Property Ratings at Prospect Park
The only redeeming qualities of this building are the location and the maintenance staff. Management is disorganized and cold. There have been multiple times during my 4+ years in this building that I have encountered issues completely at the fault of management that were only resolved after I bothered them for weeks and weeks, including multiple errors in my monthly rent charges and a ceiling that leaked 6+ times ruining my couch. The elevators are always broken, the front door is always broken, there have been mice issues and now a bed bug infestation, and if you even try to remedy the situation by speaking with Ed (building super) the best you'll get is his voicemail. Even after all of that, they raise the rent without fail each year.

Though I haven’t lived here long, under a year, the maintenance and overall upkeep have stood out. The building is well maintained and clean. The maintenance team is really great. Donaldo, especially, is professional, proactive, and consistently helpful. Any issues I’ve had were handled quickly and thoroughly. He leads the team well and sets a high standard. It makes a big difference in the overall living experience!
We just moved in to Prospect Park! So happy with everything so far! From the way they handled our application to actually moving into the place! Clean, quiet in a great location!

I just got my real estate license and have lived here for three (3) years. I would not think of leaving this building or neighborhood until I am ready to actually buy my own home. This building has great waste management practices and the maintenance team is always available to help with corrective maintenance. The lobby is beautiful and, quiet too.

Prospect Park is located so perfectly. It's right downtown, but still quiet and not overwhelming. Our neighbors are all generally pretty quiet and respectful. Donaldo, the gentleman who manages the building at #65 and does all repairs, is amazing. Prompt, competent, and kind. All maintenance requests are fixed almost immediately. Unfortunately aside from a very small gym, there are no amenities. But my fiance and I personally don't really mind. My big complaint is with the leasing office. They never respond to emails or address any concerns. For example, I didn't receive an email when the garage code changed and despite calling and emailing multiple times a day I was locked out for 3 days. I finally had to walk down to the leasing office and even then they weren't very helpful. But thankfully the building is well managed enough that I rarely have to reach out to them. Overall, we really like living here and just signed on for another one year lease.
6 very happy years of living in this apartment building. The location is the highlight. It’s walkable distance from our favorite spots in the downtown (library, mall, target, mill river park and many restaurants). The leasing staff are amazing and very cooperative. Any maintenance issues were addressed and fixed within 24hours. The rent for the amenities and facilities provided is unbeatable in the downtown area. Highly recommended!
Apartment is at center of the downown. Shops, library, Hospitals are walkabale. Lobby, elevators and other public areas in the apartments are clean and well mainatained compared to other similar rent priced aparmtments in Stamford.
I got lucky finding a unit that checked all my non negotiables! The building is lovely and very well maintained. I especially love that i am walking distance from lots of restaurants and places to shop. Absolutely love my unit and making it feel like a home.
From our email interactions together on day one with Lisa, to the building/apartment cleanliness and amenities, and maintenance manager who was so friendly and helpful during the move in day, we felt comfort in knowing our sons first move away and new home, across the US, was going to be with the Prospect Park. Thank you to the Leasing team for the outstanding service and care.
Excellent apartment and highly recommend to friends. Moved in the same weekend I rented and found the apartment to be in very clean shape. Parking is attached to the building which was a major plus.
We live in one of the newly renovated units. Although the updated appliances are nice, there are too many maintenance issues to justify living here another year. We have the windows open/air conditioning on throughout the winter because the heat automatically comes on once it’s a certain temp outside—completely dries out the apartment and makes it so uncomfortable. The paint on many of our walls is cracking/peeling slowly but surely, an issue we had Maintenance come fix in the bathroom but continues to persist. There’s also zero ventilation in the bathroom - no fan or window. The daily staff is very friendly but can’t say the same about the super. And like someone previously mentioned, the basement can get pretty nasty/smelly when there’s an overload of trash.
Apartment is really nice. I have a brand new washer and dryer full size and it has become my favorite appliance haha I have 2 kids and laundry adds up fast! Clean building and affordable rent.
Moving in to this apartment will be your worst nightmare - thanks to the non-supportive, arrogant, unresponsive staff and management! They will leave you to the mercy of the street parking (in downtown!) which is a joke. They even stop responding to your text or calls when help is needed the most and is urgent. Clogged kitchen sinks with dirt and debris, even before first use. Clogged bathtubs. Stinky basement where GARBAGE, laundry and gym are all located side by side! Do not be fooled by the shiny equipment they show you, like: Non functioning washing machine, Useless room heaters which blow out cold air throughout the night! I would say - avoid this place and save yourself from these unpleasant experiences.

Hello, sorry to hear of your experience. Garage parking is offered at $100 a month and is an assigned space. You do not have to park on the street, this option was offered to you at the time of move in. Regarding the issues you are having in your apartment please feel free to contact the Property Manager and he will happily assist your needs, his email is Egublet@203Living.com. Leasing Agents do not get involved in any of the issues regarding repairs in your apartment, so if you are calling and texting them you are reaching out to the wrong people.
Great location in Downtown Stamford, maybe a 15-20 minute walk to the Stamford Metro North Station. Rent is on the expensive end, but it is to be expected with the location. Some issues with with the utilities, most (save for one) laundry machines are out of order most days, which is quite inconvenient. Need to call almost every week to have them fixed.
All in all good place to live in walking distance of everything. Heat and water included, rent is a little high but location is great and apartments are nice with good amount of space.
Great building, awesome location, needs some updates, the staff is so friendly. Wish there was a suggestion box :)
Prospect Street has solid apartments - although, somehow, nobody's brand new washer/dryer seems to work. Maybe it's so that we have to pay for laundry downstairs while still being able to sell people on having a unit in their apartment.
