Ravines at Rocky Ridge

It was a great way to celebrate summer. The pool was open and the kids got some cool sunglasses and treats. My kid loves living here!!!!! The staff is friendly and very helpful.

I was planning on moving to Columbus for my new job and decided to do some apartment hunting prior to the move. I was able to find a great community and wonderful place to live here - at Rocky Ridge. Thanks to Kenzie, who is probably one of the best community managers you can ask for.

Kenzie has been consistent in her communication from start to finish. She is very timely with her responses and her ability to listen and meet our needs was excellent. She was very accommodating when we came in for a self tour. She took the time & effort to guide us throughout the apartment property and answered all questions. This was my first & choice for my son’s first apartment. I’m excited!

Community is always kept clean, and the girls are great to work with, I’ve lived at other champion sites and I’m always pleased with how well things are assessed

Champion has really stepped the property up a notch. They have updated all of the community perks such as all new pool chairs and the addition of an entire dog park! Love everything they are doing!

Meg was amazing. She was so kind and helpful when I came for a tour. She answered all of my questions and made me feel welcome right away. She didn't make me feel rushed, even though I spent almost 2 hours with her. The entire team have been GREAT to work with (Kenzie and Emmerson as well - very professional and friendly). The kind of customer service they are providing really stands out. It is rare and hard to find. Thank you Meg, Kenzie and Emmerson!

The management here has been warm, welcoming and wonderful! Starting with Amanda who I met initially when I started this journey for a new home. When I was ready she had moved on to a new property but God gave a good replacement with Kinsey! She picked up right where Amanda left off. When I moved in the welcoming card and cup warmed my heart. I appreciate Emerson (maintenance) for taking the time to show me how to operate the appliances and thermostat. He also answered all of my questions and immediately took care of the minor things that needed attending to. I even got a birthday card and a yummy cookie at my door for my birthday! Its the little things that mean a lot. What I have seen and appreciate greatly is the cleanliness of the property. I thank God that not only everywhere I go it is evident that management cares, my neighbors care as well. From the office, to the gym, to the trash area, parking lot and the building breezeways, and the Starbucks coffee. Nice and clean. Great community. Thank you Ravines at Rocky Ridge. God has smiled on me and it brings me joy!

I can't stress how wonderful of an apartment I have lived at for the past 8 months. The Ravines at Rocky Ridge has a very welcoming atmosphere. I've never seen the staff without a smile on their faces. Brittni, the apartment manager here at Rocky Ridge went out of her way to make my day special through their superb community engagement. I highly recommend living here!

Great hospitality, wonderful accommodation, and amazing scenery

Moved here in July 2020 on a short term lease. The value for the apartment is excellent, it is safe, well maintained and it has a competitive rate compared to other apartment communities in the area. The only drawback is that the walls are thin and you can sometimes hear the noise from neighboring apartments. The office ladies are extremely friendly and helpful, especially Amanda. She worked hard to grant our request for a garage close to our apartment when we moved in. The maintenance crew have shown up in a timely manner to address any issues we have had. Overall, our experience has been great and we would recommend this apartment complex to anyone looking.

Can’t recommend living here enough. Having worked in real estate, the importance of a good property manager can’t be understated, and the staff at Rocky Ridge actually cares. They’re prompt, polite, reasonable, friendly, and actually try. Not many property managers do that. You’ll only have issues here if you’re the issue. Amenities are great, well kept, and very nice. Pricing is better than comparable properties by at least $100 from what I’ve seen too

I was originally drawn to Rocky Ridge because of the spacious and updated units. So much storage and room. My experience applying and moving in was great. Since Champion took over, I have been even happier. They have implemented so many new programs that benefit the community from a lending library to a recycling program to adding a dog park and more. Additionally, the entire staff is so pleasant and helpful. The office staff has been so great at helping out with any questions or needs. Maintenance requests are responded to promptly and thoroughly. I cannot imagine living anywhere else!

