Tustin, known as "The City of Trees," combines historic charm with contemporary living in Orange County. The community offers diverse housing options, from historic homes in Old Town Tustin to newer developments in Tustin Ranch and Tustin Legacy. One-bedroom apartments average $2,318 per month, while two-bedroom units average $2,751. Old Town features preserved Victorian and Craftsman-style architecture, while newer areas showcase rental communities with pool complexes and fitness centers.
The city's tree-lined streets trace back to founder Columbus Tustin's original vision, creating shaded pathways throughout neighborhoods. Two historic WWII-era blimp hangars, recognized as some of the largest wooden structures worldwide, stand as remarkable landmarks. The District and The Market Place serve as central shopping destinations, while Peters Canyon Regional Park offers hiking trails and outdoor recreation.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Rancho Mariposa Apartment Homes
TERRIBLE EXPERIENCE During our stay we experienced several problems as follows: 1. The Master Bedroom SINK often clogged. Ever since we moved in, we had to purchase Drano Max Gel at least every other month. 2. Parking Availability was completely terrible. Time and time again I had to park on the streets outside of the apartment complex. This parking problem situation was never disclosed by the leasing personnel. I worked late shifts, so I had to walk late at night for a block or so just to get to my apartment. Very scary experience. 3. Master Bedroom Closet infected with MOLD. We endured almost two (2) months with that problem. Due to the repairs of the master closet, we had to pack most of our clothing into plastic boxes and lay out the rest unto furniture and also on top of the boxes. Our bedroom looked like a war zone. We were tripping with boxes and got tangled with clothing all the time. Not only that but the stench was so unbearable that for three (3) weeks we have to sleep over my mother's house in Old Town Tustin. Luckily, she lived nearby otherwise we would have to spend on lodging accommodations. 4. Outside Closet infected with MOLD. After the maintenance crew torn down some sections of the wall, sealed the master closet and waiting for the master closet cleanup to dry, we discovered that MOLD had infected the outside closet also. It ruined some of brand new Allen Edmonds shoes, three (3) The North Face winter jackets, two (2) winter wool coats and several garments. We asked the Leasing Office for rent abatement since we could not QUITE ENJOY the premises. They often told us that they will take care of us. That they will request the RENT CREDIT for the troubles we endured. I even asked them if I needed to write a letter to the Leasing Director, but time after time they say it was not needed. To top it all, even though we moved to another Irvine Company complex two weeks before the end of our leasing term in Rancho Mariposa, The Irvine Company sent us to collections!!!
