Neighborhood

A small, east side neighborhood with a hipster vibe, Chestnut is an affordable Austin neighborhood that’s about a mile from the University of Texas at Austin campus. Chestnut residents can hop aboard the MetroRail at M L King Jr Station and quickly get to work or school. Chestnut is located between Martin Luther King Jr Boulevard and East 12th Street, extending from Chicon Street east to Airport Boulevard.

One of the neighborhood’s quirkier features is the Museum of Natural & Artificial Ephemerata, an in-home, family-run museum of quirky collections. Disappointing management not caring of tenants needs

We have lived here for almost four years and in that time paid almost 125k in rent. We’re good tenants, never late on rent or caused any problems. We rent a townhouse unit which has been a great space for us after selling a house. We like our neighbors, the area, how close it is to the metro and trails. The pools are also fantastic for an apartment community in Austin, although they could use new furniture and updating. That’s the nice, now for the bad. Good management and office staff have been absent throughout our time here and there is little support and care for tenants and our issues. Maintainence is overloaded and although those guys are great, they’re overworked and also not supported by the mgmt. We’ve had HVAC issues constantly for our time here (units at end of their life span) and have had 15+ work orders with fixes put off or not fully resolved. Most recently we had a very loud clanking sound only to be told we were running our unit too hard. Never had an issue for 3.5 years. We’ve also been under construction for over a year. Our townhouses since February. During that time, the construction company has frequently entered our unit without any notice. I’ve repeatedly asked the management, by email and in person, to honor our lease agreement and respect our requests to be notified first. They simply have not done so. It’s very disconcerting to come home yet again and find that workmen have been in our home. We have a 15 year old son who has been at home hiding in his room when they’ve entered and still they continue to do so with a minor at home alone. Construction was to have been completed months ago and it’s still not done. Other maintainence is not done on the community and our parking garage has a severe desecrated pigeon poop issue with cars and surfaces under a thick layer of toxic dust—something that again is not addressed. Any communication is missing, late or confusing. We’ve had other events and issues arise also but I’ve already aired so much info.This community would be great if the staff truly cared for tenants past the time they’re leasing the unit to you. We don’t plan to move but wish they’d respect and care for us as they should.

Live Anywhere Else But Here

Believe me when I say you do not want to live here. When I first moved in, Platform was great with nice amenities. However, the quality of living here has now plummeted, and many tenants are leaving. As you’ll see in several other reviews, construction has been ongoing for over 2 years with no end in sight. The construction has brought an onslaught of issues: poorly secured construction fencing and tarps (often moving around and hitting cars when windy), nails and other sharp construction items haphazardly left all over the complex on the ground and on balconies, trash left by construction workers on balconies, construction machines blocking cars in the parking lot, and mainly, not having access to our own balconies for over 8 months—without any sort of rent discount for not being able to use a portion of our apartments. Additionally, the complex is hardly secure, and crime has gone up immensely. In the past two months alone, there have been arrests at 4AM and armored SWAT vehicles during the day. Platform has done nothing to assuage tenants’ concerns besides one short email after the SWAT incident. And, as you’ll see in several other reviews, it’s no wonder there are so many vehicle break-ins at the complex. Half of the time, the gate arms to get into the parking lot are up or completely broken off and many lights around the complex don’t turn on in the evening making it very dark. The most baffling thing is that in the midst of construction and safety issues, they still managed to raise the rent. They just recently started doing price drops, but they’re hardly competitive. And who’s to say they won’t raise their prices back up by exorbitant amounts? My rent was raised by $400 after just one year of living at Platform. With so many new apartments in the area, I recommend going literally anywhere else.

Routine (no seriously) routine, car jacking, robberies, and more personally dog bites. And not a camera on the property. The consistently tell us they won’t install any. I begged after my dog got bit and my car was broke into. Don’t recommend living here as a single woman either. The property is poorly managed and undersurveiled. There are plenty of other safer properties in the area. Literally on the same block. These properties will probably be much cheaper in a few months if the reviews and conversations I’m having with residents are to be believed. Massive amounts of people leaving.

