He lived in this place for two years, at first a dream, then a nightmare. The maintenance supervisor does not know how to deal with people. Take pictures before you move in, they take out hidden damages that don't detail them unless you do an investigation, don't trust them when they tell you everything is fine, take pictures before you move in. They never have parking and are understaffed. It is in a strategic area.

The place has rapidly gone downhill and sad to see. Weeds growing knee high in front of units and around utility boxes etc. No mulch at all for awhile now, just sand and many dying plants that the property use to keep up. Parking is near impossible at times. Lawn care has become a joke with patches of grass missed, weeds, worse job ever seen by a lawn care company. Pool area has weeds growing all over and trash as well as unsupervised kids/teenagers. Noise and vandalism has become a more recent issue with a lot of unsupervised kids and teenagers running around at all hours unsupervised. Fast food trash blowing down the complex like tumble weeds. It use to be nice here, but quickly went downhill.
Had an appointment to view a unit. Arrived 15 minutes early after driving 45. Arrived at Promenade at Aloma and the lady at the desk says when it’s raining we don’t do yours. I asked her why would she. Or call and cancel my appointment instead of allowing people to drive all the way to the property and not be allowed to view the property. Mind you it was not raining hard at all and it rains everyday in Florida. If this is how customer service is provided I’ll find another community to call home…

I am loving my stay at Promenade at Aloma! Ive been a resident for over a year now, and it has been wonderful. The pandemic hasnt hindered the staffs friendliness and caring for their residents at all, which is nice. They are always willing to work with us for whatever the situation, and maintenance here is awesome! They go above and beyond to make sure we are satisfied, and I couldnt thank all the staff here more than I already do. Thank you all! :)

Maintenance requests are usually facilitated and answered within 1-2 hours, and after the work is done they always ask for your feedback and if they could further assist you. I have a very positive experience with them and I HIGHLY recommend BH Management at Promenade at Aloma.

I have lived here for around 8 years. I feel very safe here, and everyone is very friendly. The staff and maintenance group always take time to speak to you when they are out and about. The location is great, close to shopping, groceries, and toll road.

My family is quite happy with our apartment, community, and maintenance staff. We avoid interacting with the leasing office as it seems they forget that residences pay to live here opposed to being mistrusted characters off the street.
Nothings changed I too even after getting apartment professionally cleaned I was charged a cleaning fee. Tried to fight it but nothing changed. The apartment set up is nice and so is the neighborhood too bad management sucks and unfair.
I have lived at Promenade for over a year now and have seen this place go downhill fast. They have been through 2 property managers and an assistant manager as well. They are always nickeling and diming people on their statement of charges that don't make sense. ex. 2 service charges on your monthly statement. I moved from a 2 bedroom and upgrades to a 3 bedroom and cleaned my entire apartment with the help of family that I flew in to assist with proper cleaning. We cleaned everything from the bathrooms, stove and oven, refrigerator to carpet cleaning and they still charged me "cleaning charges". I went the day of my move out and requested that the new manager have someone do a final walk through with me. She stated there was no one available to go with me and I would just have to wait until maintenance could walk through in a couple days. Unacceptable, I am always a responsible tenant and wanted to make sure they saw that I did all the cleaning properly and thoroughly. Watch out for these scammers.
I've been a resident at Promenade at Aloma for roughly 6 months now and so far I am not satisfied with the complex. Don''t be fooled by the new renovations and technology; the apartments are of poor construction, as the furnishings often break, and the AC circulates poorly. Pests are also an issue. There are many additional fees, such as a required cable and valet trash fee. Also, the office staff, while well-tempered, are often very hard to reach and sometimes close earlier than the office hours posted. Visitors will be towed even if there are no more guest spots available. The staff expects that your guests park across which can be dangerous late at night, for I have seen many accidents and reckless driving along the road. And if you are towed on a Saturday, no one will be in the office the following day for you to reach the towing company. Resident spots fill up fast as well, leading you to park far away from your unit. At first I ignored the poor reviews on this complex, as negative reviews are generally more prevalent online than positive. But now I know that its poor rating is justified. Stay away from Promenade; I'd recommend one of the complexes across the street instead.
They will tow your car even with a parking sticker in the window. We have lived here over a year.
The staff are friendly, they try there best to leave you satisfied with the experience even after moving in. The maintenance team is awesome. always quick to respond very friendly and courteous. The apartment itself is pretty nice although the insulation isn't great as we regularly had ridiculous electric bills due to the air conditioner not being able to keep up at 78 degrees. The biggest downside is parking. everything else is fine but you come late and you could be parking on the other side of the complex.