Wonderful and new units, beautiful landscaping, excellent and practical location. Most of all, amazingly looked after and run by Amanda and Helena at the management company. They really go above and beyond to create a safe, friendly, and wholesome atmosphere for the housing complex. We are very thankful to have found our home here and can't recommend it it enough! :)

The Ravines at Rocky Ridge has by far been one of the best places I’ve rented. Amanda and Helena, the front office staff, are always so welcoming and quick to address any questions or concerns we may have. The complex has great amenities including a pool with a fire pit, a large dog park, a newly renovated gym and study room and complimentary coffee! The location is also great with many restaurants and stores within a 5 minute drive! My husband and I love to call the Ravines at Rocky Ridge our home!

This was my first apartment and it was a great experience. Champion took over the complex early in my lease and they had a smooth introduction to the area. The ladies in the office are very kind and handle all situations like pros. From organizing pizza and popcorn pickups, silent auctions, holiday themed clubhouse occasions, and food trucks to taking suggestions from residents. I asked about a bike rack and they delivered! The room itself is a good condition and has a view of a well kept complex. They are continually adding new things like a dog park and new gym equipment. I'm happy with my time at the Ravines.

I moved here a few weeks ago, and I love it here. The apartment, amenities, and staff are all wonderful! I would recommend this community to anyone.

Great location. Units are very large and affordable. Community and staff are friendly. Never had an issue other than someone rummaging through my car when the door was left unlocked. They didn’t take anything. Pet waste stations are available, but are overflowing frequently. Pet owners don’t always pick up. Both promotions when I signed up and renewed we’re pretty decent. There is a lot of communication from the office on events and updates. You can count on an email once a week it seems. I don’t plan to leave any time soon.

The staff here have been super helpful since they took over the previous management here. Maintenance is quick to respond to any issues that pop up in the apartment and Kat and Amanda have been awesome with making the move in and all of the paperwork with it go smoothly. The apartment itself is really nice, plenty of space and I've had 0 issues with noise from neighbors.

I had a bit of a journey to coordinate with our landlord, but Amanda was THE BEST! She was patient, kept me positive, and calm throughout the whole process. She went above and beyond to help us out and even figured out a way to get everything required from us here in New Hampshire. Trying to get two parties hundreds of miles apart can be tricky. Thank you guys very much! This is a really wonderful area of Columbus, and I look forward to moving back home!

What an amazing experience! I had to move on a very short notice for a job and Kat made the process extremely smooth. Kat is sweet as can be and always answered my questions quickly. I was amazed at how smooth the application process was and couldn't be happier that they set up my utilities for me. One less thing to worry about during a move. Top-notch service all around :)

We just moved here about two weeks ago and absolutely love this complex!! The staff was wonderful and was very helpful during the move in process. Our unit is very nice and spacious and the location is ideal!!

I was looking for an apartment for a long time . I had a lot of negative experience with several rental offices due to my inability to make an appointment with them or due to the apartments not being available right now. I finally reached out with their leasing agent Kat , she is really awesome. She made the whole process seamless and smooth

I have been living in the complex for the past 2 years and just renewed my lease for 2021. I like this area quite a bit and also find my living conditions quite lovely. Kat and Amanda from the new management company were both very helpful and patient. I completed the entire renewal process via email in a very timely manner. They responded fast and addressed my concerns throughly. I would recommend!

We’ve lived at the Ravines at Rocky Ridge for almost 2 years, after signing a 24 month lease, & we’re ready to do it again! Even with all the new complexes popping up all around this area, we’re still choosing this one. Take advantage of the move-in specials & the amazing prices of these units for the size & area. Also note, the maintenance is quick & easy to work with & the office staff is SO awesome, they don’t just want to make a quick sale, they really want to cater to your needs which very much spoke to us when looking for a place to live. Very professional & very compassionate, you’ll seriously love them. The pool is great, as is the tons of green space around the complex for pets & it’s even well kept! So many things to praise, I could go on & on. We’ve decided to jump from a 1bd, 1ba to 2bds due to us sort of outgrowing the smaller unit, but otherwise we’ve haven’t got anything to complain about here. So many pros. We love our quiet, happy home. Def recommend!