It's okay. The location is nice and the community is relatively quiet. The beautiful office amenities are only available during office hours. There is constant renovation (which means decreased parking, infrequently waking up to construction noises, and not being able to leave anything on your balcony- we were told to move all items from our balcony in Jan 2023, it is the end of April 2023 and I still have my patio furniture in my living room). You have to opt in to pay for a package system that is unreliable at best (the service often misplace packages and you might have to drive to their warehouse to find your stuff-- if you chose to use the service that you have to pay for. I don't use it anymore, I just have packages delivered to my apartment and haven't had any more "lost" packages). The swimming pool has also been closed for months (I don't really mind since it means that it will be quiet when I go to sleep, lol). Main biggest irritation is that the elevator (closest to my apartment) can be out of service often (for like weeks at a time). The people who live hear are super nice and the office staff are always very professional and willing to answer questions. It's a pretty nice community when things aren't broken/closed/out-of-service... just know that things are broken alot.

I love my apartment. When I moved to Austin, I didn’t look at any other apartments because I had my heart dedicated to this one. There were some obstacles to over come. But we got it. I live here now. It’s a great location and is pretty affordable

NOT SAFE. DO NOT LIVE HERE.

NOT A PLACE YOU WANT TO LIVE. NOT SAFE. My car and at least seven others were broken into last night. This is the 3rd time (that we know of) in the last 3 weeks that this has happened. Cars also get broken into in other garages or outside in regular parking spaces as well. Catalytic converters, tires, etc all stolen almost weekly. On top of that management is awful and tells you to basically screw off when you report anything. Do not live here or recommend this place to anyone.

Current Resident - Major Safety Concerns

Hi, I'm a current resident. I loved it for a while but truthfully, do NOT live here. The area isn't safe and daily, there are car break-ins, thefts, etc. For example, last night (Feb 1) there were at least 6 smash and grabs all around the complex. This has been going on for as long as I've been here (1.5 years) with my car getting targeted as well. We all complain regularly for more safety patrols and cameras but nothing is done at all. They can't be bothered. We're collectively desperate to be heard at this point so this is the best place to be honest. There are upsides like the pools of course but when it comes to the extreme hikes in rent and the inattention to basic security, this is not the place to be.

Staff doesnt care. Security is horrible.

Your car will never be safe here. Ive had my car broken into 6 times, causing massive massive damage. They have added gates to “protect” the cars, which was a plus, but they are always breaking and staff is horribly slow to respond and fix. yesterday at noon, the gate to the parking lot broke and I alerted staff. They did nothing. This morning, there is at least 6 broken windows of cars. Don’t let them fool you when they talk about “security patrol” and “cameras” either. The security guard themselves have told me that they only show up for a few minutes each night. And each time ive requested the footage from the camera, the staff quickly will make every excuse up in the book to not give it to you. They have great amenities, but thats about it. Save yourself the headache.

Platform provides the option of a self-guided tour which is great for working professionals. Additionally, the team members are helpful and the leasing process was fast, smooth, and with no major issues. All minor doubts were answered in a timely manner and with follow-ups by different team members to make sure the issue had been resolved.

When we moved in the last tenant did not clean very well, the bedroom carpet had tons of hair and dust. Other than the cleaning and a few maintenance issues (which were resolved fast), the apartment is beautiful and so is the community!

The platform property is amazing. Amenities are great and the building is new and very up to date. However, the application process was a pain and I had to fight to the nail to get a discount that was promised to me. There was also steps in the application process that I was not informed about which resulted in even more delay.

Honestly, it depends on what you're looking for. If you're 20-30, don't want to be in downtown but want to be able to get there easily, this is a great place. If you don't really care about little things (parking proximity, etc.) then you probably won't have any problems here. On the other hand, if those things are important to you, then this is not a good fit for you.

Great management team. Apartments are nice and the complex has great access to Public Transportation and Boggy Creek Trail. Fitness Center is great. There are retail shops including a Salon and Coffee Shop on the property. I recommend Platform Apartments.

I really enjoy the platform amenities which are modern and well maintained. I am especially impressed with the gym and clubhouse available to the residents. The Platform team has done a great job in offering community events despite the pandemic. Make Sure you KNOW get what you payfor

When I started looking for an Apartment I looked for 2 Important things.... Location and Amenities. After doing a tour of the apartments and was shown ALL the amenities, I was told AFTER I moved in that I wouldn't have access to all of the amenities shown to me. Even though its not labeled in the contract like that. For that reason my experience and view of Platform Property is 2.5 stars.
