In the 1890s, the most fashionable neighborhood in Los Angeles was Bunker Hill. Filled with elegant Victorian homes and sophisticated stores for the socialites and trend-setters who lived in the neighborhood, Bunker Hill was filled with LA's sparkle and glitter. That changed in the early 1920s, when the neighborhood's location -- perched on a hill in the city -- began to be seen as an impediment to growth rather than an asset. In addition, the elevation of the entire neighborhood was lowered, a tunnel was built through the area, and the neighborhood became overcrowded due to the ever-expanding city.
The neighborhood was nearly forgotten until recently, when it began to emerge as one of LA's trendy neighborhoods once again. The neighborhood escaped much of the city's redevelopment, so many of the older structures still remain. This trendy neighborhood is home to some fantastic venues, as well, such as the Walt Disney Concert Hall, the Broad, and the Museum of Contemporary Art.

Management doesn’t communicate, they don’t repair anything in a timely manner whatsoever and they have refused to conduct pest control consistently within our apartment. If I could give this complex a 0/5 I would. Why are we still living here? Great question. We don’t want to put need then to compensate us for consistently not meeting basic expectations as outlined on the lease agreement. Anyone thinking about living here, I would recommend googling reviews for Goldrich Kest management (they manage the complex; “promenade towers” in the landlord per the lease agreement apparently). and then search the apartment complex on the department of public health’s website. Those will show all you need to know.

I’ve lived on this property since 2020 and while ultimately, I’ve had a great experience, recently, I’ve noticed a decline in service. Lobby attendants have returned my packages to sender after 3 days (weekend), maintenance workers not following through with repair requests but marking complete on our portal and an increase in last minute water shutoffs and decreasing amenities (we now no longer have access to the community room).

increasing rent is going to force me to hav to move and the bugs arent going away. They do try to keep the common areas clean. im just not a fan of the fact that the water bill is based off of the whole tower instead of just my unit and i was never told this
Water filters at the gym. Better machinery or changing some gym machines (an example, adding an open bar with discs) And I loved the new view of the pool.

I have lived at Promenade Towers for 19 years. I have seen tenants, businesses, security squads, building management and amenities come and go. The Towers have never been better at this stage of maturation. I intend to die here God willing!

Enjoy my apartment but the rent increases sky high after the first year. The building is very loud from music, parties, and doors slamming. The building amenities are often in and out of service. There’s no indoor or outdoor area to congregate except around the pool, let alone work from.

I love the connivence of my apt where I live. I truly love the gym, and I can relax. I love being able to run and walk around Grand park, the Music Center, and Disney Hall. I love the Art museums an walking there. I love being able to uber instead of driving everywhere.

When it took a month and a half to move in I should have taken the hint. This has been a really hard place to stay in. The Maintenance 10/10 always show up and get the job done. Love it. I got a new car and can’t park it in the Garage because the “parking office” is never open or answering the phone. You would think if they are not available you’d be able to talk to someone in the leasing office at least, but no The leasing office either never answers the phone or when they do answer the phone they just give you the number to the parking office all over again and leave the problem unsolved. And a security having an attitude about having to give you your package is weird. I don’t know if this building is going through a management shift or what’s going on but the organization in the main offices has been terrible.

It’s ok… also it’s downtown so you tend to see homeless and smell of urine around the back/side doors…. You don’t really know how it’s gonna be till you’re actually living there seen a few roaches here and there so that’s disgusting
It’s really hard to contact the management when you have a question or issue regarding your lease. Called them almost everyday and it’s always closed, sent emails but no replies. The only time we got a respond was when we called the office and pretended as a new renter and filed an application and that’s the only time they give you a call and pay attention to you. Also there’s always something wrong with the hot water, dirty and always broken laundry machines, elevators not working and old appliances in the apartment too.
Hope to have cleaner environment in overall... So hard to communicate with the management team. No one from the management office reply to e-mails and no one returns phone call. Hope to have easier way to communicate with management team.
There’s a constant pest problem and it’s almost impossible to get a hold of management for anything when it comes to having an issue regarding your apartment/lease
Great views from apartments. Management getting better by the day and trying well for making improvements. Decent amenities. Big community pool.

Nunca contestan los teléfonos hacen cobros que no deben hacer adicional daños en propiedad ajena y no responden la camioneta de mi hermano fue golpeada dos veces por la entrada 2 de parqueadero y hasta el momento no ahí ninguna respuesta por parte del manager o gerente del edificio pero si hacen cobros excesivos sin causa
Loud neighbors. management don't care anything. You can't even contact with them they never answer or call back. Once a week shutdown the water and always problem with hot water

When I first moved in, I thought it was a very nice and safe apartment. The apartment is a bit outdated so the appliances. It is extremely hard to get in touch with any type of management no matter if you have an emergency in your apartment or if people actually steal your clothes from the washer and dryer since there's none in the unit compared to the price that we pay every month. On top of that, the miscellaneous charges that are added onto your rent and then when you try to contact any type of management, they're waiting days until after you will probably be late paying your rent to respond. So overall, what the apartment needs to be able to be updated is updated appliances, extermination, and more security to make sure homeless people stop trying to break into peoples apartments. And please hire extra security. It's not that hard, especially with the money that you guys make off of all of us residents just trying to live.
Great apartment with new appliances. Also great amenities that includes pool, gym, parking and charging stations. Near the downtown area to shops and restaurants.

Great Appointment in downtown Los Angeles Apt Apt ?? Easy access to 110, 101 Freeway and good connections for 5, 10, 60 freeway. indoor parking structure is good too

Nice community. Moving in is hard because they don’t have a way to bring the truck close to the service elevator in the back. You have to find parking on the street and drag your heavy furniture up some stairs. There is no ramp to roll the furniture from the sidewalk. So you will need help carrying your furniture. I was lucky to have my friends help me.

Honestly, it’s been an up and down experience for me here at the Promenade Towers. This January will mark 4 years. I’ve seen change in management, in security companies, even maintenance, all of which made little to no difference in day to day operations other than the way they handle residents. The best change and my award for MVP of the working team was Kenisha Milton becoming resident relations manager. This woman is exceptional at her job and wish she had more power. My apartment and the view is the best part and is worth all the negatives I have to deal with, I feel like this place has so much potential if only was managed better. My ex-wife and I used to manage our 150 unit apartments in Riverside and talk about how we would go about whipping this place into shape. When it comes to the apartment, and the amenities this property offers you cant find much better for the price. When it comes to management and service it misses the mark, after 4 years Im still proud to call this home

Awesome move-in experience…The amenities are great and the security makes me feel safer. The fitness center is not the grandest, but you can get a good workout.
