. Being forced to pay for services that are apparently "mandatory" but services are not provided like advertised. Would love to be out of my lease, this place is dreadful and still have 7 more months left here.

I really love this apartment! It is really great to move into an apartment where the air conditioner doesn't work, the washing machine doesn't work right (so it floods everywhere), the water pressure is bad (so the toilet doesn't flush right and shower is cold), etc. etc. It's also really awesome when your neighbors are really loud around 11:30 or wake you up at 2:30 a.m. and all the management says is to call the police. The dog poop everywhere makes the grounds a fun minefield to walk through. I love the crummy people that live here and the crummy management. It is so wonderful! I have so much to be thankful for!

I’ve been living here a year at first it’s fine but as soon as you get comfortable things go down hill. The parking lots flood like crazy and people break into cars and vandalized them as well. I got the displeasure of getting hit here twice within a year. I will not be raising my kid here. They also don’t fix what you want fixed. You have a toilet that has a little pressure but can’t suck down your turds complained about that and they didn’t care. They came here and tried to fix it but same thing.

Ms Alba is always a great help and communicates very well. On the other hand, Lilly is the complete opposite as far as communicating. Maintenance team is not thoroughly knowledgeable in certain areas. Such as the boiler operation and the process of Turning the Main Water off and back on. With the inclusion of PRV

Rayford's Edge is a great community. Lots of families. Quiet. No major disruptions. Clean and manicured landscaping. Remodeled apartments are modern. Friendly office staff. We chose this complex for the price, location and we needed something fast, clean and affordable. Great choice for us.

The ppl that live here are very friendly and where I live its very quiet. I have had no problem living at Rayfordsedge, I would recommend it to anyone.

I love this community, my neighbors are nice, I LOVE the main pool area, the office staff is very professional and quick to remedy any problems, I love my apartment. I would give a 9 out of 10 only because they are not luxury apartments but if they were it would be a 10.

I love it here at Rayfords edge , the management here is awsome . The maintenance ppl are so quick and very polite .

Certain employees on this staff make the entire property look bad. I have an asthmatic child in my home and it is no concern to them that in the middle of the summer our A/C unit is not working. I have continued to call and request for them to fix this issue and nothing.

If you want to live in a 90 degree apartment move here

It's a great choice if you want access to all that we love about the Woodlands without having to pay Woodlands rents!

I'm very satisfied here. Things have gotten much better in the last year.

Terrible everything , handyman won't fix anything, AC doesn't even work and they try to fight you about fixing it! 80 in my apt and they still argue. This place should be shut down! FLOODS EVERY RAIN! anything heavier than a drizzle it floods , it's a known issue and they lied to me about it when moving it!

The staff here and maintenance department are truly wonderful.

This is me and my boyfriends first apartment on our own, we had such a hard time finding the right place especially through COVID-19, but Alba and all the girls in the office made it so easy for us to have a stress-free moving experience. They didnt just give us a leash and take our money, we were given resources to find and choose our utilities, we were able to pay for everything online (no annoying money orders), and the best part is that the team kept us up to date about the state of our apartment even tho we were still living 4 hours away from here. Id recommend rayfords edge to anyone seeking for their first apartment and anyone in general.

I love living here ,its a very quiet place to live .The office people and the whole staff are very nice.

2 years I've been here and if it stays as it finally is now, i cannot see a reason to leave. They worked hard to make this a good place to live and it really is.

I have the best apartment I think but lack of follow through and change in entire staff and unwillingness to work with you to retain good tenants blows my mind not to mention lack of compassion or common decency as Im struggling with a reoccurrence of cancer blows my mind and that there is NO video surveillance anywhere!!!! This is almost 2020??!!??!

A great community! The leasing staff are incredibly kind and helpful. The amenities and cell service are great. Overall, i am very happy with my apartmemt! I do have a. Issue with cockroaches, but i alerted management, and they immediately took steps to resolve the issue. Very understanding and very helpful.

Poor, dont help at all and lazy workers they dont fix anything.

Im currently a new tenant and I moved here from another state,Ms.Jefferson in the leasing office made my moving experience a great one. She gave me very helpful information and she was so patient and kind with me. This is my first time renting an apartment and Im grateful that my experience was smooth sailing and stress free. The fact that my new apartment is only a few minutes from the freeway makes it even better. I would definitely recommend these apartments to anyone.

Fast and efficient service

I love it here, its just 10-15 minutes away from my job, very neat.

No matter how many times this place changes their name it’s still terrible. They claim to be “fixing” up the property but don’t care about anyone that’s lived here previously before the “updateds”. They hire careless people to do work around the property that will destroy your belongings. It takes days for anyone to fix anything. Which happens constantly because they’re too cheap to fix things the proper way. I’ve had to go days without a working kitchen sink and oven. Ive contacted the office several times about other issues that were supposed to get taken care of but obviously I’m not a priority. I would never ever recommend this awful disgusting place to anyone.