The location is great, the maintenance man/response time is terrific, the office staff is average, but most of all, the rent hikes are deplorable. My girlfriend and I have lived here for 1.5 years, we're now renewing for a 6 month term, and our rent has been increased by almost $250/month (27% increase from our original lease agreement). When asked what improvements have been made to the apartments, parking, rec center, etc., to justify the increase, the answer is none. Management is simply keeping up with "the market" prices. If you're going too move here, and there's a possibility it may be longer than 12 months, do yourself a favor and sign up for an 18 or 24 month lease, or preferably go somewhere else. Otherwise, when it comes time to renew your lease, you're going to get robbed and worry how to manage your other bills in the meantime...

I moved into The Ravines at Rocky Ridge about 6 months ago. I must say the experience has been truly amazing. They offer unbelievable specials I saved so much money in move in cost! The space in my apartment is absolute to die for!!! The staff was so welcoming and professional even though I needed a place with in just a few days. I recommend anyone looking for a BRAND NEW apartment living at great prices with amazing upfront savings make sure you stop by Rocky Ridge!

Yes, these are new apartments and are large for the price; however the lack of concern for residents completely outweighs that. Where to even start? Well 2 weeks into moving into my brand new and recently built apartment, my refrigerator went out. I was told maintenance was gone for the day, so to take my food to the rental office. I didn't have a working fridge for 3 days. I had no heat my first month (winter time) either and my electric bill somehow ended up being $260! New owners took over in the Spring, and my experience has worsened every month. The office staff are completely unprofessional, arrogant, and ever changing. Management has changed 6 times in the time I've been here, none of whom seem to care about resident concerns. One side of the building is completely unlit, which is where there was previous tampering to tenants' cars, yet the owner takes no action after multiple complaints. Management moved the dog waste station from in front of one of the nearby buildings to the whole other side of the property. In addition, they have 2 dog waste stations for the entire property (which is stated to be pet friendly) , and most people don't pickup after their dogs. Finally, my former lease is up and they wanted me to sign without even having access to the new lease. After going to the office to request, I've reviewed it and this new owner, Banyan Living, is removing all responsibility from themselves and placing it on the tenant. I'm pretty sure the advantage to renting over owning a place is that you don't have to do the repairs; however that is not the case at the Ravines at Rocky Ridge. You have a gas leak in your apartment of which you're not aware and are injured from it, your responsibility. A water pipe bursts and ruins your property and furniture, all falls back on you. Your heat goes out and you have nowhere to go, too bad. That's your problem, not theirs. The appliances and facilities are cheaply made (my toilet seat fell off constantly) and you have maybe 10 minutes of hot water if you're lucky. They want to be able to enter your home whenever they feel is reasonable in the last 60 days of your lease without giving any notice. You may not have a guest in your home more than 2 weeks in a calendar year. And the list goes on. I'm extremely glad to be out of there. I realize that this is lengthy, but I don't want anyone else to go through this and learn the hard way. I'd beware of this and all other Banyan properties.

The space is nice and new, the maintenance person is amazing, but the property managers/management should be embarrassed. I've lived here for six months now, and have been dealing with an incredibly obnoxious neighbor. I've complained, in writing, in person, and via phone calls about the extremely loud music of my neighbor to no avail. Others around me have complained as well, and there is no action taken against the tenant. If you need anything from the property managers, don't bother asking, they can't or won't doing anything to assist. I've asked for an early termination of lease because of their shortcomings.

I absolutely love it here. The office staff are each phenomenal. The apartment itself is beautiful and spacious for the amount we pay.
