Property Ratings at Rancho Alisal Apartment Homes
This complex is the worst I’ve ever lived in. The cops are constantly being called out, it by no means feels safe. The laundry room and machines are run down and disgusting. Management will nickel and dime you upon move out in order to keep your security deposit. Take photos of EVERYTHING upon move in, they will try to charge you for damage that was already there. Many of the units are full of mold and get the landlord special of the mold simply being painted over. They will also try to charge you to resurface your tub upon move out… we only lived there a year, how would our tub need resurfacing? The construction and noise is constant. Any concern or issue you have will NEVER be addressed. You’ll get a “sorry you’re experiencing that” and that is it. Honestly the list goes on and on. The maintenance staff was always a pleasure to work with. Honestly the only positive.

Have been living in this property for 2 years now and I am very pleased with the response time from the management office. Karina has been very helpful and professional in any questions or concerns.
Worst apartment complex ever! Do not move here if you enjoy peace n quiet in your home. It’s more like a construction site than an apartment complex, they charge for every little thing and tow your cars when they’re parked in their assigned parking spot.
Although the outside might be beautiful the service, treatment for good tenants sucks. If you move here be ready to have issues parking. Many tenants have more then the two limit vehicle and Amanda and Tara do nothing about it. Not only is rent high for not having a washer/dryer hook ups. You will find tenants leaving their clothes in washer/dryer over night. You will find pet hairs in washers. Don’t bother sending Amanda and Tara pictures as they’ll refuse to take action or remind tenants with animals to clean up after themselves. Not only do you have to cover all utilities, you will additionally be charged for water for common area and have three other service charges added to your rent. If you are getting ready to move out be ready to not get any money back. DONT turn in Keys early. They will penalize you for turning them in early and charge you.! Irvine company is about money and ways to screw tenants. Putting people that live there at risk by not abiding by parking rules. God forbid there ever be a fire or emergency. YES be ready to be smelling weed all the time.

My family & I have lived at Rancho Alisal for the last 7 years & wouldn't live anywhere else! It's clean, respectable & we have a lot of room to live life comfortably! They have great amenities & newly renovated apartments with new appliances, marble countertops, stainless steel sinks, you name it & nice wooden floors to greet you when you enter your home! The patios are to die for along with the desirable location which is walking distance from the Marketplace so it saves you gas & you can shop & dine to your hearts content! Rancho Alisal is also near 3 local schools, easy access to the 5 freeway & a nice park across the street!
I've lived here for 6 months before I moved away for a couple years and ended up moving back here again. I'm now a couple months in and I'm remembering how nice it is to live here. The property is always kept very clean and maintained. The staff is friendly and the maintenance crew is very prompt. Parking here is pretty decent. The only downside here is that some of the neighbors look really shady. It's not the type of people I want to walk past alone late at night. Also, the lawn mowers and leaf blowers will do their work sometimes twice a week at 8AM.
Great amenities and beautifully renovated apartments. Not a fan of some of the policies however (I.e. No fans to be left in the window). The apartment is within walking distance of the Tustin Marketplace as well, making all errands much more convenient.
I love the people in my complex. I see people walking dogs (with a leash) all the time.Children play in the courtyards & pool almost everyday. It's really a nice group of people. Parking is very easy, even for my house warming with 10 cars. Taco Thursday every other week is nice. Conveniently located near Market Place & the District. Downtown Tustin isn't far. I'm not a fan of Irvine Co. The apartments are very over priced. Privately owned apartments in the area are far cheaper. The apartment smelled horrible at move in, and still does. The layers of paint on the wall are at least a 1/4 inch thick. Management sent a text message saying no children can play in the courtyards. They also left a passive aggressive note on everyone's door with patio "don'ts", some of the items make sense (no mattresses on the patio). But others were ridiculous, like no string lights unless they are "holiday lights".
These apartments, although costly, are worth the rent if you can afford it. Who are we kidding, no one can really afford Orange County living but somehow we do. Rancho Alisal has great guest parking. And over head reserved parking. The laundry facilities are not over packed and I can always find an open machine. El camino real park is right across the street and it is a great neighborhood for running or any outdoor recreation. This complex is also right next to the Tustin Market Place so shopping is super easy. You could walk to Costco if you wanted. So close to the 5 fwy without any noise. There are a lot of trees and nice landscaping in the complex so you feel secluded. Maintenance is very quick to respond to any needs and they do their best to keep up the grounds. There are nice BBQs by the pool and a basket ball court in the complex and at the park across the street. ??????Dog friendly as well!??????
