Good location and staff. Only downfall is the front elevator is down a lot, with the current down time being it’s longest. Normally, this isn’t an issue, but i’m recovering from a knee surgery and walking to the back elevator where finding parking is impossible isn’t practical, and taking the stairs multiple times a day is draining. So I just wish there would be a bit more priority on fixing elevators which seem to be down at least every other month.

I enjoyed living here when I first moved here, primarily because it was really quiet, but in the past few months, my experience turned a little bitter. Someone moved upstairs in my apartment, and they are loud, noisy, and very inconsiderate. One night, they were partying till 6 AM on a weekday without notice.I complained twice, but they are still noisy. Staff are good, and the maintenance requests are fulfilled in 1 or 2 days. Construction is not that good; you can hear the footsteps of people upstairs, and if they have children, you can hear them running all day, and sometimes at night too. Parking is a pain if you arrive after 6 pm; you have to park far away, and if you have groceries, then it's very difficult. Sadly, a great place is slowly turning into not so good an experience for living. I sincerely hope they make strong laws for noise and do thorough back ground check for any new tenants.

I love living here. The maintenance workers and Portiva team are all such wonderful people. If I have any questions or concerns about anything, it is answered and resolved immediately. Very thankful to be here!

I had a great experience living in my first apartment! The location was perfect—close to shops, public transport, and parks, making daily errands and leisure super convenient. The apartment itself was cozy, clean, and well-maintained, with plenty of natural light that made it feel bright and welcoming. The building staff and neighbors were friendly and helpful, creating a warm community vibe. Maintenance requests were handled quickly and professionally, which made me feel supported as a resident. I appreciated the secure entry and peaceful environment, which made me feel safe at all times. Overall, this apartment was an excellent start to independent living, and I’d definitely recommend it to anyone looking for a comfortable and convenient home. It made my first renting experience positive and stress-free!

While my move has been less than ideal, I love the apartment, amenities and area! The staff is super helpful as well. The apartment are very well insulated for noise.

Staff is welcoming and helpful and maintenance will gladly fix whatever is needed in a timely manner! I appreciate portiva so much. Also, our courtyard is a great relaxing place.

It’s been smooth sailing so far ! Nice vibes but I can say they need more cameras around the property due to people leaving the gate doors open (push to open gate) and people get in who don’t live here but they’re usually just going to the pool.

My experience has been great so far love the pool, the dog park and all other community areas as well as the community events and the coffee!

Very clean common areas kept tidy great staff. The music in the club house is great and the neighbors I've met so far have been very kind and informative.

Absolutely love living here. I’ve lived many places in Jacksonville but this by far is the best. Minimal noise, valet trash, wonderful up kept amenities, and lots of community events! And the icing on the cake is the food trucks weekly that make dinner options easier on days I don’t feel like cooking!

Management and maintenance staff are excellent. Great community events. However, the property is older, stairwells usually smells like animal urine despite the maintenance staff doing regular weekly cleanings and I often find roaches in my unit. Ive lived here for 4yrs now and my satisfaction with living here has decreased each year.

I’m overall good experience! Great staff , quick maintenance, good location. Only downfall is rent keeps increasing and it’s not even comparable to the price if we were to sign a new lease in this building today.

Love everything about this apartment community! Only down side is parking just have to get out and back early! Other than that it’s great we love the pool and definitely the grills!

First month has flown by, and I’ve loved every second of the minute in the day living here so far. Property is pretty quiet, clean, maintenance gets things done & the elevator didn’t stay out of usage for long. So far, so great!.

So far not bad, the only complaint is the noise from apartments above me, other than that all amenities are great and the staff is great also, there should be a rule about noises for the upper apartment

The community and apartment living have been great here at portiva! The grounds are kept nice and issues are resolved in a timely manner. Nothing negative to say about portiva!

The staff’s communication is amazing and they resolve issues very quickly. Their community events with Veniece are also so much fun! I have no complaints living here.

It's a good place to live, close to everything. Very centric place. The management team is very responsive and takes care of everything quickly.

Still enjoy living at Portiva! The Management and Staff are top notch. Darian and team are always consistent with meeting the needs of the Portiva Residents. The refresh of the Cyber Cafe and the upkeep of the property is top tier. Thanks for all you do!

Been here 3 years now… good location and staff. Only downfall is how thin the walls are, so you can hear when neighbors are playing loud music, etc.

Such a cute place! My only complaint would be the traffic noises from the highway. The valet trash service is great! Love the common spaces.

Tai in the front office is THE BEST! Very professional, kind, and welcoming. After move-in there were several minor maintenance issues that were resolved literally the very next morning (I put requests in late the evening before) This move in experience has been excellent! 10/10!

The staff and community have been nothing short of welcoming and helpful! The application and touring process was so easy and smooth. Living here is so great with access to the numerous ammenities.

My experience so far in Portiva apartments has been pretty good. As I moved in I had an issue with my dryer and they were very quick with sending someone to fix the problem.

The application process was very fast and went smoothly! Every staff member I speak to is incredibly nice and helpful and the phone is answered every time I need to call.

Great ambience and service move in was very smooth sad I couldn’t keep my existing wifi and had to switch services and I will need to to get use to the parking other than that the community is great!

My move in process was smooth and staff is very helpful. The grounds are kept clean. The apartment itself has a huge amount of space in every area of the floor plan.

From the amenities, to the cleanliness, to the peaceful quiet environment…this by far is the best place I have lived. I love how safe the grounds are with the gates and I love how there are constant activities and events going on.

So far so great. Just moved in all of the team members In the community seem to be pleasant and very helpful, Tai and Lauren specifically have helped me every step of the way in what was a very difficult move for me. They have gone over and above status quo to accommodate. I am continuously treated with the most genuine respect. Sidenote: Any reviews I have read are circumstantial, typical apartments stuff. For the most part, the residents that I have come in contact with seem agreeable and polite. The community has character and charm, a diverse population which I love, and the unit I have is a perfect fit for all of my requests and needs. I travel a good bit for work and the location logistically is great just blocks from 95 north and south and I feel I am roughly fifteen to twenty minutes from any place in the city that I would want to visit. So far so great.

Tai and Lauren made the entire process super easy I’m looking forward to staying here at Portiva. The Amenities were clean and neighbors seem friendly.

Love it here! Just one complaint about the noise but other than that everything else makes you feel like you live on a resort. Management answers you back quickly with whatever questions you have, maintenance comes quick, and the overall living environment is clean and well kept. Also they do a lot of stuff to keep the community engaged with each other and get to know one another!

So far my experience here has been wonderful. The staff is super friendly and easy to work with and respond very promptly when you reach out!

We’ve been at Portiva for several years. Our first six months were great but the problems hav been abundant since then. One of the elevators is frequently broken. The other will Often be taken offline by people moving and holding it. Portiva is such a party place… great if you are looking for that environment. If you prefer a quiet residence, this isn’t for you….kegs of beer at the pool, The hallways reek of weed, loud parties at all time of the day and night, inappropriate screaming in the halls. Management does nothing to resolve these issues.

Really friendly staff, super easy process and apartment is great! Also the amenities from the pool to the spacious gym, to the cyber cafe is awesome.

Moved in last week and everything has been great so far! Everyone has been so helpful and kind. Building is in great shape and unit was clean.

The fitness center is well-equipped and maintained, making it easy to stay active. The pool area feels like a resort, perfect for relaxing on weekends. They also offer a modern community room that has been a great spot for hosting gatherings with friends and neighbors.
